We tried to schedule Maitenences twice before today’s visit. Found clogged drain line and faulty safety float switch today. Performed rest of Maitenence today. Amp draws, contactar, and capacitor are good. Temp split is 19°. Cleaned condenser coils. System is cooling at this time Replaced ss2 safety switch Performed discounted drain cleaning.

Reason for call: Tune up turned into no cool Equipment: 2015 Goodman 3 ton straight cool Condenser on roof Air handler vertical in storage closet Summary: On arrival found condenser breaker tripping. Unit not cooling. Found dead capacitor and found compressor stuck in start up. Unit needs new capacitor and new starting components. Informed homeowner he wanted a quote for replacement. Provided repair and replacement quote to homeowner.

Reason for call: Condensate pump running more than normal. Equipment: 2 zone hunter and cooper mini split Summary: Performed tune up in both mini split heads. To find them cooling very well. Confirmed proper pressures, temperatures. Flushed coils and drain line. Inspected blower wheels to find both units need to be cleaned. Found condone pump operating very well more water is being produced at the warm season arrives. Homeowner only wanted mini split and inspected not central unit.

Upon arrival, I spoke with the tenant regarding the reported issue. The tenant stated that the condensate drain line had backed up into the float switch the previous day, causing the system to shut down. Before recommending any repairs or cleaning services, I performed a complete system diagnostic. The system is mechanically operating properly at this time. The refrigerant cycle is healthy with no signs of leaks or restrictions, the temperature differential is approximately 20°F and within the proper operating range, and all electrical components are functioning as designed. Based on my findings, the issue appears to be related to the condensate drain system. I recommended an advanced drain line cleaning to thoroughly clear the line and help prevent future backups. However, since I was onsite approximately one month ago for a maintenance visit, I am offering the service at the Tier 1 cleaning rate. Once the cleaning is completed, I can confidently verify that the drain line is clear

Replace evap coil, replace stat Proper operation was restored to equipment.

Found leaky evap coil. Client does not want to replace system due to them selling the home. Replacing coil on monday

Upon arrival, I checked the temperature difference between the supply and return air and recorded a 17° split. I then proceeded with a full electrical inspection and found all electrical components functioning properly with no signs of shorts, burnouts, or over-amperage conditions. I performed a drain line treatment, cleaned the condenser coil, and completed an inspection of the air handler. During the inspection, I noticed the blower wheel has buildup/impact from dust accumulation. I recommended a blower wheel cleaning (pollen clean) to improve airflow and system efficiency; however, the homeowners chose to hold off on the service at this time. On arrival found condensate pump fitting broke and leaking water in return. Replaced pump. Changed electric to match new pump. Connected float. Start and test. Pump operating properly. Unit cooling at this time.

Completed tune up to find operation of unit within manufacturing specifications. Found blower wheel has biological growth, no primary float switch, duct work is not strap properly, 4 in run has collapsed on itself. Unit is operating there repairs will improve the operation, efficiency, and life expectancy of equipment.

Upon arrival tenant states unit is not cooling. Found outdoor board had failed. Bypassed board and system began to run. Found thermostat shorting across heat terminal causing system to run in heat. Found large hole in 6” flex duct in attic (potential rodent) Recommendations -outdoor contactor pitted and rusted -outdoor compressor capacitor reading out of specs -outdoor coils impacted with dirt/debris -no primary overflow safety on air handler (potential water damage) -Thermosat needs to be replaced (shorted) Went over concern with homeowner. Also went over basic maintenance with tenant (filters etc) Would recommend adding surge protectors to avoid this issue Unit is currently cooling but will need to get board from supplier. On arrival found unit not cooling due to blown fuse caused by shorted contactor. Replaced part and fuse. Start and test. Found one supply duct not connected to plenum. Connected and sealed properly. Unit cooling properly at this time.

Full System Tuneup Went over options and issues with system

On arrival found unit not heating due to low refrigerant. Evap coil is leaking. Recommend to replace coil or entire system. Client wanted to fill for now. Explained to client no guarantee on how long refrigerant lasts. Filled back to factory specs. Unit heating at this time. Will submit estimate for unit and coil replacement.

On arrival found unit with EA error code which represents faulty sensor and in board. Will submit estimate for repair. Cycled power and unit started working. Made client aware that once parts are replaced, unit might still need further diagnostic and possibly replace outdoor board.

On arrival found mini split not cooling. Did not observe any error codes. Reset power and inspected. Pressures good. Temp split good. Unit ran for nearly an hour with no issues. Performed drain cleaning. If problem persists we will contact tech support at a charge of $175.50. Client to not reset power because it will clear codes.

On arrival found mini split leaking water due to clogged drain. Performed drain cleaning for system. Added chemical to pan and cleaned filters. Blower wheel and internals are full of growth and is recommended to be cleaned. Will submit estimate. Unit draining and cooling properly at this time.

On arrival found unit with blown fuse. Found thermostat wire outside corroded causing short. Repaired wire and replaced fuse. Will submit estimate for new thermostat wire if problem persists. Unit cooling at this time.

Upon my inspection, found system low on refrigerant and a bad capacitor. Explain to the client that there may be a leak in the system, and that the refrigerant may leak more when we put more refrigerant in the system. Charge the system with 3 pounds, and replaced the capacitor. System amp draw on start up for the compressor is pulling 100 A. Maximum amp draw rating for the compressor is 79. Explain to client that this is why the capacitors are failing. Recommending either a hard start kit or Total system replacement. System is cooling at this time with a 20° split, and proper superheat.

Upon arrival home owner states that float switch is tripping. Found ice in air handler coil pan. Cleared pan while panel was open. Checked refrigerant pressures to find system very low and out of manufacture specifications. Performed leak search on system. Found outdoor valve leaking. Replaced valve and charged system with 4lbs of 410a. Verified system is cooling and no longer leaking. Discounted leak search from 400$ to 325$ Discounted refrigerant from 150$lb to 105$ lb No charge to replace valve

Home owner states they are having condensation issues from attic area. Found metal insulated ducting smashed against each other causing condensation. Did not see any roof leaks. Insulation starting to deteriorate throughout ducting. Found supply plenum sweating and causing standing water on air handler. Insulation is damp within air handler and starting to cause bacterial growth on blower wheel. Explained we do not re insulate ductwork. Recommend replacing supply runs with flex ducting and rebuilding supply plenum to solve condensation issues. Would recommend removing and sanitizing blower wheel of growth. Home owner can keep return ducting/plenum to be more cost affective.

Home owner states system is working. Called us out because buyer thinks it smells like mold in home. Found bacterial growth on blower wheel and interior cabinet. Would recommend removing/sanitizing blower wheel. Would recommend duct sanitation due to bacteria being passed through ducting from blower wheel. Does not want to install air purifier to mitigate bacterial growth. Taped up insulation to air handler door as it was peeled off. Scope of work completed -remove and sanitize blower wheel/assembly -duct sanitation due -cleared drain pan and added pan tabs Waived 95$ with full scope of work Discounted services from 985$ to 860$
