Pancake unit orientation. Home owner states unit not turning on at all. Found water in float safety causing unit to shut off. Explained that since system is 4-5 years old we would need to cut out the drain pan to clean, also clean coil holes, and flush out drain line. This scope of work would be separate visit and estimate. Cleared float safety and ran condensate tube across pan. Explained this is a temporary fix. Unit is currently cooling. Replaced filter as well.
Home owner states pump and line is backing up. Nitrogen purged condensate line, cleared drain line and drain pan, cleaned condensation pump, added clean out, added pan tabs to help with buildup. Verified system was cooling and draining.

Upon arrival home owner states an electrician installed mini split that he purchased from Amazon. Home owner wanted to shorten lines and make outdoor unit more visually appealing. Explained that I can not warranty work or the system. Upon my inspection, I found a heavily clogged condensation drain line and primary drain pan. Performed deep chemical clean/treatment on condensation drain line, primary pan, and condensate pump. System is now draining properly after verifying functionality. Cleaned condenser coils. Replaced air filter. Wiped down and cleaned air handler exterior and closet. System amp draws on compressor and fan motor are within factory spec. Capacitor tested within factory spec. System pressures indicate that it is slightly low on refrigerant with a subcool of 3° (factory spec is 10°). Recommended to add roughly 1lb of 410a refrigerant but client would like to leave it at this time. System has a 19° temperature split. System is cooling at this time.

Home owner states unit is backing up and looking into replacing system/drain line. Went over options for adding condensate pump. No path for gravity drain as most sides of home are pavers. Add condensate pump and go through attic/hard pvc drain line to front nook area. Found drain pan and line heavily backed up. Coils starting to rust and particles accumulating in pan/drain line. Bacterial growth accumulation on blower wheel/assembly. Nitrogen purged drain line, shop vacuumed line and drain pan, added pan spray to help with buildup. Unit is currently draining and cooling.
Clogged drain line, faulty safety switch. Returning Friday to install new safety switch, clean and treated drain lines drain line/primary drain pan, and re insulate drain line.
Removed condensate pump removed pre-existing drain line installed new drain line 1 inch PVC cleaned out evaporator drain pan. Also put kickstand on backside of drain pan unit draining beautifully.
