Client states system is not cooling. Found the cooling wire not getting voltage from the thermostat to the condenser. Took the thermostat off the wall and jumped out cooling and system turned on. Reconnected the thermostat and tested system and system began running. There may be an intermittent issue with this thermostat. At this time, the system is cooling and the client would like to leave it.

While here, the system is due for a six month Maintenence. 
Performed Maitenence on system. Cleaned/treated drain line and primary drain pan. Cleaned condenser coils. Evaporator coils are clean. Verified safety float switch functionality. Checked amp draw on compressor. Checked amp draw on fan motor. Checked capacitor is within factory range. Inspected Contactar. Made sure all connections are tight. System is cooling with a 20° temperature split at this time.

Upon my inspection, found system was not wired properly for heat pump condenser. Thermostat is too small for client to view numbers. Found drain line not properly insulated and a connection not glued properly causing condensation to drip onto garage floor. 
Made all necessary repairs. Set up thermostat with clients phone. 
Verified heating and cooling functions. 

Performed first system Maitenence. Cleaned and treated drain line and primary drain pan. Checked capacitor and amp draws on motors and compressor. Cleaned condenser coils.

Client is interested in bigger back up heating strips however that would require increasing the wire size and breaker from the main electrical panel. System is heating just fine at this time. 

Supply plenum and return plenum are not mastic sealed at this time but are not leaking air.

Found the fan relay stuck and proving constant power to the fan as well as a faulty thermostat constantly providing power to the heating kit. Replaced both and system functions normal. Found weak capacitor and pitted contactar. Replaced both and made all connections tight. 
Client opted in for maintenance agreement. Performed first bi annual Maitenence on system. Evaporator coils are clean, cleaned condenser coils, cleaned and treated drain line and primary drain pan. Verified safety float switch functionality. Amp draw on compressor and fan motor are good. Indoor Blower motor capacitor is within range. Indoor blower motor has good amp draw. Temp split is at 22°. System is cooling properly at this time. 
Set up WiFi thermostat with client. 

On next visit, check breaker sizes and address blower cleanliness.

Found the fan relay stuck and proving constant power to the fan as well as a faulty thermostat constantly providing power to the heating kit. Replaced both and system functions normal. Found weak capacitor and pitted contactar. Replaced both and made all connections tight. 
Client opted in for maintenance agreement. Performed first bi annual Maitenence on system. Evaporator coils are clean, cleaned condenser coils, cleaned and treated drain line and primary drain pan. Verified safety float switch functionality. Amp draw on compressor and fan motor are good. Indoor Blower motor capacitor is within range. Indoor blower motor has good amp draw. Temp split is at 22°. System is cooling properly at this time. 
Set up WiFi thermostat with client. 

On next visit, check breaker sizes and address blower cleanliness.

Upon my inspection, found a severely clogged drain line and secondary safety pin was full of water. This tripped the safety float switch and the thermostat turned off. Cleaned and treated drain line and primary drain pan as well as emptying out the secondary safety pan. Check the system and cooling and heating. System is heating properly at this time. Amp draws on the compressor and fan motor are good. Evaporator coils are slightly dirty. The capacitor for the compressor is out of its factory tolerance limit. The fan motor capacitor is barely out of its tolerance limit. Found low voltage wiring at the condenser showing bare copper and at risk of shorting out the fuse. 
Made all necessary repairs besides the fan motor capacitor. 

Despite unit age and condition, client does not want to move forward with a new system before selling the house in the summer.
