Bath fan additional $1350 which includes electrical and venting.
Found extremely clogged drain line with rust debris inside. System is older and evaporator coil may be dropping rust particles causing drain to clog up worse over time. Cleaned drain line with lvl3 method. Drain line did not have a p trap installed. Installed a new p trap and verified system is now draining properly. Advised client to call us asap without touching the system or vacuuming water so that we can accurately diagnose any issues at hand as they happened. System is cooling and draining at this time.
Upon starting maintenance, we began with the middle unit located downstairs. Pressures, subcooling, and temperature differential were all within the proper operating range. No issues or concerns were found. The tune-up was completed with a thorough cleaning of both the indoor and outdoor components. Moving on to the upstairs unit, the system was running; however, the temperature differential was very low. After checking pressures, the subcooling was also below the recommended range. Upon inspection and discussion with the homeowner, they decided to hold off on any repairs at this time but approved adding refrigerant to help restore proper cooling and temperature differential for the upstairs area. Lastly, we evaluated the rear downstairs system. The system was not operating, although the air handler blower motor was running. Upon inspection, the system was found to be completely out of refrigerant, indicating a possible leak. The homeowner chose to postpone any repairs or adjustments

Completed maintenance by clearing and flushing the condensate drain lines on both systems to ensure proper flow and prevent potential clogs. Installed condensate pan treatment tablets in both systems to help reduce buildup and maintain drain line cleanliness over time. Verified electrical components for both systems, including capacitors and fan motor amperage; all readings were within manufacturer specifications.

Inspected and traced the condensate drain lines; all drain lines were clear, and float switches were dry with no signs of restriction or backup. At this time, no mechanical issues or performance deficiencies were observed in any of the systems. Findings were discussed with the owner, and they were advised to monitor the specific area of concern and report if the issue reoccurs
Unable to access rooftop. Will have to reschedule. Unit not cooling. Returned to diagnose. Found thermostat calling for cool but no low voltage power at condenser. Reset system and replaced thermostat with ecobee. System is now cooling properly. Guarantee and warranty on ecobee thermostat. Checked pressures and temp split. Pressures are good and temp split is 20° Current occupants are keeping temperature set to 69°
On arrival found unit not cooling due to burnt wire and weak capacitor. Replaced wire and cap. Unit started. Found blower over amping and full of growth. Blower capacitor is weak. Evap coil is dirty. Unit is r22 in poor condition. Unable to check pressures due to schrader valves being removed. Unit is cooling. Recommend to replace unit to prevent breakdown in summer.
Upon my inspection, found 20 year old system pulling high compressor amps. Pulled disconnect and found disconnect extremely hot. Found dead capacitor and system was running off of a hard start kit. Replaced capacitor. Found extremely kinked suction line. System is cooling as best as it can given its age and condition. Client is aware of all inefficiencies and we are discussing new system options. Sending quote for new system and will deduct the $304 capacitor to the new system quote if client would like to move forward by the end of this week. No guarantee on how long the system will run at this time.

On arrival found upstairs unit set to off. Turned unit on. Temp split good. Pressures good. Float switch clean. Unit draining. Amp draws good. Electrical good. Unit is cooling. Possible intermittent issue with float or outdoor fan. Client states that unit stops cooling occasionally but still blows air. Unable to diagnose any issues at this time. Found unit in need of cleanings and maintenance. Will submit estimates for cleanings.

Blower wheel is getting impacted with debris and growth again. Verified safety float switch functionality. Checked amp draw on compressor. Checked amp draw on fan motor. Checked capacitor is within factory range. Inspected Contactar. Made sure all connections are tight. System is cooling with an 18° temperature split at this time. Found fresh rodent droppings in attic and let client know. Duct work seems to be sealed well at this time and did not find any apparent holes.

Remove and replace 6 supply ducts and 1 return duct including grills, boots, collars, and plenums. Install new r-8 anti-microbial flex for home. Add 2 manual dampers to office and back bedroom to help balance air flow. Connect to 2 existing supply ducts that are not accessible from attic. Seal and strap all ducts to code. Tax and labor included. Add uv light to air handler.
