Client states drain was backing up. Found water in float switch. Cleared pan and drain. Added chemical to help prevent clogs. Blew with nitrogen. Performed maintenance on system. Found unit to have weak capacitor and worn contactor. Replaced parts. Pressures good. Temp split good. Amp draws good. Electrical checked good. Recommend to perform in place coil cleaning for evaporator coil and replace uv light. Will submit estimate. Rinsed outdoor condenser coil. Unit cooling properly at this time.
Upon arrival, I began by checking the system’s temperature split, which measured 18°F. I then inspected the electrical components and found both the compressor and blower motor operating within manufacturer specifications with no over-amping. The refrigerant cycle showed lower-than-normal pressures and reduced cooling performance. Under normal conditions, these readings could indicate a refrigerant leak; however, due to the mild outdoor temperatures, the system is not under a heavy cooling load, making the readings inconclusive. I advised the homeowner to monitor the system and contact us on a hotter day if it begins struggling to maintain the set temperature so further diagnostics can be performed under a proper load. As part of today’s maintenance, I cleaned the drain line, drain pan, condenser coil, and completed a full air handler inspection. Reason for call: No cool Equipment: 2012 Goodman heat pump Horizontal in garage Condneser out back Summary: On arrival system was cooling. Found water in saftey pan and switch. Found major drain debris in primary pan. Continued inspection to find weak dual capacitor and a burnt and pitted contactor. Pressure and temperatures were proper. Solution: Drain line cleaning replace capacitor replace contactor. Work completed. System is on borrowed time and would recommend preparing for replacement.
Performed Maitenence on system. Cleaned/treated drain line and primary drain pan. Cleaned condenser coils. Evaporator coils are clean. Verified safety float switch functionality. Checked amp draw on compressor. Checked amp draw on fan motor. Checked capacitor is within factory range. Inspected Contactar. Made sure all connections are tight. System is cooling with a 16° temperature split at this time. Checked system pressures and found system low on refrigerant. Client says that last company did a leak search on the equipment they installed and found no leaks. They treated the system with leak seal/UV dye. Client thinks leak is within the lineset that is burried into the foundation of the building underground. Client has issues with HOA and giving him the ability to install a new lineset through the attic. I offered a leak search as we cannot go based off of another companies findings but client would not like to move foward. Charged system with 2lbs of refrigerant today to bring back

On arrival found unit running. Client states thermostat shut off. Found unit leaking water and float switch had water in it. Cleared pan and drain. Added chemical to help prevent growth. Float tested good. Unit is a 2005 r22 in poor condition. Unit has 16* temperature split across the coil which is poor. Pressures are high and unit running hot. Found corroded contactor and weak capacitor. Made client aware of condition and will submit new system estimate.

Units called in for service were not correct. Units 2 and 6 possibly referred to exhaust fans. Found those units operating. Recommend client to contact commercial hvac company due to communications on all units that we don’t have access to.
Client wanted second opinion on unit. Found unit to have bad compressor. Client declined repairs from air bros at this time. Unit is not cooling.
Performed the cleaning for the blower motor in the evaporator coil
Upon arrival, I checked the temperature differential between the supply and return air and recorded an 18° split, which is within the normal operating range. I then inspected the electrical components and found all wiring and connections to be secure and functioning properly, with no signs of shorts, burnouts, or electrical concerns. The compressor was operating within normal amperage range. However, the condenser fan motor was pulling slightly above its rated amperage. During inspection, I found the condenser coils to be heavily impacted with dirt and debris, restricting airflow and causing the system to work harder than normal. I performed a water-based condenser coil cleaning and drain line treatment. The cleaning improved airflow and system performance, but the condenser would still benefit from a more advanced deep cleaning moving forward. At the air handler, I inspected the evaporator coil and found it to be slightly dirty as well. Overall, the air handler is currently operati
