Performed maintenance on two systems. Cleaned and treated drain lines and primary drain pans. Inspected blower motors. Checked fan motor capacitors. Found main living room area AC fan capacitor was weak and found bedroom fan capacitor weak. Replaced capacitors. Fan motor for living room area has oil residue and is amping at 1.46 amps with a rating of 1.45. Notified client that we will have to watch this fan motor and it is at risk of possible failure. System heating at this time. Changed client provided air filters
Pull and clean blower. Clean in place evap coil. Perform maintenance on system. Tax and labor included.
Sound issue client was hearing is due to system going into defrost mode and the reversing valve releasing refrigerant. No problems with this noise. Client signed up for Maitenence plan. Performed first Maitenence on system. Vacuumed drain line and cleaned condens and coils on this first quick Maitenence. Condenser unit was flooded in last hurricane. Found corroded contactar, capacitor, and disconnect at the condenser unit. Replaced all and made new connections. System is over amping on start up pulling 83 amps with a max rating of 72.5. Recommended a soft start kit. Client would like to keep this system running as long as possible. Scope of work performed - Replace condenser disconnect - Replace contactar - Replace capacitor - Make new connections to these components. * No breakdown guarantee due to Unit hurricane flood*
Performed maintenance on one system. Float switch operating properly. All valves operate. Temp split good. Cleared pan and drain. Added chemical to help prevent growth. Replaced filter. Electrical checked good. Unit is operating properly at this time.
Replaced condensate pump for mini split system. Strapped copper condensate line to lineset to prevent excessive rattling. Replaced wiring and plastic tubes. Tested pump and unit. Operations normal at this time.
Replace warranty defrost control board
Upon arrival found thermostat not calling to air handler. Bypassed thermostat and unit began to run. Thermosat failed. Replaced with updated WiFi thermostat (wired and programmed). Verified system operations. Unit is currently working within manufacture specifications.
Replaced breaker and electrical wire in the whip
Inspected unit for loud noise coming from condenser. Found sound was the reversing valve engaging and releasing refrigerant in system during cooling and heating modes. Made client aware that it is a normal operating. Connected thermostat to WiFi for client. Recommend to get regular maintenance on system to help maintain proper efficiency on system. Unit heating and cooling properly at this time.
System is working within manufacture specifications. Verified temp splits, heater operations, checked thermostat settings for thresholds. 5T system for 3,000sf (spray foamed home) Will send estimate to replace single bulb air purifier
Upon my inspection, duct work is not installed properly. Supply plenum is ripped off of Unit even more then last visit January 2nd. Supply plenum need to be completely reattached and strapped up to trusses with two men. Supply plenum needs to be completely sealed. Previous quote given over 30 days ago is Null and Void due to repair becoming more complex as it gets worse. Found return plenum is also allowing attic air to enter the system and need to be re sealed. There is a return duct going to a bedroom that is collapsed due to electrical wire being ran on top of it. This duct is compromised and needs to be replaced. Quotes sent for repairs and full replacement.
Client states unit does not heat well. Found 2400 sqft home with 3.5 ton Goodman unit located in corner of first floor. Pressures good. Temp split good. Capacitors good. Most vents in home are getting minimum air flow. Home is 2 story with poor unit placement. Found thermostat loose on wall as possible cause for unit to be intermittent heating as well. Will discuss possible solutions with owner to decide what is best route for homeowners. Unit is less than 7 years old and is on 3rd motor. Client states to have consistent $1000.00 electric bill each month. Unit is heating to the best of its ability at this time.

Found unit to not be wired correctly for emergency heat to kick on. Wired unit properly. Start and test. Amps on heater good. Temp split good. Unit operates in heating and emergency heating at this time.

On arrival found unit heating. Tenant described unit not heating at night. Found emergency heat strip disconnected in air handler and Ecobee thermostat not set up correctly to operate below 40*. Fixed connections am programmed thermostat properly. Tested heating. Inspected unit and found blower and evaporator coil filled with debris. Recommend to perform cleanings on unit. Unable to remove coil and clean from attic due to water pipe install in middle of access for attic. Will have to clean in place. Will submit estimates. Unit heating at this time.

System has multiple issues. Low on Freon, mold growth, dirty coils and stripped low voltage wiring. Unit is not repairable. Sending quote for system.
