Upon my inspection, I found a leak in the system. System was completely flat on refrigerant. I performed a complementary leak search. Upon finding the leak, I made the necessary, welding repairs, put the system under a proper vacuum, and recharged with new refrigerant. Also performed a complementary condenser coil cleaning as well as a basic drain cleaning. Capacitor tested within factory spec, amp draw on the compressor and fan motor are good. Evaporator coils are clean. System is now cooling with a 13° sub cool and a great 19° temperature split. Reset date and time on thermostat per clients request. Waived leak search fee $252 Waived service diagnostic fee $95

Performed maintenance on 2 systems. Performed blower pull and clean on mini split. Start and test. Both units cooling properly at this time.



Upon my inspection, I found a severely clogged drain line and primary drain pan. Also found biological growth inside the air handler on the aluminum capillary tubes. Checked amp draw on system and found compressor start up amp draw exceeded the maximum rating of 72amps. Compressor was pulling 80+ amps. Installed a hard start kit and achieved a compressor start up amp draw of 52 amps. Performed a drain cleaning/treatment. Cleaned biological growth off of capillary tubes complimentary. System is cooling properly at this time with a 19° temperature split. Sending quotes over for the install of a UV air treatment system inside the Air handler to prevent future growth as well as a membership plan for this system.



System not cooling due to being low on refrigerant. Home owner states he has had multiple companies check out the unit for issues. Would recommend leak search. Home owner looking to replace soon. Found air handler door off and water in secondary pan. Drain pan/line needs to be cleared. Compressor and outdoor motor working within manufacture specs. Explained if issue persist we would replace outdoor motor. Sent over estimates for replacement



Upon my inspection, I found a clogged drain line that tripped the safety float switch. Upon further inspection, found very dirty/restricted condenser coils. Cleaned and treated drain line/primary drain pan. Deep chemical cleaned condenser coils. Capacitor tested within factory spec. Compressor amp draw is good. Condenser fan motor is pulling amps at FLA. System is cooling at this time with a 17-18° temperature split and 10° sub cool. Tenant paid with check and invoice sent to owner.

Upon my inspection, found thermostat needed to be reprogrammed. Also found a heavily clogged drain line. Reprogrammed thermostat and cleaned/ treated primary drain pan and drain line. System is cooling with a 20° temperature split at this time.



Found system with 0 psi. Missing electrical whip to condenser. Missing electrical disconnect for air handler (cannot buy same disconnect pull). Thermostat needs to be wired in. Ceiling above air handler needs to be re dry walled. System is not running at this time Performed leak search and found leaks/made necessary repair to leak. Client would like to wait to accept quote for all necessary repairs needed to start up system and verify that the compressor and fan motors are in good working order.

Found low volt short in condenser section where orange wire rubbed on piping. I repaired wire. No further issues



Upon my inspection, found system completely out of refrigerant and the condenser has a bunch of oil underneath it. System is 15 years old Sent quotes for a new system install



Upon my inspection, I found system #2 for the 2nd floor had a weak capacitor, dirty condenser coils, and low on refrigerant. Cleaned condenser coils, changed capacitor, and added 1lb of refrigerant. System is now cooling with a perfect 20° temperature split. Will send quote for duct work to add a supply to the master bedroom as well as moving the other with a new supply grill for aesthetics. System #1 for the main house is low on refrigerant. Added 1 lb and client wants to wait to see what it does to determine if they would rather invest into a new system. Amp draws are good. Drain line and primary drain pan is now clean and treated. Rinsed condenser coils. System charge is indicating low on refrigerant based on subcool being at 4 and target is 8. Sending quote for system replacement as an option. System is cooling at this time.

Downstairs clogged drain. Cleaned drains on both systems. Verified proper operation



Upon my inspection, I found an intermittently backed up drain line issue. Cleaned and treated drain line/drain pan. Will monitor situation and possibly add a p-trap to the drainage system if issue reoccurs soon. Amp draws on compressor and fan motor are good. Capacitor is within factory specs. System is cooling at this time with a 20° temperature split Recommendations: - condenser chemical coil cleaning. - Maitenence plan

Replaced bad cap no further issues



On arrival found unit with clogged drain and water in float switch causing unit to shut down intermittently. Cleared pan and drain. Added chemical to help prevent growth. Found unit sweating in encapsulated attic. Made client aware that a dehumidifier should be added to prevent sweating and excess moisture. Will submit estimate for dehumidifier and enlarging duct to bedroom.

System is in good working order. Amp draws are good Pressures are good Temp split is good at 18° Cleaned and treated drain line/drain pan Lightly cleaned evaporator coils Cleaned condenser coils Recommended a high voltage wire repair on the seal tight connector and the disconnect box mounted to the building. Made necessary repairs to prevent any future issues. System is cooling properly at this time.

Found system not cooling due to bad compressor contactor. I replaced and checked operations. Unit is now cooling properly.



Upon arrival found unit not cooling due to failed outdoor capacitor. Found outdoor coils impacted with dirt/debris. Cleaned outdoor unit coils and interiors. Changed capacitor and verified operations. Unit is currently cooling and working within manufacture specifications.



On arrival found upstairs unit low on refrigerant and a possible cause for system to not keep up during heat of day. Added refrigerant back to factory specs. Inspected systems. Units are cooling at this time.



No cool Homeowner says recently system doesn’t cool the house well and never shuts off. Found weak capacitor and replaced. Blower motor runs continuously. Issue was constant power to heat, causing blower motor and heater to run, even when system is set to cool. Thermostat has an internal short which is feeding 24v to heater System is not running upon departure because homeowner took old thermostat and returned it to the store for a new one. Homeowner declined estimate for us to install thermostat and will have his son do it for him. Advise homeowner if everything is running fine after he installed new thermostat I recommend having maintenance done in the next couple months so that we can check over the system again

Found both capacitors for blower and compressor weak. Replaced capacitors during today’s maintenance. Flushed and vacuumed condensate drain line. Treated evaporator coil pan with viper spray and left pan tabs. Air handler interior is clean. The system is running well at this time.



Full system maintenance- 1 central system & 1 mini split Central- Checked refrigerator pressures and air temperature split. Flushed vacuumed and treated condensate drain line. Tested capacitor. Tested float switch. Checked contactor contactor was heavily pitted recommended replacement. Homeowner decided to move forward with contactor replacement during today’s maintenance. blower wheel is dirty provided estimate for cleaning, homeowner is not interested at this time. Removed outdoor fan and washed condenser coil/unit. Mini split- Removed and cleaned filters. Coils in head unit do not have any buildup. Washed outdoor condenser coil/unit. Unable to check refrigerant pressures as there is a leak from the Schrader core. Brought this to the homeowners attention and advised to fix this issue we would have to remove refrigerant charge, homeowner declined. sent estimate for two system maintenance membership
