Client states that when turning on heat, smoke came out of vents. Inspected unit and found heat strip turning on for first time caused dust to burn off and produce smoke in home. Amp draws good. Temp split good. All connections are tight. Found aux pan below unit to not fully cover air handler and does not have float switch. Blower is dirty with growth and debris. Recommend to add float switch and move pan, pull and clean blower wheel, and add uv treatment to system to prevent growth in air handler. Changed all filters. Unit operating properly at this time. Made client aware without safety switch and pan properly positioned below unit, possible ceiling damage if unit leaks in attic.
On arrival found unit not cooling due to clogged drain. Cleared pan and drain. Added chemical to help prevent growth. Found unit to have weak capacitor and dirty evaporator coil. Recommended to clean coil and replace capacitor to prevent future breakdowns. Client declined at this time. Offered repairs at discount. Made client aware will be more expensive to return to perform work. Unit operating properly at this time.
Upon arrival home owner states unit isn’t cooling or heating. Found high voltage connections to heater kit contactor burnt. Connections shorted out and burnt up contactor. Cloth wiring coming for air handler disconnect to air handler. Replaced contactor, re did connections (low/high voltage), and replaced 3 amp fuse. Tested cooling and heating. After letting heat run for 5-10 minutes breaker tripped. Unit is only pulling 40 amps and breaker rated for 60. Would recommend replacing breaker and whip together Bacterial growth starting to accumulate inside air handler Recommend replacing cloth wiring high voltage whip (air handler) Air handler coils impacted with debris/growth (recommend cleaning) Home owner putting new filter in today
Home owner states unit was leaking at pvc joint. Found insulating to refrigerant lines lacking above problematic joint. Re insulated drain line. Verified system was draining. Drain line connection was pipe putty in and explained that we could crack drain pan when undoing connection. Will send estimate over to replace pan and re do all pvc connections.
Replaced copper lineset and communication wite.. ran vacuum under 500 microns and charged system with R410A.. system is now running properly
On arrival found ADU upstairs bedroom mini split filled with nitrogen from previous company testing for leaks. Explained to client that mini split leaks are sometimes extremely small and we recommend to pull vacuum on system and refill with refrigerant. Client decided to fill unit and see how long refrigerant lasts. Filled unit back to factory specs. Unit cooling at this time. No guarantee on how long refrigerant will last in system.
Performed evap coil cleaning on package unit. Wiped down blower compartment. Added 2 uv systems to unit to help prevent growth. Start and test. Tax and labor included.
Had to program client installed Tstat. Unit is now configured and working properly
-Pump down refrigerant into condenser -Cut out old filter drier -Weld in new drier -Vacuum refrigerant lines under 500 microns -Open lines and check operation -Add refrigerant as needed
-Chemically cleaned evap coil -Replaced condensate pump and flushed drain -Vacuumed refrigerant lines and recharged system
Upon arrival found no high voltage coming to air handler. Had electrician come out and panel/buss bar is arking. Recommend replacing panel and breakers within. Left unit off due to potential hazard. Explained that since the air handler breakers were heating up that the heater kit could be pulling higher amps and potentially need replaced. Air handler noted -bacterial growth on blower wheel/assembly -heater kit potentially needing replaced (further diagnosis after panel swapped) -3 ducts damaged from possum (6-8”)
Install 2 GFCI plug and cover plates Reinstalled conduit for water heater after seeing connector was not properly installed and presupposed conduit on wall Checked oven and dyer outlets to verify they were working and they had proper voltages Outlets that were not working just tripped the breaker and someone had already reset it double checked with meter to verify proper voltages
On arrival found upstairs unit not cooling due to breaker being off for condenser. Turned on power and tested. Electrical checked good. Pressures good. Temp split good. Unit is 15 years old in poor condition. Client declined any recommended repairs and will ride out existing unit as is until it fails. Units cooling.
Performed Maitenences on systems. Cleaned/treated drain lines and primary drain pans. Cleaned condenser coils. Evaporator coils are clean. Verified safety float switchs functionality. Checked amp draw on compressors. Checked amp draw on fan motors. Checked capacitors are within factory range. Condenser #2 had a weak capacitor. Replaced this capacitor. Made sure all connections are tight. Systems are cooling with 20° temperature splits at this time. Verified systems heat properly. Blower compartments on both systems have microbial growth and recommending cleaning/sanitation with UV systems installed. Quotes sent. Air filters are dirty and need to be replaced especially upstairs. Downstairs system air filter is not as bad as notified client that impacted air filters can damage blower motors.
Return to replace outdoor fan motor and verify further operations. Replaced and wired in new outdoor condenser motor. Verified system is cooling and working within manufacture specifications
On arrival found unit not cooling due to bad capacitor. Replaced cap and tested. Found u it low on refrigerant with heavily corroded coil. Client decided to move forward with full system replacement. Unit is cooling to the best of its ability at this time.
Performed Tune up on system. Cleaned/treated drain line and primary drain pan. Cleaned condenser coils. Evaporator coils are clean. Verified safety float switch functionality. Checked amp draw on compressor. Checked amp draw on fan motor. Checked capacitor is within factory range. Inspected Contactar. Made sure all connections are tight. System is cooling with an 18° temperature split at this time. Duct work is in A+ condition System does not have a UV light inside air handler to prevent microbial growth. Quote sent for UV installation. Membership Maitenence plan quote sent.
Remove mini split -Remove head unit -Remove outdoor unit -Remove dain and line set -Remove line cover -Spray foam penetration point -Cap electrical **NOTE: They want to keep mini split and materials so leave in garage
Performed Maitenence on system. Cleaned/treated drain line and primary drain pan. Drain line very clogged, broke free with nitrogen and added a union joint for future accessibility. Installed 1ft of new drain insulation complimentary. No P trap on drain line. Installed new P trap. Cleaned condenser coils. Evaporator coils are clean. Very hard to get the Doors off the unit. Verified safety float switch functionality. Checked amp draw on compressor. Checked amp draw on fan motor. Checked capacitor is not within factory range. Replaced capacitor. Inspected Contactar. Made sure all connections are tight. System is cooling with a 20° temperature split at this time. Quote sent and accepted for all duct work repairs. Duct work has many connection issues, supply plenum is dumping air out of the top, duct runs are not strapped up, duct runs are burried in blown in insulation, boots and not sealed to the ceiling and are causing growth to grow on the ceiling. System does not have UV system. Re
On arrival found unit not running due to blown fuse caused by corroded thermostat wires. Repaired wires and replaced worn contactor. Start and test. Unit functions in heating and cooling modes. Found supply plenum detached from air handler and ducts not strapped and seal properly. Client declined air bros to make repairs for ducts at this time.
Performed maintenance on system. Cleared pan and drain. Added chemical to pan to help prevent growth. Pressures good. Found weak capacitor and replaced. Electrical checked good. Added primary float switch to unit to prevent leaking water in attic. Rinsed condenser coils. Unit operating properly at this time.
