List of code failures and scope of work -Pull permit for both systems -Air handler in garage has no heat shields. Need remove plenum, install heat shields and re seal. -Return plenum not strapped. Need to strap plenum with 2” metal as per code -Drain line pipe insulation missing. Need to add insulation where needed -Ahu not labeled 1 or 2. Need to use stickers to label units per code -Air handler master closet no heat shields -Plenums not strapped per code. -Plenum not sealed. -No heater sticker on system from manufacturer -This system needs new plenums and ducts reattached and sealed and strapped properly. -Condensers both double pad with no double straps. Need to add 4” metal straps -Condenser master breaker 25 max is 20 need to replace breaker -Needs new electrical whip exposed wire -Armorflex not uv resistant need to replace per code

Cut in a box behind tv and feed from outlet below Had to mount box to the concrete behind drywall so the box is not flush with drywall customer is good with the install like that

Cut in 2 new chandelier locations in centering them in between the can lights remove power from existing chandelier and tie into new locations Rewire, realign, and install 2 new 3in can lights Install Lutron smart dimmer switch, 3 way switch and pico battery smart switch to control can lights from all 3 entry points into the room Remove and install wires in boxes in crawl space for electrical that was in the removed wall Add a new switch and run power over to the future location of the bookshelf leave coil of wire for future connection by bookshelf contractor *** not responsible for drywall repairs

Found system not cooling due to bad low voltage cooling wire going outside from air handler. I rewired with spare and checked for 24v. New wire held 24v consistently with no issues. I also found bad cap and replaced it. I re spliced and connected all low voltage connections. Verified system is cooling properly at this time.

Performed Maitenence on system. Cleaned/treated drain line and primary drain pan. Cleaned condenser coils. Evaporator coils are clean. Verified safety float switch functionality. One safety switch is faulty. Replaced safety ss2 switch. Checked amp draw on compressor. Checked amp draw on fan motor. Checked capacitor is not within factory range. Replaced capacitor. Inspected Contactar. Made sure all connections are tight. System is cooling with a 20° temperature split at this time.

Performed mold inspection for unit and ductwork. Found extensive growth in supply trunk line and majority of supply grills. Found rodent activity in attic that may contribute to health issues. Will submit estimate for indoor air quality and full duct replacement with anti microbial ductwork. Due to condition of existing ducts, we recommend only full duct replacement to offer proper solution for growth remediation.

Performed annual maintenance on 1 systems. Unit is heating and cooling properly.

Replaced blower motor and circuit board for air handler. Rewired comm wire. Replaced stat and outdoor comm board. Replaced suction pressure transducer. No further issues

Replaced 50 amp cutler hammer breaker for pool heater. Verified operation.

Pull and clean blower wheel. Perform chemical cleaning on mini split. Clear drain. Test and check pressures. Tax and labor included.

On arrival found unit not cooling due to impacted coil and blower wheel. Will return to perform cleanings.

Installed attic fan for humidity upsized downstairs drain line to 1 inch tested draining draining properly

Upon my inspection, I found a leak in the system. System was completely flat on refrigerant. I performed a complementary leak search. Upon finding the leak, I made the necessary, welding repairs, put the system under a proper vacuum, and recharged with new refrigerant. Also performed a complementary condenser coil cleaning as well as a basic drain cleaning. Capacitor tested within factory spec, amp draw on the compressor and fan motor are good. Evaporator coils are clean. System is now cooling with a 13° sub cool and a great 19° temperature split. Reset date and time on thermostat per clients request. Waived leak search fee $252 Waived service diagnostic fee $95

Performed maintenance on 2 systems. Performed blower pull and clean on mini split. Start and test. Both units cooling properly at this time.

Upon my inspection, I found a severely clogged drain line and primary drain pan. Also found biological growth inside the air handler on the aluminum capillary tubes. Checked amp draw on system and found compressor start up amp draw exceeded the maximum rating of 72amps. Compressor was pulling 80+ amps. Installed a hard start kit and achieved a compressor start up amp draw of 52 amps. Performed a drain cleaning/treatment. Cleaned biological growth off of capillary tubes complimentary. System is cooling properly at this time with a 19° temperature split. Sending quotes over for the install of a UV air treatment system inside the Air handler to prevent future growth as well as a membership plan for this system.
