Upon repair, I began by pumping down the system to recover the existing refrigerant. I then proceeded with removing the failed TXV and the filter drier located in the condenser. After removal, I installed a new TXV and filter drier, ensuring all connections were properly sealed and secured to prevent any future leaks. Once installation was complete, I pressure tested the system, pulled a vacuum, and recharged it with the proper amount of refrigerant. The system is now operating with a 20° temperature difference between the supply and return plenums, which is within the proper range. The system was functioning properly upon departure. Scope of work: Install 2 soft start kits on both condenser units.

Install AFCI breaker in panel to pass electrical inspection *** if any troubleshooting in the home is required after installing AFCI breakers installed due to a wiring issue in the home that will be an additional cost.

On arrival found evap coil to have ice build up. Found blower motor intermittently shutting off causing unit to freeze. Recommend to replace motor to prevent further issues. Added secondary float to help prevent water damage. Unit cooling. We do not advise client to invest into motor replacement due to age. Made client aware anything can break at any time. Unit is out of warranty and could be costly to keep repairing unit.

Performed maintenance on three separate mini split systems. Cleaned evaporator coils, cleaned, and treated drain lines and primary drain pans, clean, condenser coils, inspected blower wheels, checked temperature splits. Found all three systems having bacterial growth on the blower wheels, predominantly the kitchen mini split system. Client would like to have kitchen mini split system cleaned and install a UV air purifier. Quote has been sent and accepted, client is getting scheduled for service.
