Company came out two weeks prior to service system and replace plenum. Said system was running fine. Pictures of pressures show that system was running low during maintenance. Subcool at 3 when system rated for 13°. Upon arrival home owner states outdoor unit making sounds. Found system low on refrigerant and compressor squealing. Found leak at air handler braze joints on top of unit. Home owners are selling home and wanted to gas system. Explained I could not guarantee how long gas will last. Capacitor rated for 45mfd and reading 40mfd. Verified system operating in heating and cooling. Waived leak search

Breaker left off to outdoor condenser for upstairs unit. Checked compressor and outdoor motor amps. Outdoor motor pulling higher amps than rated for. Outdoor coils need to be cleaned. Checked capacitor and contactor. Verified system operations Explained that if breaker trips would replace outdoor motor and clean units.

Found loose pressure which hose preventing unit from running in heat. Repaired part. Start and test. Unit heating at his time.

On arrival found unit not heating properly due to failing blower motor. Will return tomorrow to repair and perform first maintenance

Replaced heater kit. Start and test. Unit operating properly I. Heating and cooling.

Remove and replace condenser fan motor. Tax and labor included. Units operating properly in heating mode. Pressures and temp split good.

Install customer supplied chandelier Install customer provided dimmer switch and standard switch

Found bad air proving/pressure switch for gas heat. Sent parts request and quote form. Informed client we can do asap

Replace bad GFCI breaker for the refrigerator would not trip with the test button

Client states thermostat occasionally reboots. Tested unit. Found loose wire connection in condenser as possible cause. Tested heating and cooling modes. Float switches clear. Tightened all low voltage connection. Explained to client possible thermostat or thermostat wire may need to be replaced if problem persists.

Client states unit was not heating properly. On arrival started unit and tested heat. Unit blowing 98* out of vents. Unit is low of refrigerant. Client declined leak search and adding refrigerant at this time. Unit is heating to the best of its ability.

On arrival found thermostat lost programming and was running in heat mode when calling for cooling. Fixed thermostat. Found evap coil and blower extremely impacted with dirt and pet hair. Recommend to pull and clean both coil and blower to prevent premature failure.

On arrival unit not heating due to compressor starting to fail. Heat kit is broken. Explained to client condition of system and recommend full system replacement. Client wants to replace heater kit for temporary heat. Unit not heating at this time.

Lose wire connections from Thermosat to furnace board. Re did wiring and verified system operations. Unit is currently cooling.

Performed bi annual maintenance on 2 systems. Found multiple issues with downstairs unit and client wants to move forward with full system replacement. Cleared drains on both systems. Added chemical to help prevent growth. Pressures good. Electrical checked good. Will return to add uv purifier to upstairs air handler. Rinsed condenser coils. Upstairs unit operates properly at this time.

Installed two ss2 safety float switches in system 2 and 3. Installed two New UV light systems in system 1 and 3. Eliminated two UV bulbs that we cannot find replacements for in system 1. Replaced one UV bulb in system 2. Leveled air handler 1.

Performed maintenance on main system. Pressures good. Temp split good. Replaced weak capacitor. Electrical checked good. Cleared pan and drain. Added chemical to help prevent growth. Rinsed condenser coil. Unit operating properly.

Scope of work: - Remove 2 Blower wheels from 2 head units in living room and Bedroom. - Clean and Sanitize blower wheels to remove all Growth. - Clean and Sanitize Blower wheel compartment to remove all Growth. - Re install Blower wheels. - Verify proper Air Flow.

Troubleshot the lighting had to remove a switch for the system to function properly

Remove zip ties supporting conduit for generator feed Install 2 hole straps for proper support

Replace bad light with one provided by customer

Performed Tune ups on mini split systems. - Cleaned condenser coils. - Cleaner Evaporator coils. - Cleaned and treated drain lines & primary drain pans. - Cleaned air filters. - Checked Temperature Splits. 18-19° splits (good). - Inspected Blower wheels on both head units and found a substantial amount of Microbial Growth. - Quotes sent for Cleanings and UV Prevention. - Quote sent for membership Maitenence plan to receive 10% discount on cleanings and UV installs. - Client is sending quotes to Owner of the home.
