Upon my inspection, found clogged drain line and weak fan motor capacitor on the condenser. Cleaned/ treated drain line and primary drain pan. Replaced 10uf capacitor and left the compressor side of the original capacitor on unit as it is still within its tolerance range. Offered Maitenence plan membership to client but they would like to wait at this time. System is cooling with a 18° temperature split at this time. Amp draws on compressor and fan motor are good. Safety switches are functional. Changed filter for client. Last filter was installed in April of 2025.
Install low profile condensate pump 2nd floor at unit. Run drain line through attic. Cut off and leave the existing drain line capped off. Wire condensate pump to Air handler Unit high voltage.
Clogged drain line caused ceiling damage to bottom floor in kitchen/dining room. Tested safety switches which are operating properly. Checked pressures and temperature splits. Verified system operations. Cleared drain line and drain pan. Wet switch activated after damage occurred. Explained damage could have been worse if switch was not in place.
On arrival found unit not cooling due to no high voltage at condenser. All breakers have power at panel. Client states electrical work was just performed at property. No wire from panel is connected to outdoor subpanel. Unable to test unit at this time.
Removal of equipment . Will return in January to Install new system. NON PERMITTED.
Performed Maitenence on system. Drain line is severely clogged and unable to clear. Quoted to install condensate pump for new drainage system. Client accepted and scheduling. Cleaned condenser coils. Evaporator coils are dirty but unit is over 10 years old and client would like to wait till new system is needed. Verified safety float switch functionality. Checked amp draw on compressor. Checked amp draw on fan motor. Checked capacitor is not within factory range. Replaced capacitor. Inspected Contactar. Made sure all connections are tight. System is cooling with a 20° temperature split at this time. Advised client to leave system off due to drain line not working properly. Client would like to leave system at 78° and is aware that the system cannot drain and may back up with water. There is a risk of flooding if the safety switch fails.
Scope of work -Remove and install new supply trunk line -move trunk line to back side of plenum -cap end of plenum -install ducting to far left behind trusses (keep attic accessible) -install 2 full duct living room cut ins -install mixing box -replace master bedroom duct (attached to main trunk) -strap and seal ducting that’s being replaced **leave 2 extra boots to put up at later time**

On arrival found condenser breaker tripped due to hard start kit exploding in service panel. Reset breakers and unit started. Units cooling.
On arrival found unit leaking water due to clogged drain. Cleared pan and drain. Added chemical to help prevent growth. Found coil and blower dirty. Condenser coil impacted as well. Will submit estimate for cleanings. Unit operating in heating and cooling properly.
Rewire the 240v feed for the old stove into a 120v feed Install conduit to protect wire from physical damage Install arc fault breaker in panel for code required protection
On arrival found air handler breaker bad. Replaced breaker. Start and test. Unit operates properly.
Replace bad Lutron switch
Reprogrammed thermostat to allow unit to operate in heating and cooling modes properly. Unit is cooling.

Investigated high humidity issue. Changed air handler variable speed fan motor setting from 400 CFM to 360 CFM. Air handler is a 3 1/2 ton condenser is a 3 ton. Home is 1400 ft.². System pressures indicate that system is slightly undercharged according to factory specs. Spoke with client about maintenance plan and checking pressures and humidity in the next six months. Inspected duct work. Duct work looks good and sealed. Condenser has fault code: UNIT BUS FLT 2 CDA COM BUSY - reset fault codes
Remove receptacle beside switch in kitchen run a new line from an existing receptacle Remove single gang switch box and install a 2 gang cut in box Had to rework junction box in the attic that was drywalled over to it a safe connection
Performed Maitenence on all 4 systems. - Cleaned condenser coils. - Cleaned and Treated drain lines/Primary drain pans. - Checked capacitors. - Checked amp draws on compressors. - Checked amp draws on fan motors. - Inspected all wiring connections. - Checked temp split in Cooling and in Heating. - Inspected Evaporator coils for cleanliness. - Tested safety float switch. Unit 1: AHU- Evaporator coils are dirty and require cleaning. Performed in place cleaning. CU- Bad capacitor. Replaced capacitor. Unit 2: No current issues. Unit 3: AHU- Evaporator coils are dirty and require cleaning. Performed in place cleaning. CU- Bad capacitor. Replaced capacitor. Unit 4: Currently Vacant. No filter installed. CU- Bad capacitor. Client would like to try and wait till next Maitenence to replace. Advised client that the capacitor may completely fail at any time since it is out of its tolerance range.

Replace warranty compressor and refrigerant. Start and test. Tax and labor included.
Replace condenser fan motor. Pull and clean blower wheel. Sanitize cabinet. Perform maintenance on 1 system. Unit operating properly at this time.
Upon my inspection, found main system contactor inside air handler is fried along with the Line side high voltage wire. Opened up service disconnect and heard arcing noise from high voltage wires. Could not remove service disconnect plug. Recommending replacement of contactor and service disconnect box. At the condenser found bad capacitor. Recommending to replace capacitor. System required a drain cleaning and treatment due to visible water in the safety float, which reservoir. Performed on necessary repairs and system is cooling at this time with a 20° temperature split. Main system ductwork has many holes, not strapped up, and not properly sealed. The supply Plenum off of the unit is damaged and has lost its structural integrity. Recommended that the client replaces the ductwork in the near future.

Made sure all connections are tight. Systems are cooling with 20° temperature splits at this time. Verified systems heat properly.
On arrival found unit not cooling due to broken thermostat wire on roof for condenser. Wire was pulled from service panel possibly from roofer tripping over wire. Replaced section of bad thermostat wire. Start and test. Pressures good. Temp split good. Compressor noisy on start up. Made client aware possible compressor failure in near future. Unit cooling at this time.
