System is cooling with a 20° temperature split at this time. Replaced capacitor. Found very dirty blower wheel. Removed blower assembly and deep cleaned/sanitized. Send membership info to client and if they move forward by end of day April 6th 2026 we will refund 10% of invoice.

Scope of work: - Disconnect condenser unit - Raise condenser on wall mount brackets - Extend low voltage to condenser - Extend high voltage electrical to condenser from disconnect - Extend copper lineset - Install new UV rated insulation - Hurricane strap unit to wall mount brackets *No guarantee of system working due to system age being 16 years old* After completion, home still does not have power. Upon my inspection, found system was not wired properly for heat pump condenser. Thermostat is too small for client to view numbers. Found drain line not properly insulated and a connection not glued properly causing condensation to drip onto garage floor. Made all necessary repairs. Set up thermostat with clients phone. Verified heating and cooling functions. Performed first system Maitenence. Cleaned and treated drain line and primary drain pan. Checked capacitor and amp draws on motors and compressor. Cleaned condenser coils. Client is interested in bigger back up heating strips however that would require increasing the wire size and breaker from the main electrical panel. System is heating just fine at this time. Supply plenum and return plenum are not mastic sealed at this time but are not leaking air.

Upon my inspection, found pool heater capacitor is bad. Replaced capacitor and checked pressures. Pressures are good. System turned off again on high refrig alarm code. Found pool flow pressure was too low. Adjusted valves to create more pressure for heat exchange. System is functioning properly at this time.

On arrival found unit not cooling due to blower not engaging. Found thermostat not configured properly to turn blower on. Programmed thermostat and connected C wire for proper power to nest. Found pressures and temp split below factory specs. Inspected condenser and found weak capacitor and worn contactor. Made recommendations to client and they declined at this time. Unit is cooling with a 16* split. Client will call in 3 months to perform maintenance.

Upon my inspection, found thermostat not receiving 24 V. Checked package unit for proper high voltage and 24 V from the transformer. Found that the old humidistat underneath the thermostat was set to the off position which was not allowing 24 V to pass to the thermostat. Turn the humid thermostat on and system started up. Check the capacitor and amp draw readings at the unit. System is cooling at this time. Found heavily dirty/impacted air filter. Clean filter for Client but recommended buying disposable filters. It sounds as if the blower motor is having a hard time sucking air through the air filter.

Upon my inspection, found fan motor constantly running in the air handler. Found the fan relay stuck and proving constant power to the fan as well as a faulty thermostat constantly providing power to the heating kit. Replaced both and system functions normal. Found weak capacitor and pitted contactar. Replaced both and made all connections tight. Client opted in for maintenance agreement. Performed first bi annual Maitenence on system. Evaporator coils are clean, cleaned condenser coils, cleaned and treated drain line and primary drain pan. Verified safety float switch functionality. Amp draw on compressor and fan motor are good. Indoor Blower motor capacitor is within range. Indoor blower motor has good amp draw. Temp split is at 22°. System is cooling properly at this time. Set up WiFi thermostat with client. On next visit, check breaker sizes and address blower cleanliness.

Replace the 2 older GFCI outlets in the living room that feed the kitchen outlets Rework the refrigerator circuit into a box in the wall to protect the wires properly

Upon my inspection, found a severely clogged drain line and secondary safety pin was full of water. This tripped the safety float switch and the thermostat turned off. Cleaned and treated drain line and primary drain pan as well as emptying out the secondary safety pan. Check the system and cooling and heating. System is heating properly at this time. Amp draws on the compressor and fan motor are good. Evaporator coils are slightly dirty. The capacitor for the compressor is out of its factory tolerance limit. The fan motor capacitor is barely out of its tolerance limit. Found low voltage wiring at the condenser showing bare copper and at risk of shorting out the fuse. Made all necessary repairs besides the fan motor capacitor. Despite unit age and condition, client does not want to move forward with a new system before selling the house in the summer.

Upon my inspection, found severely dirty and impacted evaporator coils and blower wheel/housing inside the air handler. There is a heavy amount of growth inside the unit. We recommend a full removal of the evaporator coils and blower wheel to clean/sanitize. With these cleanings we recommend installing a UV system inside the unit to help keep the system clean in the future. Presented options for full system replacement as system is 8 years old as well as a full cleaning and uv system installation. Client is only interested in cleanings and uv at this time. Client is not the owner and she will be in contact with the owner to take care of this.

Upon inspection, turned system on heating and heat pump and electric heat turned on. Heat strip pulled 20 amps and system is heating properly. The burning smell came from two years of accumulated dust on the heating strip element. Explain to client that this is normal and that there is no issue with the system. Client will run heating at this time with windows open to get rid of smell.

On arrival found unit not heating due to bad thermostat wire for heat. Located short in line and made proper wire repair for main system. Ssmaller unit has heat strips by passed and are not functioning. Function tested main system. Heat is operating properly at this time.

Install safety float switch for mini split

Inspected unit for burning smell. Found all wire connections tight and in good condition. Client explained they heard loud noise last night from condenser and then smelled burning smell. Explained to client that unit went into defrost mode which causes emergency heat strip to turn on. Smell is likely related to heat strips burning off dust as it doesn’t kick on at all times of heating. Tried emergency heater and amp draws are in spec. Unit heating properly at this time.

Air handler has aluminum wire ran to it. Wire heated up and burnt connections. Recommend replacing wiring up to code. Re spliced connections and verified heater kit operations. Home owner also interested in soft start kit. Bacterial growth accumulating inside air handler (blower wheel/assembly)

System not operating due to failed indoor blower motor. Heater kit going out on thermal. Will need to replace motor in order to test further operations. Replaced with aftermarket motor.
