Home owner moved forward with new system. Went over current deficiencies and bacterial growth accumulating. Replaced outdoor capacitor and spliced wiring to get system up and running until new system Friday. Deduct repair balance from install balance
Upon my inspection found upstairs unit not cooling. Found bad capacitor. Replace capacitor and started system. System has a good 20° temperature split. Checked downstairs condenser capacitor and capacitor is within its tolerance limit. Upstairs system is cooling at this time and downstairs system is cooling at this time. Client signed up for two system maintenance plan. Did not complete Maitenence tonight.
On arrival found unit not cooling due to condenser fan motor not turning on. Found weak capacitor. Replaced cap. Removed leaves from around compressor and cleaned outdoor coil. Start and test. Temp split good. Recommend to change air filter more frequently. Unit cooling properly at this time.
On arrival found downstairs air handler not cooling due to bad blower motor. Replaced motor with correct part. Start and test. Unit still frozen at this time. Recommend to leave blower running for a couple hours before turning cooling back on.
Upon arrival home owner states unit not coming on at all. Found primary overflow switch tripped due to clogged drain line. Purged drain line and cleared drain pan. Vacuumed and primed drain line. Added pan tab to help with buildup. Bacterial growth accumulation on blower wheel/assembly Verified system operations and that unit is drianing properly. Home owner signed up for membership so waived 95$ diagnostic
On arrival found unit frozen due impacted coil. Cleaned coil as best as possible. Made client aware no filters are in unit. Recommend to replace coil and get proper maintenance every 3 months with filters. Unit is cooling to the best of its ability at this time.
Client states there is water leaking from the ceiling after it rained really hard. Found water is intruding the roof from the lineset opening on the roof at the condenser when it rains. A roofer is required to make a repair to the hole in the roof. System is cooling properly at this time. $195 service and diagnostic fee.

Client claims living room unit was making loud rattling noise. Turned system on and inspected. Unable to locate cause of noise. Recommend to client to video noise if problem occurs again and call immediately. Both units are cooling at this time.
On arrival found noise coming from blower wheel due to impacted dust and debris. Will return to perform cleanings.

On arrival found unit not cooling due to tripped float switch in aux pan. Cleared pan and drain. Observed no primary float on unit and made recommendations to add one. Installed primary float and tested. Pressures good temp split good. Electrical checked good. Added chemical to pan to help prevent growth. Unit is draining and cooling properly at this time.

Upon my inspection, found system completely flat on refrigerant. Client would not like to move forward with any clean searches, refrigerant, repairs, or system replacement. System is 10 years old.
Replaced upstairs thermostat to have accurate temp reading and operation. Looked over entire system and found everything operating properly. Possible user error with old thermostat. Found lots of rust and corrosion in pan. Possible leak at some point. No water observed at this time. Unit cools properly. 1 year parts warranty on thermostat.
Home owner states system is not keeping up with temperature. Found system starting to freeze over. System freezing over due to main return collapsed in home. Cut a hole in the return so home owners would have air. Explained that this is a temporary fix and they will need to leave garage door open in meantime. Went over options to replace existing ducting. System is under designed. 14” duct pulling 900 cfm. System is designed for 1200cfm. Gave option to add another return in common area to bring system full within designed specifications. Also explained that ducts can be strapped and sealed better. Some sagging in ducts and leakage. Unit is currently cooling.
