Unit has a leak and recommend leak search -Perfect fit filter needs to be changed (will order and bill) -Added 3lbs to system Performed leak search on York unit. Found leak in air handler coils. Called York to verify warranty. Coil is under warranty but does not cover refrigerant or labor York system was double filtered. Removed 1” filters from ceiling Will need to return to access Trane air handler as a 18ft extension A frame ladder needed. Found unit tripped on float. I cut drain and cleaned. Did not pull much out. Also cleaned evap coil complimentary. Checked unit below to see if piping had been messed with during construction. No issues. Advised client to call HOA to have the main line cleaned as it goes under slab.

Upon arrival home owner states outdoor unit is running but not cooling. Found system running with no refrigerant (leak in system). Low pressure switch has failed as unit has not turned off. Home owner is selling home in a month. Recommend leak search (explained potential repairs). Recommend replacing board/low pressure panel switch in outdoor unit. Second owner to home so no warranty. Explained that compressor could be damaged due to running without any refrigerant. 3.5T system takes 8.5lbs 410a. Home owner declined leak search and repairs. Only wants to charge system. No guarantee on how long refrigerant will last. Upon filling system heard leak in outdoor unit. Found system leaking from pressure switch. Welded failed connections and pressure tested. Filled system and verified operations. System is not working 100% Could still potentially be a leak elsewhere other than safety pressure switch.
Upon arrival found drain line/pan clogged. Unit intermittent cooling. Cleared drain and pan. Installed customer supplied thermostat. Verified operations

Water leak upon arrival, homeowner explained that the mini split head has been leaking water down the living room wall for a while. after inspection, found that mini split head and condensing unit outside are both in bad condition. Spoke with homeowner about replacement. Provided system replacement estimate and homeowner will give us a call when they are ready.
No cool upon arrival, air handler runs condenser does not. Contactor was not receiving 24 V. At air handler found broken yellow wire. After splicing thermostat wires system runs normally. Found system low on refrigerant. Leak search found evaporator coil leak. Tested capacitors at blower, outdoor fan motor, and compressor. All three capacitors are weak. I was able to replace the 35 mfd capacitor for the compressor but the other two are 6 mfd and I do not have those on my truck. Homeowners will give us a call when they want us to return to replace the other two capacitors. advised homeowners the office will reach out to them with evaporator coil replacement estimate as it is not in warranty. Signed up for maintenance membership.

Precision tune up Upon initial inspection i noticed that the package units electrical compartment was inaccessible. The system was installed right next to a fence maybe 4” apart. Advised homeowner i could not test her electrical components due to inaccessibility. Checked refrigerant pressures and air temp split. Removed fan and cleaned out all leaves and dirt. Washed condenser coil. Washed Compressor compartment. Provided duct replacement estimate per homeowners request. Homeowner would also like a system relocation estimate so that the unit would be serviceable. System needs to be moved about 2 feet to the left. Homeowner also would like to have the system raised to prevent flood damage. Pump shed would have to be removed and we will have to cut through cinder blocks to move ducts.

No cool Upon arrival homeowner explained the condensate pump was submerged in a flood so he had been allowing the system to drain into a bucket. Additionally, the condenser has stopped running. Found bad capacitor. Replaced capacitor and tested system function. Checked refrigerant pressures and air temp split. Replaced condensate pump and tested draining. Talked with homeowner about the importance of semi annual maintenance. Homeowner does not want to move forward with maintenance agreement at this time. The system is running well and cooling upon departure.

No cool Upon arrival, homeowner explained that the system just stopped cooling last night. Initial inspection found bad contractor in the condensing unit not allowing power to pass through, and weak capacitor. Recommended contactor and capacitor replacement. Homeowner approved. After repair checked refrigerant pressures and made sure the system was cooling upon departure.

No leaks at condensing unit. Found leak in evaporator coil. Advised homeowner we will have to call him back with evaporator replacement estimate as the system is out of warranty. Homeowner chose to add refrigerant today and will decide how to move forward once we give him evap estimate. Advised homeowner he has a return air leak that needs to be sealed to prevent pulling in garage air. Additionally, the condensing coil is heavily impacted with dirt/debris- needs chemical cleaning. Sent estimates.
