Upon my inspection, found thermostat has a humid stack connected to it that was not set properly. The humid thermostat was not allowing the system to turn on. I set the humid stat to the on position and the system turns on and turns off with the thermostat only now. System is cooling with a 20° temperature split. Looked over the condenser and found no apparent issues at this time. Recommended that Client set up a maintenance soon.

Upon arrival, I began by inspecting the outdoor condenser. I found that the compressor was running, but the condenser fan motor was not operating. Further diagnostic testing determined that the capacitor had failed. I replaced the faulty capacitor and inspected the contactor to ensure proper operation and prevent potential premature failure. Upon arrival, the workers at the home explained that the system had been struggling to maintain a temperature below 74°F during the daytime. I performed a complete diagnostic of the system and found a 19°F temperature split, indicating the system is cooling properly. The refrigerant cycle was operating within a healthy range, and all electrical components were functioning properly with no signs of excessive amperage or components struggling under load. Based on the diagnostic findings and further discussion, it appears the primary concern is related to the outdoor conditions. With outdoor temperatures reaching approximately 93°F, it is not always realistic for the system to maintain temperatures below 74°F during the hottest part of the day, particularly depending on the home’s insulation, ductwork, windows, occupancy, and overall heat load. While the system was running during the visit, the indoor temperature dropped an additional degree to 73°F, confirming that the system is active

Performed tune up on system. Cleaned and treated drain line. Cleaned condenser coils. Performed full inspection on system. Amp draws are good. Primary drain pan is holding excess water and it is escaping the pan and saturating the bottom of the furnace/air handler. This is due to the evaporator coils being improperly installed and not properly leveled. Blower wheel is dirty and impacted with bacterial growth Found media filter in air handler that hasn’t been changed in a long time and client was unaware of its existence. Removed and made sure there was a filter in the ceiling. Drain line is missing insulation and is sweating with condensation as it is exposed to the hot garage air. At the condenser I found a weak capacitor and contactar. Replaced these components while here. Let client know system is 13 years old and not in the best condition. Upon my inspection, found system not cooling due to a seized up condenser fan motor and a failed start/run capacitor. Thermostat inside is faulty and not showing the display properly. Replaced the condenser fan motor, replaced the capacitor, replaced the thermostat and programmed. Made sure all connections are tight. Started system and system is now cooling with a 20° temperature split. System is operating within manufacture specifications at this time. Inspected evaporator coils and found dirty coils. I let the client know that this will affect efficiency and make the indoor blower motor work harder. Compressor is pulling 11.4 amps with a max rating of 14.1 Waived $95 service fee with repair. 1 year warranty on condenser fan motor 1 year warranty on thermostat 1 year warranty on capacitor

Upon my inspection, found a severely clogged drain line. Performed drain cleaning on system. System is now draining and cooling with a 20° temperature split. I let the client know that the drain line is not perfectly clean as there is built-up almost cemented debris in the drain line. That is very difficult to remove. If drain line issues persist in the future, I recommended we replace the drain line for guaranteed solution. Client signed up for Maitenence plan today. Discounts applied and system is cooling at this time.

Reason for call: Precision tune up Equipment: 2014 package unit Goodman Summary: Completed tune up to find operation of equipment within manufacturing specifications. Found proper temperature. Found proper amp draws. Flushed drain line, pan and coils. Found both the blower capacitor and the main dual capacitor weak. Informed homeowner of age and caps. He decided to replace capacitors. And try and get another couple years out of equipment. Solution: 10 mfd for blower 45/5 mfd for Condneser side of unit

On arrival found unit not cooling due to clogged drain. Cleared pan and drain, added chemical to pan. Performed first maintenance. Electrical checked good. Pressures good. Rinsed outdoor condenser coil. Filter checked and was changed. Unit cooling at this time. During clearing of drain, observed line is restricted. Recommend to perform chemical cleaning to help line drain better.

Upon arrival, the homeowner stated that water was leaking through the ceiling and had noticed water around the air handler. After performing a diagnostic, I found that the condensate drain line was clogged, causing water to back up into the system and overflow onto the floor, which resulted in the ceiling leak. I completed a full system inspection and found a 20°F temperature difference between the supply and return, healthy refrigerant pressures, and all electrical components operating properly. I performed a condensate drain line treatment and verified that the drain line was flowing and draining properly after the service. At this time, the system is operating as designed. Found clogged drain line. Cleaned and treated drain line and primary pan. Found system cooling with 10° split. Added 2lbs refrigerant and cleaned condenser coils. System now has good pressures and a 16-17° split. Let client know system may have a refrigerant leak. We will check pressures annd temp split again on next visit.

Found bedrooms not cooling properly due to original sheet metal ductwork. Bedrooms are recommended to be on separate mini split systems to guarantee proper comfort for rooms. Client is aware of age of ductwork and main unit. Told client to plan to replace in near future. Unit is cooling to the best of its ability at this time.

On arrival found multiple issues with system. Pressures are reading incorrectly due to improper air flow. Evaporator coil extremely clogged and found issues with ductwork. Due to condition of system we are only able to provide a new system estimate. Will submit quote. Unit is cooling to the best of its ability.

Upon my inspection, found system #2 air handler secondary drain pan completely full of water. Performed lvl.3 drain cleaning and treatment on system. Drain line is draining properly at this time. Advised client to keep fan in the on position for 2 days and then return to auto afterwards in order to dry the air handler out. If this issue persists, we will need to replace the evaporator coil/primary drain pan under parts warranty if applicable. This primary drain pan could have a crack and letting water escape the unit. I noticed there’s evidence of rodent damage in the attic where multiple ducts have holes and one duct connection is separated. In the winter time we can address this issue by replacing the damaged ducts. Replaced air filter for system. System is cooling with a 20° temperature split at this time.

Client states system cannot keep up during the day and it is getting worse. Her husband added refrigerant before he had to leave but they don’t think it solved the issue. Upon my inspection, I found the refrigerant circuit has a restriction causing the unit to not be able to cool efficiently. This system is an off brand and looks to be from 2010. We are not comfortable making the repair on this system given its age and that it’s not a reputable brand. A repair would look like a new TXV, new Liquid line filter drier, and all new refrigerant. We are providing an option to replace this system given its current condition and off brand in order to guarantee proper cooling with new warranties. Quote is being sent to clients email.

Found completely bad capacitor. Replaced capacitor and started system. Amp draws are good on compressor and fan motor. Rinsed condenser coils complimentary and plugged compressor harness plug back in as it was beginning to fall out from vibrations. 1 year part warranty on capacitor.

Upon my inspection, found clogged drain line. This was intermittently turning the system off when it drips the safety float switch. Client says system has not been maintenance since it was installed. Explain that all systems need routine maintenance to prevent issues such as this. Performed a drain cleaning and treatment. System is now cooling. System has a 20° temperature split. I also found a supply air leak in the existing ductwork Plenum. Made a small patch to this leak complementary. This repair is unrelated to the install as it is existing ductwork. Our connection from the air handler to that duct. Plenum is still sealed properly. Recommending our Maitenence plan
