Found low refrigerant charge. Found leak at compressor female joint. Compressor replacement under warranty sold for Wednesday 6-10. Unit 2 completed maintenance on operation within manufacturing specifications.
Upon arrival, I inspected both systems. The upstairs system had a 20°F temperature differential, and the secondary system had a 19°F temperature differential, both of which are within normal operating range. I then performed a complete electrical inspection. Both systems are operating properly with no issues or concerns at this time. The refrigerant cycles appear healthy, with no signs of leaks or restrictions. As part of today’s maintenance, I performed a drain line treatment, condenser coil cleaning, and air handler inspection on both systems. Replace evaporator coil
Reason for call: No cool Equipment: 2019 Lennox 3 ton heat pump Vertical on second floor in laundry room Condenser on left side of home Home has 3 split system heat pumps Summary: On arrival found drain line clogged. Confirmed operation of equipment without float switch. Found equipment operating well. Found growth on blower. Installed uv treatment kit today. Flushed drain line and drain pan today. Changed all filters today.
Upon arrival, the air handler was powered on; however, there was no airflow coming from the supply vents. I checked the blower motor and found that it was not operating. I turned off power at the thermostat and attempted to run the blower manually, but the motor still did not turn on. Further diagnostics confirmed that proper voltage is being supplied to the motor, but the motor is non-responsive and has failed internally. The blower motor is currently burnt out. Due to the age of the system, a specific replacement motor from Carrier will need to be ordered. Please contact the homeowner tomorrow to discuss scheduling the repair and replacement. Upon arrival, I checked the temperature difference between the supply and return air and found only a 10° split. I then checked the refrigerant pressures and found low suction pressure along with low subcooling, indicating the system is low on refrigerant. I proceeded to inspect the electrical components, and all electrical functions are operating properly with no overamping present at this time. I discussed my findings with the homeowner and performed a leak search, which confirmed a leak in the evaporator coil. The evaporator coil is currently under warranty. On arrival found upstairs unit not cooling due to weak capacitor. Replaced part. Start and test. Pressures good. Temp split good. Unit is cooling properly at this time.
On arrival found mini split not cooling due to low refrigerant levels. Performed leak search on system and found evap coil for downstairs leaking. Added refrigerant back to factory specs to allow system to cool. Both head units cooling properly at this time.
3802 unit #2 Found severely clogged drain line. Performed deep cleaning on drain line and treated. System is cooling with a 17° temp split. Recommending system Maitenence plan and client signed up for two system plan for this Unit 2 and Unit. Will return to perform Maitenence on both systems. Condenser coils need to be cleaned and will clean during Maitenence. There is a heavy amount of bacterial growth inside the air handler. Recommending a blower pull and clean as well as a UV system installed inside the unit.

Flushed indoor and outdoor coil. Outdoor coil is building up drier lent on coil. Removed most of debris with minor cleaning. Flush drain pan and drain line. Filters have been maintained properly. Confirmed pressures and temps.
Reason for call: Member tuneup Equipment: 2014 Icp 2 ton straight cool Above the water heater Condenser on roof need 20+ ft ladder Summary: Completed tune up to find equipment has not been maintained well. Found water leak on drain line. Found failed float switch it was full of water and not wired up. Found evaporator coil dirty. Found dual capacitor weak. Informed homeowner about these items. We talked about replacing equipment. She wants to try and get 4-6 month out of current equipment. Plan to replace after summer. Solution: Install new drain line with p-trap Install new float switch Install new capacitor Clean evaporator coil in place
Upon arrival, I checked the temperature difference between the supply and return air and found a 16° split. I then checked refrigerant pressures and found the subcooling to be at 2°. Moving on to the electrical inspection, all components were functioning properly with no signs of over-amperage; however, the capacitor was testing below manufacturer specifications and showed signs of rust and deterioration. I proceeded with a drain line treatment, condenser cleaning, and air handler inspection. After discussing my findings and concerns with the homeowner, we moved forward with replacing the capacitor, which includes a 5-year warranty. I also added refrigerant at this time to help improve system performance. After adjustment, the temperature split increased to 19° and the subcooling increased to 7°. We will continue monitoring the system, and during the next maintenance visit we will compare readings to help determine whether the system may have a refrigerant leak. If you have any ques
Client states outdoor unit is not coming on. Upon my inspection found the contactor was completely infested with ants. This contactor needs to be replaced. Replaced contactor and started system. Performed first maintenance on system. System is mismatched with a 2019 condenser and a 2008 air handler. The air handler is in very very poor condition. The evaporator coil is completely plugged up, rusted and corroded. The blower wheel is very impacted with debris. There is large amounts of growth throughout the air handler. Advise client that they should prepare for a new system relatively soon. System is cooling with an over 20° temperature split at this time. System is at risk of freezing up with the completely impacted dirty coils.
Nest thermostat not sending power to air handler. Reset system and began to run. Verified all system operations. Unit is operating within manufacture specifications. Would recommend replacing thermostat.

Clients concerns about drain line. Drain line and primary drain pan are severely clogged and required cleaning. Drain line is piped in the way of the filter rack. Safety float switch is not functional. Quoted necessary repairs and included complimentary drain cleaning. System is cooling with a 20° temp split. Amp draws are good and capacitor is within factory range. Contactar is making buzzing noise and warned client that it may cause an issue in the future. Scope of work: - Replace safety float switch - Re pipe drain line off of unit with new insulation and an access to treat the drain. Made sure drain line is out of the way of the filter rack.

Client states evaporator coil is dripping water. Found coils had ice and are very dirty and restricting air flow. Found system 4lbs low on 410a refrigerant. System is 12 years old and I explained to client all of his options and potential repairs in the future. Client would just like to top off refrigerant at this time. Client is aware that this is a temporary fix and will not last. Client does not want a leak search at this time. Added refrigerant and system is now cooling as well as it can with a dirty coil and a leak. 18° temperature split at this time. Client signed up for Maitenence agreement. Performed first Maitenence on system.
