Cool today said unit was fire hazard. I inspected and found no issues. I taped up low voltage wiring. Fired unit up and it’s cooling at this time. Still sending quote to customer.
Performed Maitenence on system. Condenser went under water during the storm about half way. Capacitor is completely dead, system is running off of a hard start kit. Contactar is rusted and corroded. Amp draw on compressor is high. Fan motor amps are good. Replaced capacitor, contactar, and new wire connections. Removed hard start kit. Found system low on refrigerant by 1lb. Subcool was 8 with a target of 13°. Added refrigerant to achieve a 13° subcool. Cleaned and treated drain line and primary drain pan. Cleaned condenser coils. Advised client that nothing is under warranty or guaranteed due to system being impacted by salt water. System is between 17-20 temp split.
Replace warranty blower motor. Start and test. Pressures good. Temp split good. Cleared drain. Electrical checked good. Unit operating properly at this time.
Performed Maitenence on system. Cleaned/treated drain line and primary drain pan. Cleaned condenser coils. Evaporator coils are clean. Verified safety float switch functionality. Checked amp draw on compressor. Checked amp draw on fan motor. Checked capacitor is within factory range. Inspected Contactar. Made sure all connections are tight. System is cooling with a 20° temperature split at this time. Found system cooling with 15° temp split. Found system 1lb low on 410a refrigerant. Added 1 lb to system. System now has target 11° sub cool and 20° temp split
Performed maintenance on 4 systems. Found system 3 and 5 low on refrigerant. Units are 2011 r22. Due to age and condition we recommend to replace both systems. Systems 2 and 4 coils and blowers are heavily impacted by dirt and debris. Recommend to perform cleanings on air handlers. Condensers have corroded and burnt contactors. Units 4 disconnect and electrical whip is recommended to be replaced. Cleared all drains and replaced filters. Will submit estimates.
Reason for call: tune up Equipment: Unit 1 2020 icp 3 ton heat pump Vertical in closet Condenser on right side of home ground level Unit 2 2020 2.5 ton package unit Summary: Completed Maintenance to find operation of equipment within the manufacturing specifications. Flush drain line thoroughly. Minor cleaning on both indoor and outdoor coil. Filters were changed today. Solution: Presented Findings to homeowner and provided and estimate including. Cleaning of blower wheel and evaporator coil on package unit. To replace 8 in duct run in attic due to rodent damages. Strap and seal duct work. And perform a wire repair on low voltage by condenser. Upon my inspection, tested system and found bad compressor on pool/spa heater pump. Quote will be sent to client for system replacement.

Troubleshot bedroom lighting found a switch that had a short on the neutral wire could not find where the wire went to. Customer was good with disconnecting the switch and leaving it dead since everything else in the room was working

System is cooling with a 20° temperature split at this time. Drain line not accessible. Had to cut, blow out, and add a twist on connector. ***drain line ends into the bathroom tub drain*** Send membership quote to client and recommending bi annual visits to ensure the drain is clean. Changed client supplied filter 8x30x1

Removed and cleaned blower assembly. White plastic blower housing is embedded with stains that are not possible to remove at this time. Everything is clean and sanitized with just some discoloration from deep stains in the plastic grooves/scratches. Installed safety float switch and tested function. Signed client up for Maitenence agreement.
Client states that condenser makes loud noise consistently. Made sure that it was not the defrost function. Could not get condenser to re-create noise while here. Revisited previous estimate for capacitor replacement as fan motor is now over camping and the fan side of the capacitor is still weak. Replaced capacitor and got fan motor amp draw under its max rating. System is cooling properly at this time. On startup the compressor is pulling higher amps than it is rated for. Advised client that this means their compressor is having a hard time starting up and possible issues may arise in the future.

Upon arrival home owner states roof top condenser not coming on. Found system completely out of refrigerant. System going off on low pressure. Performed leak search to find leak in case coil. Outdoor Contactor Rusting Outdoor Capacitor Starting to Rust Outdoor High Voltage Disconnect Rusted Out Exposed High Voltage Condenser Electrical Whip 2019 Trane Case Coil 2019 Trane Condenser 2012 Goodman Furnace System was not registered and currently out of all warranties. Explained repairs (cost) vs new system. Home owner would only like to repair system. Explained we can not warranty coils. Also explained further diagnosis may be needed once system is running. Potential compressor damage from short cycling. Left condenser off so no further damage. Furnace will still work in heat in meantime.

On arrival found indoor blower motor has failed. Getting proper voltage to motor. Will return to replace motor. Unit not operating at this time.
On arrival found downstairs unit heating set to 90 and reading 80. Client states unit has trouble keeping up for both upstairs and downstairs. Checked pressures in heating and cooling modes. Pressures good. Temp split good. Recommend to replace both thermostats and not operate unit in auto mode. Client gave approval for coil cleaning and replace both thermostat. Both units heating and cooling at this time.
On arrival client states that unit isn’t heating or cooling properly. Found system completely empty on refrigerant. Unit is 18 years old in poor condition. Recommend to replace system. Found evap coil and blower full of debris and corrosion. Some ducts were repaired and replaced. Recommend to replace 2 ducts that are torn and repairs that were made to them are poor. Will submit estimate for system replacement.

Removed lizard and tested capacitor. No other recommendations at this time. Chances filter with supplied media filter.
