Performed maintenance on 6 systems. Upstairs north bedroom unit has bad blower motor. Upstairs living room unit not running due to weak cap. Replaced part. Unit cooling properly. Recommend one blower pull and clean for upstairs master. Will submit quote for cleanings and repairs. 5/6 units cooling properly at this time.
member maintenance Checked refrigerant pressures and air temperature split. Tested capacitor. Found contactor is pitted. Replaced contactor during today’s maintenance. Cleaned dust out of electrical compartment at condenser. Flushed vacuumed and treated condensate drain line. Evaporator coil is clean. Blower wheel was dirty with microbial growth. Performed blower wheel pulling and clean during today’s maintenance. Install installed UV system to prevent return of microbial growth. Tested float switch. Filter is recently changed. No other issues with system at this time.
Found u it not cooling due to almost empty on refrigerant. Found unit has been installed very poorly. Explained to client list of issues. They are having unit replaced in about a week. They declined all recommended fixes and any repairs on system. Client wants temporary fix to get by for week. Added 5lbs of refrigerant to bring system back to factory specs. Unit cooling. Showed tenant where float switches are and how to check. It is advised to inspect unit daily for water until unit gets replaced.
No cool Upon arrival, found system off with blank thermostat. After further inspection found that air handler did not have any issues. Thermostat has failed. Replaced T6 pro thermostat and restarted system in cooling. Thermostat was the reason for the no cool call. Upon inspection of condensing unit found weak capacitor reading 26 out of 45 µF. Replaced 45+5 µF capacitor today. Performed full attic/duct inspection. Insulation levels are good. Insulation around ductwork is deteriorating. Ducts are not properly hung. Most joints have air leaks. Recommended full duct replacement. Advised homeowners that we can replace ductwork in the fall when it is not so hot out. Provided system replacement estimate as system is also in bad shape. Advised homeowner that if he does not replace the system, I recommend blower wheel pull and clean and evaporator cleaning in addition to install installing a UV system to prevent the return of microbial growth in the air handler.

Replace blower motor Removed blower assembly to replace existing motor. Blower wheel/housing was very dirty. Homeowner approved blower wheel cleaning during motor replacement. Performed full chemical cleaning on blower assembly. After fully drying installed new blower motor on blower housing. Noticed blower capacitor was rated for 10 µF but motor requires 15 µF. Installed new 15 microphone capacitor with new blower motor. Reinstalled blower assembly. Rewired package unit. Tested system function in cooling. System has 18° air temperature split upon departure. Signed up for maintenance membership.

no cool Upon arrival, homeowner explained the system started showing CH 29 code yesterday and has not cooled. CH 29 code refers to compressor overcurrent Tested compressor amps and read normal 4-5 amps Opened condensing unit to test compressor and found a frog sitting on control board. Removed frog to continue diagnosis. Tested compressor. Compressor does not have any apparent issues. Restored power and tested system function. System runs normally. Unable to re-create original issue. Advised homeowner we will send them a replacement estimate for the control board as the frog may have caused damage. Also recommended homeowner keep an eye on this mini split system and to give us a call if this issue happens again without changing anything.
