Found system running. Checked all electrical components and amp draws. Found bad capacitor and replaced. System pressures are good. Condenser coil is dirty and owner was notified that it should be cleaned. Air handler is in good condition and the evaporator coil is clean. System is cooling now.

On arrival found unit not cooling due to clogged drain. Drain is very cloggged. Cleared to the best of my ability. Recommend to run new drain for unit to operate properly.

Upon arrival found thermostat/sensor had failed causing unit not to run. Replaced thermostat with temporary so business will have cooling. Will need to special order thermostat/sensor. Verified system was cooling. After letting run for few minutes tenants noticed leak starting from ceiling. Will need further diagnosis. Upon further diagnosis, I found the neighbors ac unit was overflowing with water due to a clogged drain line. To prevent flooding temporarily inside Sip & Dry, I cleared out the neighbors drain line p trap Blair was notified to have her landlord get the neighbors system inspected and fixed to prevent future flooding problems. In Sip & Dry’s unit, I also found a very dirty and impacted micro channel evaporator coil and dirty filters from what looks like 2019 written on the filters. A quote will be sent over for a deep coil cleaning and filter replacement to ensure the system runs and cools properly. System is cooling at this time.

On arrival found downstairs unit not cooling due to communication error with outdoor condenser. Replaced section of outdoor thermostat wire. Performed update. Unit cooling. Noticed thermostat was reading incorrectly for temp. Told client to keep eye on it. If error occurs again will need to run new thermostat wire to condenser.

Client states return grill leaks water occasionally. Found drain and pan to have growth and debris. Shroud was not sealed properly. Cleared pan and drain. Sealed shroud to the best of our ability. Unit is cooling and draining at this time.

Replace 3 ton split system

Clean mini split blower. Perform maintenance on 2 systems.

Member maintenance Checked refrigerant pressures. Checked all wiring and cleaned out electrical cabinet on condensing unit. Tested capacitor and checked contactor. Removed outdoor fan and washed condenser coil/unit. Flushed vacuumed and treated condensate drain line. Tested float switch. Checked air handler wiring and cleanliness. Found small amount of microbial growth on blower motor wiring and evaporator coil plastics. Cleaned and sanitized affected areas in air handler. Installed UV system to prevent regrowth. No other issues at this time.

Home owner states unit is not cooling properly. Upon arrival found air handler coils severally impacted and drain line backing up. Coils need to be removed to be cleaned properly. Checked temp splits. Checked starting components. Inspected outdoor coils. Inspected blower wheel. Coils being impacted are affecting the cooling/efficiency of system. Drain line backing up will also cause system to short cycle. Locked up home. Handyman arrived to do drywall repair.

Required TXV is on back order at the factory. Will return as soon as TXV is acquired. System is not running at this time and waiting for confirmation on ordering proper TXV. Installed New TXV, Liquid line bi flow dryer, and 5 lbs 13oz of new 410-a refrigerant. System is cooling with great pressures.

On arrival found u it leaking water due to clogged drain. Cleared pan and drain. Added primary float switch. Will submit estimate for blower cleaning. Unit cooling at this time.

No cool Homeowner states the system has been cooling off and on for a few weeks. Homeowner‘s temporary fix was to pull outdoor disconnect and allow time to reset. Upon initial inspection, system seemed to be running and cooling fine. While monitoring refrigerant pressures compressor stopped running. Compressor restarted shortly after this. Multiple times throughout the service call system short cycled. Searched controller for error codes and current code being thrown is EA- four way valve malfunction. Four-way valve needs to be replaced. After repair system will still require further diagnosis. Advised homeowner in the future, not to pull outdoor disconnect as resetting the power may reset error code Blower wheel is dirty and homeowner mentioned head unit “spitting out black stuff” which would be microbial growth/dust from blower wheel. Sent estimate for cleaning.

Run new drain in attic for air handler. Glue and insulate properly. Seal off old drain. Foam chase for Lineset. Tax and labor included.

3 system Maintenance Checked all wiring and electrical components. Found weak capacitor condenser #2 reading 21-3 out of 35-5. Replaced during today’s maintenance. Flushed and vacuumed all drains. Treated drain pans. Air handler interiors are clean. Checked refrigerant pressures and air temp splits. No other issues at this time.

3 Separate Mini Splits Units were not professionally installed. Drain lines and exterior covers not secured correctly. Drain lines need to be extended. Living room system is intermittently failing. Found water damage to board. Would recommend replacing board. High voltage to unit is not secured in conduit. Would recommended adding surge protection as well. Will call to verify warranties
