Recommend to add soft start kit to help with noise. Possible compressor issue causing noise and can be replaced in future.

Condenser is not coming on. Air handler blows air. No roof access at this time. Waiting on owner to get key for roof pad lock. Will need to reschedule when roof access is obtained.

Reason for call: No cool Summary: Found contactor burnt out from what appeared to power surge. Added a hard start to compressor to protect compressor. Unit is cooling well today. 20+ degree temp split. Pressure are in point. Compressor and fan motor were proper amp draw.

System leaking refrigerant from liquid line. Welded leak and recharged

Run new 1” drain line for upstairs unit. Insulate and strap to code.

Reason for call: No cool Summary: On arrival found drain line clogged. Flushed and clean drain line and drain pan left tab in drain pan. Unit was slightly low on charge added a top off as a courtesy. Homeowner signed up on membership.

Performed main 1 system. Added 2” metal strap to secure condenser. Cleared pan and drain. Added chemical to help prevent growth. Replaced weak cap under warranty. Unit cooling properly.

On arrival found unit not heating due to shorted blower motor. Found evap coil and blower housing dirty. Checked he thermostat wire is corroded on roof and is recommended to repair. Unable to verify operation of system due to bad motor. Will submit estimate for repairs. Made client aware of possible added expenses after motor is replaced. Client declined unit replacement at this time.

On arrival found unit not communicating with thermostat. Found faulty thermostat wire to be problem. Changed wires in thermostat to allow unit to start. Recommend to pull new wire to prevent further issues. Unit cooling at this time.

Upon arrival found secondary pan to air handler full of water. Drain line and refrigerant repair completed 3 weeks prior. Found fan wiring incorrect/lose connection. Fan running low speed. Moved fan speed up to correct air flow. Attic has a fan that is not operable. Unit will condensate when humidity and temperatures high in attic which can also lead to secondary pan filling up. Would recommend fixing or installing attic fan to bring down humidity/temperatures. Unit is currently cooling/draining.

On arrival found bedroom unit leaking water due to clogged drain. Cleared pan and drains. Added chemical to pan to help prevent growth. All mini splits in home are in poor condition and extremely dirty. Unable to recommend cleaning on systems due to poor install of units. Found bedroom drain kinked behind unit. System is draining. Unable to provide any guarantee on drain due to condition of units and poor install. Tenant cleans filters every month on units.

On arrival found unit not cooling due to leak in condenser. Repaired leak. Performed pressure test. Pulled proper vacuum on system. Weighed in 13 lbs of refrigerant. Start and test. Unit cooling properly at this time.

On arrival found downstairs unit not cooling due to no refrigerant in system. Performed leak search and found unit leaking in outdoor condenser coil. Will submit estimate for repair and replacement options. Unit is not cooling.

On arrival found condenser fan motor bad. Getting proper volts to motor and bearings are seized. Client declined any repairs at this time. Will submit estimate for repair and replacement options. Unit is not cooling at this time.

no cool Upon arrival, homeowner explained that the indoor portion works fine, but the outdoor system has not run since last year’s hurricanes Upon initial inspection of condenser found condenser coil looks to be in good condition. Electrical components were damaged from flooding. Replaced capacitor and contactor. Cut off all wired connections and added new spade connectors because everything was corroded. Outdoor fan motor needed to be pushed to start. Cycled power multiple times after push starting fan motor and motor now runs on its own. Advised homeowner he may still want to consider replacing this fan motor as it obviously has some damage from this flood flooding. Checked refrigerant pressures and air temperature. System is running and cooling at this time.
