Performed Maitenence in both systems. Bedroom system required a lvl 1 drain cleaning and treatment beyond a basic Maitenence. Drain lines and pans are clean and treated. Both systems are cooling at this time. Bedroom system secondary pan is tied into the drain line which is allowing water to back feed. If this becomes an issue in the future, we will need to reconfigure the set up. No apparent issues at this time after cleanings.
Reason for call: water leak Summary: Found unit above kitchen with a clogged drain. Water got into plenum and was leaking from there. Flushed drain line to restore operation to equipment and drainage system. Got all water out of pan, unit, and ceiling panels. Confirm unit had a 20 degree temperature split. Left fan on informed manager to leave fan on for 3 days.
The TXV is restricted, the system is under warranty. We can get the part from manufacturer, but the homeowner is responsible for labor. Also, the capacitor is completely empty and I replaced it for the homeowner at a discounted price.

On arrival found unit freezing up. Made client aware coil was dirty and below factory specs on refrigerant m. Cleaned coil in place. Added refrigerant. Unit cooling and draining properly. Made client aware to monitor unit. If unit freezes again due to low refrigerant, we will need to perform leak search to determine cause.
Install new attic gable vent fan and tie into existing electrical
Reason for call: Humidity concerns Summary: Found unit operating well. Changed two setting in thermostat to help with dehumidification from the equipment. Recommended a low set point homeowner was ok with 74 degrees. Found sofets were painted over and causing a lack of airflow in the attic. Gable fan is install and operating. Two gable vents are present. Replacing the sofets will improve airflow in attic lowing attic humidity. Attic are is also leaking into home in many spots. Recommended trying the sofets and thermostat changes first. But if the issue persists they should look into air sealing of the attic.
Performed Maitenence on system. Cleaned/treated drain line and primary drain pan. Cleaned condenser coils. Evaporator coils are clean. Verified safety float switch functionality. Checked amp draw on compressor. Checked amp draw on fan motor. Fan motor is pulling 1.4 amps with a max rating of .74. I found the fan motor was wired into the compressor side of the capacitor. I moved the wire to the proper terminal and checked that the fan motor is pulling .6 amps now. Checked capacitor is within factory range. Inspected Contactar. Made sure all connections are tight. System is cooling with a 22° temperature split at this time. Client says that it seems like the system has always struggled to maintain temperature at 77° during the middle of the day. I discovered that they have a 3 ton system installed in a 2000sqft home. This system is not big enough for this size home to cool efficiently. Duct work is also sized too small for a 4 ton system. System has a clogged drain. Performed a drain cleaning and treatment on system. System is cooling with a 19° temperature split. Client signed up for maintenance plan at this property. Client would like us to schedule with tenant for future maintenance. First Maitenence performed today. Found extremely dirty evaporator coils. Recommending full pull and clean. System needs better air flow for efficiency. Tenant needs to change filters with merv 8 filters instead of merv 1 and replace monthly. Tenant stated that he changes his merv 1 filters every 2 weeks however, the evaporator coils are still severely dirty and ridden with hair and debris.
Replace blower motor. Start and test. Tax and labor included. Unit cooling.
Upon arrival, the homeowner explained that the system stopped working yesterday. He had already replaced the capacitor and contactor, but the system still would not operate. Upon further diagnostic testing, I confirmed that proper power was reaching the blower motor; however, the motor was seized and not turning. The blower motor had failed and required replacement. I explained to the homeowner that the motor was out of warranty, so the repair would require payment for both the replacement part and labor. Due to the overall condition of the system and the amount of money already invested into repairs, I also recommended considering system replacement. The homeowner stated that they are planning to replace the system next year but preferred to proceed with a repair for the time being. The homeowner approved the blower motor replacement and also enrolled in our maintenance membership, which provides ongoing maintenance and discounted repair pricing.
