Reason for call: Member tune up Equipment: 2014 rheem 4 ton heat pump Vertical in closet Condenser on roof Summary: Completed tune up to find equipment operating within manufacturing specifications. Confirmed pressure, temps, amp draws and cap readings. All though cap and contactor were operating I recommend replacing due to rusted terminals and age of starting components. Flushed drain. Flushed indoor and outdoor coils. Filters have been maintained properly. Solution: Replace capacitor due to rusted top and terminals Replace contactor due to burnt contact points and rusted terminals

On arrival found unit not cooling due to weak capacitors. Replaced part start and test. Found water in float and recommend to clear drain with chemical. Performed work and first maintenance on system. Pressures good. Temp split good. Rinsed outdoor coil. Evap coil and blower starting to show growth and debris. Unit cooling at this time .
Upon arrival, I began troubleshooting the system by calling for cooling at the thermostat. The air handler energized and operated properly; however, the condenser was not running. Upon inspection, I found that low-voltage control power was present, but high-voltage power was not reaching the condenser. I proceeded to the main electrical panel to verify power. The air conditioning breaker was not labeled, requiring additional troubleshooting to identify the correct circuit. After verifying the electrical supply, I returned to the condenser and reinstalled the disconnect. At that point, the system energized properly, and I confirmed 240 volts at the condenser. I then performed a complete system diagnostic. The electrical components, refrigerant cycle, and overall system operation were all found to be within normal operating parameters. At this time, the system is functioning properly and no mechanical issues were identified. I discussed my findings with the homeowner and recommended e
Inspected gym units. Found 2 systems not cooling due to clogged drains. Inspected condensers and found 2 units with weak capacitors and below factory charge. 1 system has bad blower motor. Made all repairs necessary to get 3 systems cooling. Will send estimate for 4th unit to replace blower motor. Cleared pans and drains. Added chemical to help prevent growth. Added refrigerant back to factory specs. Replaced 2 weak capacitors. Units cooling and draining properly at this time. Units do not have filters and recommend to install this as soon as possible. Filter sizes are 23x20x1 for all 4 gym units.

Thermosat lost power from storm. Date/programming needed to be set. Verified system operations
Client states both systems not turning on. Client is not home. Jeff let us in to the condo. Found that the entire condo has no power. Client will need to contact the building or Duke for main power supply. Recommended tune ups on systems after power is restored.
Upon arrival, I began by checking the system’s temperature differential and recorded a 19°F difference between the supply and return air, which is within an acceptable operating range. I then inspected the electrical components and found no signs of overamping or electrical concerns. The refrigerant cycle was also checked and showed no indications of leaks or restrictions. As part of the maintenance service, I performed a drain line treatment, cleaned the condenser coil, and completed an air handler inspection. Overall, the system is operating properly at this time. I recommended a blower wheel cleaning due to the amount of dust and debris present, likely resulting from recent construction activity in the home. I also discussed the benefits of installing a UV system to help improve indoor air quality and provide additional preventative maintenance for the HVAC system. Upon arrival, the temperature difference was a 20° difference being in a healthy range, system is less than a year old, it’s running in great shape. I performed a drain line cleaning, condenser cleaning and an air handler inspection.
On arrival found apartment unit not cooling due to linset being penetrated by roofers and loss of all refrigerant. Will return tomorrow to make repairs with roofers. Found leak in line set. Client states mini split condenser didn’t come on yesterday. After she turned it off at the thermostat and turned it back on, it started cooling. Upon arrival, found system cooling with a 25° temp split. Pressures are good. Found a dirty evaporator coil, blower wheel, and condenser coils. Recommending cleanings for performance and efficiency. Indoor unit is blowing inconsistent air. Blower wheel is heavily impacted with debris and bacterial growth. Client installed system and would rather buy a new system themselves then have us clean it at this time.

Reason for call: Extended leak search on cassette equipment Summary: Found multiple leaking flare fittings. Confirmed all coils had no leaks confirmed lineset had no leaks. Solution: Quoted to redo all flare fitting fittings on equipment, recharge system, cleaning of panels of cassettes.
On arrival found saftey switch tripped. Cut drain to blow and vac out. Got system draining again. It appears Hoa has cleaned stack. Operation of equipment is proper. Drainage of equipment is proper.

Confirmed cap readings flushed indoor and outdoor coils. Flushed drain and drain line. Performed leak search to find leaking in evaporator coil. Solution: Repair estimate will be sent via email.
Inspected 2 vertical units that aren’t cooling. Found one unit to have shorted compressor and keeps tripping breaker. Due to age and condition, we will submit estimate for system replacement. Other vertical units not cooling due to clogged drain. Cleared pan and drain. Added chemical to help prevent growth. Told client to install filter asap. Unit is cooling to to best of its ability. Found 3 of 4 units in gym not cooling. Will reschedule to diagnose gym units.
Reason for call: No cool Equipment: 21 year old American standard Summary: On arrival had no power at condenser. Talked with homeowner to find he had been messing inside the air handler with a uv bulb. Found common connection loose in bundle at air handler. Tighten wire nut and outdoor unit kicked on confirmed proper temps, proper pressure. Homeowner had unit revamped last year with new starting components. Solution: Homeowner did not want quotes due to a construction job he has planned will increase house by 300-500 sq ft. He will call for qoutinv once he figures that out.
Upon arrival, I found that the condenser was not receiving power. I traced the low-voltage circuit and determined that the issue originated at the float switch. Although the float switch was not actively triggered, it was interrupting power to the condenser. I replaced the faulty float switch, restored power, and verified proper system operation. At this time, the system is functioning normally. However, I recommend scheduling a preventive maintenance service, as the system is due for a full inspection and cleaning. Routine maintenance helps improve efficiency, extend equipment life, and reduce the likelihood of unexpected breakdowns. Tenant states that rooms were not cooling as well as the living room and the fan wouldn’t come on with the system. Tenant says they adjusted something but I could not get an answer about what they did exactly. On arrival found system satisfied at 71° in the middle of the day. Upon my inspection, found a very dirty air filter that required replacement. Tenant says they tried to keep house at 68° and it wouldn’t satisfy. I explained that they need to keep a clean air filter in place and it is hard to expect 68 out of a system in Florida. System has a good 20° temperature split. Found a weak capacitor. Recommended replacing the capacitor as well as a proper Maitenence on the system. Condenser coils are dirty and head pressure is higher than I’d like to see. Client would like to hold off on repairs and Maitenence.
