Upon my inspection, I found the evaporator Blower Motor is faulty and will not turn off. Replaced 1/2 hp ecm blower motor, Cleaned blower housing and blower wheel. Found evaporator coils were dirty and needed cleaning. Performed an in place evaporator coil cleaning. Cleaned drain line and drain pan with treatment. Wiped down entire air handler inside and outside. Found small piece of insulation missing on drain line. Installed new piece of insulation in the spot and wrapped it up with duct tape. At condenser, found a fried compressor wire at the Contactar. Replaced Contactar complimentary and repaired wire with new connector. Found bad capacitor. Replaced capacitor. Found compressor wire inside condenser unit near the compressor was rubbing up against copper and almost rubbed all the way through the wire insulation. Wrapped up wire with electrical tape and strapped wire up to avoid rubbing. Checked system pressures. System is cooling properly at this time. Start up amp draw on compres
Installation of Aroma 360 scent device into hvac systems.
Will do free tuneup on system with valve replacement Maint plan
On arrival found unit not operating due to blown fuse. Replaced fuse and tested. Found fuse blew due to shorted thermostat. Replaced thermostat. Start and test. Unit operating properly at this time.
Return to perform leak search on system. Found link in condenser coil side. Will be able to weld leak and charge system back to factory specs. Further diagnosis could potentially be needed once system is fully running. Sending estimate for repair vs replacement Will need to perform whole system search to determine what part or area is leaking. Parts may need to be ordered after search. Compressor side holds 13lb of refrigerant. Will need to add refrigerant after repair (1425$). This does not include repair.
Performed Maitenences on systems. Cleaned/treated drain lines, condensate pumps, and primary drain pans. Cleaned condenser coils. Evaporator coils are clean. Verified safety float switchs functionality. Checked amp draw on compressors. Checked amp draw on fan motors. Checked capacitors are not within factory range. Recommending replacing both systems capacitors as they are both out of factory tolerance range. Found main condenser high voltage connector to condenser service panel was loose and broken off. Made necessary repairs. Also found compressor wire to the capacitor start terminal was damaged and at risk of shorting out. Made new wire connection. Made sure all connections are tight. Main system is cooling with 20° temperature split at this time However the Master bedroom system is low on refrigerant and we recommend adding an estimated 3lbs of refrigerant to achieve proper subcool to start since we have not added refrigerant to this system in the past. Fan running non stop due to shorted Thermosat. Replaced with home owner provided nest. Verified system operations Had to use white for reversing valve because system does not have enough wires for back up heat.
On arrival found unit not cooling due to bad condenser fan motor. Replaced fan. Start and test. Unit has been fully submerged in salt water with heavy corrosion. Made client aware unit can fail at any point. Client declined system replacement estimate at this time. Unit cooling.
Replaced weak fan capacitor for air handler. Start and test. Unit cooling properly at this time.
Performed Maitenence on system. Cleaned/treated drain line and primary drain pan. Inspected condenser coils. Evaporator coils are clean. Verified safety float switch functionality. Checked amp draw on compressor. Checked amp draw on fan motor. Fan motor is pulling .94 amps with a max rating of .6. Fan motor is over amping and at risk of failure. Checked capacitor is not within factory range (reading 40 out of 45 with a tolerance of 5%. Replaced capacitor. After replacing capacitor, fan motor amp draw is at .82. Inspected Contactar. Made sure all connections are tight. System is cooling with a 20° temperature split at this time. Client had concerns of humidity. Found multiple holes and leaks in old duct work. Recommending duct work replacement and sent quote to client. Included air purification systems with duct work quote per clients request.
Back yard GFCI was not in a weather proof cover and had a sprinkler right next to it Replaced receptacle with a new Weather resistant GFI and a in use exterior cover to protect it from the sprinkler After installing the recep did not a have a equipment ground Installed a no equipment ground sticker in the box for code compliance On front of the home the gfi plug was operating properly when Christmas light were plugged it caused them to trip because water had gotten into the connections Tested this on other outlets and they also tripped There was a gfi plug also in the front of the house that was not working and had to power to it had to remove it and put a blank plate on the box believe it lost power from somewhere in the crawl space the customer did not want to trouble shoot at this time
Pulled and clean evap coil. Wiped inside of cabinet. Performed maintenance on system. Cleaned outdoor coil. Cleared pan and drain. Checked electrical. Unit cooling and operating properly at this time.
Performed Semi Annual Tuneup *Primary safety switch was not installed in line with drain line per install estimate *Secondary safety switch not installed in pan per install estimate Actuator valve is slamming due to failing or installed backwards. If valve was replaced during install it was installed backwards causing banging sound during start up and shut off. Recommend properly installing valve. Explained that if ball valves were not replaced when we go to install actuator and they do not hold. Than we would need to have lines freezer and replace ball valves. Line set not insulated properly causing condensation on ceiling below unit
On arrival found unit not operating due to shorted disconnect. Replaced part. Start and test. Unit operates in heating and cooling modes properly.
Estimate for mini splits and slit system.
Upon arrival home owner states mini split in kitchen was freezing over and making loud noises. Found system running low on refrigerant indicating leak. Explained potential repairs and due to brand we may/may not be able to get parts. Offered leak search. Home owner would like to gas the mini split and monitor over time. Explained I can not guarantee how long refrigerant will last. Charged system back to factory specs.
Found grounded compressor on unit causing breaker to trip. Will return to replace compressor. Unit not cooling.
On arrival found unit with clogged drain and tripping float switch. Cleared pan and drain. Added pan tabs. Flushed with a gallon of water. Verified unit draining. Temp split good. Electrical good. Unit cooling properly at this time.

Unit not cooling due to failed outdoor capacitor. Replaced capacitor and verified operations. Outdoor motor amps close to data tag rating (potential failure)
Upon attack home owner states unit isn’t running at all. Found air handler motor had failed and outdoor unit running. Home owner will let us know about replacing motor. Left power off to unit so it will not further damage system. Upon completing repair we will check system operations. Unit is currently down
Home owner states air handler has been backing up and tripping safety switch. Contractors have been working inside and vacuuming drain and still backing up. Nitrogen purged drain line and cleared drain pan. Added pan tab to help with buildup. Explained if issue happens again within 90 days. The HOA would need to have a plumber come out to snake common stack. Re pitched drain line and safety switch. Unit is currently operating within manufacture specifications.
