I connected my gauges and found that the system was completely empty of refrigerant. I discussed the issue with the homeowner, and we agreed to perform a leak search. During the leak search, I located a refrigerant leak at a copper line joint where the joint had failed and was actively leaking refrigerant.

I discussed the repair options and cost with the homeowner, and they approved the repair. I was able to complete the copper repair the same day. After completing the repair, I pulled the system into a vacuum and verified that it was holding properly before adding the appropriate amount of refrigerant back into the system.

The homeowner also informed me that electrical rewiring work was recently performed on the home. During my inspection, I found that the contactor lead wires had overheated and were visibly burnt. I discussed my findings with the homeowner, and approval was given to replace the blower motor capacitor, replace the contactor, and install new lead wires to ensure safe and reliable operation.

Upon arrival, I inspected both systems. The upstairs system had a 20°F temperature differential, and the secondary system had a 19°F temperature differential, both of which are within normal operating range.

I then performed a complete electrical inspection. Both systems are operating properly with no issues or concerns at this time. The refrigerant cycles appear healthy, with no signs of leaks or restrictions.

As part of today’s maintenance, I performed a drain line treatment, condenser coil cleaning, and air handler inspection on both systems.

I also discussed the benefits of our maintenance membership program, which can help reduce long-term operating costs and keep the systems running efficiently.

Upon arrival, the air handler was powered on; however, there was no airflow coming from the supply vents. I checked the blower motor and found that it was not operating. I turned off power at the thermostat and attempted to run the blower manually, but the motor still did not turn on.

Further diagnostics confirmed that proper voltage is being supplied to the motor, but the motor is non-responsive and has failed internally. The blower motor is currently burnt out. Due to the age of the system, a specific replacement motor from Carrier will need to be ordered.
