On arrival found evap coil to have ice build up. Found blower motor intermittently shutting off causing unit to freeze. Recommend to replace motor to prevent further issues. Added secondary float to help prevent water damage. Unit cooling. We do not advise client to invest into motor replacement due to age. Made client aware anything can break at any time. Unit is out of warranty and could be costly to keep repairing unit.

Warranty ends June 1st 2026 Full system tuneup Air handler notes -coils heavily impacted with debris (high temp split and system suffocating) (recommend replacing coils) -blower wheel impacted with debris (potential pre mature motor failure) -no breaker or shutoff for air handler (code item) Outdoor Unit Notes -coils impacted with hair/debris. Rinsed coils and cleaned best of ability. Scope of work: - remove blower wheel on mini split system in kitchen. - clean and sanitize. - Install UV air purifier in mini split system
Remove and replace 14” zone damper and motor. Rewire to zone panel. Start and test.
Evaporator cleaning - Unweld coil from system - Perform deep cleaning and sanitation - Re install coil - Re position copper connections to allow for better filter access - Release refrigerant back into system - Verify operations
Performed maintenance on three separate mini split systems. Cleaned evaporator coils, cleaned, and treated drain lines and primary drain pans, clean, condenser coils, inspected blower wheels, checked temperature splits. Found all three systems having bacterial growth on the blower wheels, predominantly the kitchen mini split system. Client would like to have kitchen mini split system cleaned and install a UV air purifier. Quote has been sent and accepted, client is getting scheduled for service.

Replace condenser coil, 10lbs R410A Completed repair operation was restored to the equipment.
Unit is currently cooling. System is non matching. 4T oversized system for 1,000sf. System does not look to be permitted. Other company came out and charged system. Potentially a leak. Recommend replacing system with proper size/match up and permits.
Tenant says unit was freezing up and water was leaking on the floor. Upon my inspection, found system low on refrigerant. Performed a leak search and found leak in the evaporator coil. Evaporator coil will need to be replaced and all new virgin refrigerant. Quote sent for replacement.
Upon my inspection, found compressor not turning on due to severely clogged drain line the backed up water was tripping the wired float switch and turning the compressor off. Performed a deep chemical cleaning on drain line and treated with chemicals to prevent this issue from happening in the near future. Went through the system on start up verifying proper temperature splits, amp draws on the motors and compressor, and made sure all factory wire connections were tight. Checked the capacitor. Wiped down interior of air handler. System is cooling with a 19° temperature splits at this time.

Mini split system is back room not cooling. Found compressor windings open due to overloaded compressor. Cooler compressor down and restarted system. Outdoor fan motor not coming on and causing system to over heat. Fan motor was running on arrival telling us this is an intermittent communicating issue. Tech support not available and no known availability on parts with no guarantees. Quote sent for new system with 12 year parts and 3 year labor warranty. System is not part of membership plan.
