Home owner states drain line is backing up. Front draw system with drain pan beneath rubber grommet. Found pan and drain line heavily backed up. Found air handler coils impacted with debris and water dripping straight down to insulation. Cleared drain line and drain pan. Cleaned air handler coils. Verified drainage and operations.
Performed duct inspection in attic. Found some ducts collapsed that are restricting airflow. Vapor barrier on ducts are starting to deteriorate. Found unit to have high temp split. Adjusted blower speed to allow more airflow throughout home. Will submit estimate for ductwork replacement.
Upon my inspection, we found the system is low on refrigerant. We visually found a leak in the refrigeration line set where the liquid line filter dryer is welded on. We highly recommend performing a thorough leak search on the whole system to determine if there are more leaks before making repair. System is actively leaking refrigerant at this time from a weld/braze connection at the liquid line filter dryer. Adding additional refrigerant will be required if system loses more refrigerant before repairs are made. Upon further inspection, we found a clogged drain line, lack of insulation on PVC drain line P trap, improper return/supply duct plenums sealing to unit (leaking air into attic). Capacitor tested within factory range. Amp draw on compressor and fan motor are good. Condenser and evaporator coils are clean. After performing leak search, if no other leaks are found, we will make the necessary repairs on the liquid line filter dryer replacement and charge the system with refr
Homeowner/tenant property 2019 Goodman not cooling due to low refrigerant. This indicating leak in system. Air handler coils impacted restricting air flow. Both issues causing system to freeze over. Recommend replacing air handler coil and charging system to factory specs. Unit is currently not operating.

Upon arrival home owner states indoor unit is flooding garage. Outdoor unit replaced due to flooding but not indoor unit. Found drain pan and drain line heavily backed up. Found blower wheel and assembly impacted with construction debris. Air purifier currently not operable. Performed blower pull and sanitize Cleared drain line and pan Verified system operations
Performed tune up on 3 systems. Cleaned/ treated drain lines and primary drain pans. Verified safety switch functionality. Cleaned condenser coils. Checked amp draws on compressors and fan motors. Checked capacitors. All 3 systems are cooling at this time with 19° temperature splits. Strapped up #3 air handler drain line for proper pitch. System is draining properly at this time.
Performed duct inspection under home. Found most ducts strapped and sealed. Client states imbalance of air flow in home. Found multiple mixing boxes and undersized ducts. Explained to client that to better air flow we would need to replace all ducts. Bathrooms have attic flex attached and is recommended to be replaced. Will submit estimate for ductwork replacement and mini splits.
Upon my inspection, found wrong capacitor on system and wired incorrectly. Replaced capacitor with proper size. Compressor was over amping on start up. Installed hard start kit to bring amp draw below LRA. Cleaned/treated drain line/condensate pump. Wired condensate pump safety switch onto system. Contacter is making humming noise and may need new one in the future if it gets worse. System is cooling with a 20° temperature split at this time. Amp draw on compressor and fan motor are good.
Performed duct inspection in attic. Found original ductboard trunk lines that are in poor condition and deteriorated. Unable to provide repair options for client. Will submit an estimate for full duct replacement.
On arrival found unit not cooling due to weak capacitor on condenser. Replaced part. Start and test. Unit cooling.
Upon my inspection, I found a frozen evaporator coil. Took time to thaw out evaporator coil. Put gauges on system and found system pressures to be low. Performed a leak search on system, and found leak at the Schrader core. Replaced the Schrader core and charge system with 4 pounds of refrigerant. Performed an in place evaporator coil cleaning. Cleaned up wiring on top of air handler unit. Wiped down air handler. Performed complimentary drain cleaning/treatment. System is charged properly with superheat. System is cooling properly at this time. Sending a quote for a maintenance plan.
Client states filter got dirty very quickly. Filter is a merv 11 and uses only 1 filter. Explained to client that the filter is very thick and will get dirty quicker than most filters. Unit is cooling properly at this time.

Performed duct inspection for home. Client states ductwork was recently replaced but is having uneven cooling in home. Found main return is undersized for unit. No supply boots were replaced. No connections are sealed properly. All duct connections are required to have tape on inner liner and outside insulation and does not. Possible issue with sweating in summer months. No permit pulled for ductwork. Found ducts improperly supported. Ducts should be strapped up with 2” wide straps for support. Found ducts are hanging with big zip ties which are a code violation. Return plenum was not replaced. Ductwork is not balanced and one side of home is getting majority of airflow from unit due to lack of experience from previous company. Will submit estimate for repairs to bring ductwork up to code.
Install a fan light combo and run exhaust to the exterior
Client states compressor makes loud noise multiple times a day. Checked over unit. Float switch clear. Getting proper voltage to unit. Amp draws good. Capacitor is weak. Contactor is buzzing. Possible rodents chewed wires in attic. Will submit quote for compressor replacement and running new low voltage wires.
Upon my inspection, found bad evaporator blower motor. Quote sent for replacement. Client would like to contact warranty company first.

Changing out bad breaker in panel for condensing unit
Replaced compressor. New refrigerant. Glued all pvc joints. Notified client that they do not have a p trap on their drain line if any issues with the drain occur. Performed Maitenence on system. Cleaned and treated drain line/primary drain pan/condensate pump. Performed a in place evaporator coil cleaning. Client needs to buy 2” longer filters. Replaced capacitor. System is cooling at this time with 19° temperature split. Notes: previous compressor blew up and had metal shrapnel through the lineset. Performed 15 consecutive flushes on system to remove debris. Notified client that if any issues issue occurs with the system that the metal shrapnel may be the cause if there are pieces lodged within the lineset that are not accessible.
