Performed pm on system. System is 2012 with multiple issues. Growth inside air handler, blower wheel very dirty as well as coil. Recommend cleaning and adding uv for 1,850$. Client does not wish to proceed with repairs or replacement at this time. Will want to replace in the fall.
No cool Upon arrival system is cooling. Homeowner explained that in the last 10 days the system has had intermittent issues. When the system stops cooling, she reset everything and then it works properly. checked refrigerant pressures and air temperature split. Checked air handler cleanliness. Tested capacitor and inspected all electrical components in condensing unit. Found multiple lizards in condenser electrical compartment. One lizard is behind the defrost control board. This is the most prominent issue with the system. Otherwise system is running properly. Advised homeowner. We will send her an estimate for a replacement defrost control board, but it is not guaranteed that this will stop the issue. Water leak Homeowner has been vacuuming water out of his emergency drain pan when the secondary switch trips. Upon initial inspection found the system did not have a primary float switch installed. Instead there was a 90° PVC pipe going directly into the emergency pan which is why when the drain line cloggs, the emergency pan fills up with water. Advised the homeowner that the system should have a primary float switch installed . Homeowner decided to move forward with primary float switch installation and drain line cleaning. Blew out drain line with nitrogen. Flushed and vacuumed with hot water. Treated evaporator coil pan with viper spray and left four pan tabs. Checked refrigerant pressures after restarting the system. System is running and cooling upon departure.
On arrival found unit not cooling due to bad blower motor. Replaced 1/2hp blower motor. Start and test. Pressures good. Temp split good. Unit is cooling properly at this time.

Upon arrival home owner states outdoor unit not running. Found failed capacitor and rusted contactor. Swapped components and fired up system. Found head pressure climbing. Cleaned condenser coils and added 2lbs of 410a. Cleared drain line and verified operations. Inspected breaker panel and sub panel for condenser. On arrival found unit not cooling due to low pressure lock out. Reset unit and checked pressures. Pressures were slightly low and shouldn’t have locked out. Added 2lbs of refrigerant to bring unit back to factory specs. Client is aware of condition of system and wants to get the most out of it. Cleared drain complimentary. Pressures good. Temp split good. Unit cooling properly at this time. Possible txv issue causing low pressure lock due to now filter line dryer in place.
On arrival found pool heat pump not running due to weak capacitor. Replaced part. Start and test. Pressures good. Unit is operating properly at this time.
Replacing starting components for pool heater Replaced both components and started system. I checked refrigerant pressures and temps and found no issues. Put amp meter on compressor and found it running at 20 amps. Well under 28 max. No issues. Pool heater is working properly.
