Found blower motor running constantly due to bad relay. I replaced relay and cleaned drain line and pan. No further issues at this time. Verified proper operation

Found unit flat on refrigerant. System is 10 years old. Explained options for repair vs replace to client. Client chose to leak search and top off for now. Found leak in evap coil. Sending quotes. Topped off system with no guarantee. Also found loose wire connections above coil. Unit had no Freon in system. Found circuit board in furnace had been replaced.

Failed air handler high voltage disconnect. Replaced with non fused disconnect. Verified system was heating and cooling. Notes -air handler capacitor starting to read weak -air handler coils starting to accumulate debris

On arrival found unit with burnt wire and contactor for heater kit causing burnt smell in home. By passed heater kit to allow air not to cool temporarily. Will return to change heater next week.

On arrival found compressor noisy in 1st stage operation. Compressor should be replaced to prevent excess noise. Unit still operates in heating and cooling modes. Will submit estimate for compressor replacement.

Upon my inspection, I found the system thermostat was reset and had the wrong settings for a heat pump system. Also found bad capacitor. Replaced capacitor and re configured thermostat settings and system runs in heating and cooling now. Checked system pressures. Checked amp draw on compressor and fan motor. Compressor is over amping at 20 amps and it is rated for 14. Advised client that compressor is at risk of failure. System is almost 20 years old. Providing quote for system and duct replacement.

On arrival client states unit started working properly. Verified unit operates in heating and cooling. Changed filter. Unit operating properly at this time.

Thermostat wired and programmed for heat pump. System is a straight cool. Re wired and re programmed Thermostat. Verified system was heating and cooling. Recommendations -supply plenum is not sealed properly. Air leaking into attic.

Adjusted thermostat for casita to allow more accurate temp and humidity readings.

Home owner states system has trouble keeping up and shuts off intermittently. 3.5T system for 1450sf home. System is oversized for home. Checked pressures and temp splits. Inspected indoor and outdoor coils. Tested float safety and verified system was draining. Found no issues with system. Found main return in attic pinched and lost its integrity. Recommend replacing return ducting. Also found supply ducts not strapped and sealed properly. Would recommend strapping & sealing.

On arrival found unit not cooling properly due to thermostat set incorrectly for heat pump system. Programmed thermostat properly. Performed complimentary maintenance on system. Unit operates properly.

On arrival found unit not cooling due to clogged drain and tripped float switch. Client declined drain cleaning at this time. Will try to clear drain themselves. Recommend to client to get on maintenance plan to help prevent drain cleaning in future. Explained to client that we will charge $95 again if they are unsuccessful in clearing drain.

On arrival found condenser running due to bad compressor. Found unit was flooded. Unit is a 2023 with after market condenser fan motor. Control board for condenser has all safety components by passed to allow unit to run. Due to extent of damage and condition of unit, we recommend full system replacement to have unit with warranty. Will submit proper estimates when supply houses open on Monday. Unit does not cool at this time.

Float switch moved causing unit to shut off. Repositioned float switch and unit started. Unit cooling at this time.

On arrival unit working properly. Performed maintenance. Cleared drain and pump. Temp split good. Electrical checked good. Unit cooling properly at this time.

Upon my inspection, found clogged drain line and weak fan motor capacitor on the condenser. Cleaned/ treated drain line and primary drain pan. Replaced 10uf capacitor and left the compressor side of the original capacitor on unit as it is still within its tolerance range. Offered Maitenence plan membership to client but they would like to wait at this time. System is cooling with a 18° temperature split at this time. Amp draws on compressor and fan motor are good. Safety switches are functional. Changed filter for client. Last filter was installed in April of 2025.

Install low profile condensate pump 2nd floor at unit. Run drain line through attic. Cut off and leave the existing drain line capped off. Wire condensate pump to Air handler Unit high voltage.

Clogged drain line caused ceiling damage to bottom floor in kitchen/dining room. Tested safety switches which are operating properly. Checked pressures and temperature splits. Verified system operations. Cleared drain line and drain pan. Wet switch activated after damage occurred. Explained damage could have been worse if switch was not in place.

On arrival found unit not cooling due to no high voltage at condenser. All breakers have power at panel. Client states electrical work was just performed at property. No wire from panel is connected to outdoor subpanel. Unable to test unit at this time.

Removal of equipment . Will return in January to Install new system. NON PERMITTED.

Performed Maitenence on system. Drain line is severely clogged and unable to clear. Quoted to install condensate pump for new drainage system. Client accepted and scheduling. Cleaned condenser coils. Evaporator coils are dirty but unit is over 10 years old and client would like to wait till new system is needed. Verified safety float switch functionality. Checked amp draw on compressor. Checked amp draw on fan motor. Checked capacitor is not within factory range. Replaced capacitor. Inspected Contactar. Made sure all connections are tight. System is cooling with a 20° temperature split at this time. Advised client to leave system off due to drain line not working properly. Client would like to leave system at 78° and is aware that the system cannot drain and may back up with water. There is a risk of flooding if the safety switch fails.
