Set fan to run continuously for 3 days to help dry return box. No filter on unit at this time. Recommend to install one soon. Unit operating properly at this time.

On arrival found unit not cooling due to tripped float switch. Cleared drain and pan. Added chemical to help prevent growth. Flushed with water. Unit cooling at this time.
Replaced outdoor motor and capacitor Upon letting system run suction pressure dropping drastically. Found air handler coils impacted with hair/debris. Coil fins bent/damaged. Looks as if previous company was using wire brush to clean. System is running and cooling at this time.

1) remove and clean blower wheel 2) pull and clean evaporator coil 3) replace refrigerant if needed. I'm assuming it does if coil gets removed.
Replace bad breaker feeding the range
Upon arrival home owner states unit was intermittently cooling. Found outdoor fan motor not spinning. Motor caused fan side of capacitor to fail. Replaced capacitor and unit began to run. Motor pulling high amps. Explained that we should replace motor if happens again. Recommendations still from previous visit. Home owner would like estimates for a new system and possible relocation. Unit is currently cooling but explained I can not guarantee for how long.
First Maitenence Re insulated 1ft of drain line pvc to prevent sweating. System is cooling with proper temperatures, pressures, and amp draws. Capacitor is reading within factory specs. Cleaned condenser coils. Cleaned and treated drain line and primary drain pan. System is cooling at this time.
Clean evap coil in place. Remove and replace auxiliary pan below unit due to rust. Tax and labor included.
Upon my inspection, I found system running good with a 20° temp split, good amp draws on the compressor and fan motor. Capacitor is within factory specs. Contactar is in good working order. Recommended condenser coil cleaning to help with efficiency and performed a deep chemical condenser coil cleaning. After cleaning coils, pressures indicated that the system was about a pound low on refrigerant. I added a pound and got the subcool to factory rated spec. Cleaned and treated drain line complimentary. System is cooling properly at this time. Recommendations: - Fix or install new attic fan - New insulation in attic Down stairs unit: - Duct work is leaking significantly and client stated duct work is about 26 years old. - Improper duct work was installed (silver duct) instead of black mobile home duct. Recommendations: - Install new mobile home duct work with all new sealed connections. - inspect and possibly repair existing duct work.
Found bad capacitor as main issue with system not cooling. Al o found a severely dirty filter. Recommended to replace filter. Replaced capacitor and recommended drain line and condensate pump cleaning. Cleaned drain line and condensate pump as well as a chemical treatment. Cleaned up closet that air handler was in. Rinsed condenser coils complimentary. System is cooling however it should be noted that the compressor amp draw is reaching its maximum rated amps indicating that it could potentially fail or keep wearing out capacitors prematurely. System is cooling with a 20° split at this time. Replace filter size 16”x20”
Diagnosed a bad evaporator blower motor. Replaced motor. System is cooling properly now with good pressures and sub cooling. System has a 20° split. Cleaned blower motor housing and blower wheel as well as the wires and inside the air handler. Installed new filter in air handler. Amp draw on the compressor is getting close to its max rating but it is working properly. Amp draw on condenser fan motor is good. System is cooling properly at this time.

On arrival found unit leaking water due to clogged drain. Cleared pan and drain. Added chemical to help prevent growth. Found insulation in ooor condition and should be re insulated to prevent sweating. Motor amp are good but motor is noises. Possible failure in future. Advised tenant to watch for next 48 hours before putting ceiling tile back up. Both filters need to be changed. 1-18x18x1 1-12x24x1 this filter must be cut to fit properly.
Install new pump. Connect float switch. Run new drain to pump. Tax and labor included. Complimentary cleaned coil in place. Unit draining properly.
ADU Visit Upon arrival tenant stated unit is not running at all. Found drain line backed up into safety switch causing system to shut off. Recommend replacing drain line due to several visits. Cleared drain line and verified drainage. Found capacitor very weak. Replaced capacitor. After repairs, system began to run. Found system 1lb low of 410a. Explained to home owner to keep and eye on system. If issue happens again we will need to do a leak search. System is currently cooling and draining.
On arrival found unit not cooling due to shorted breaker at air handler. By passed breaker. Start and test. Unit cooling. Will submit estimate for heater replacement and breaker.
Found leaking evaporator coil. Drain line needs a cleaning and treatment. Capacitor and amp draws are good
Found bad capacitor and bad contacted. Replaced both and made new connections on all burnt up wires. Temperature split is good. System is cooling at this time. Sending over a quote for a new system install
Replaced blower motor and verified operations. Air handler coils are dirty. Would recommend cleaning. Temp splits low due to impacted coil. Unit is currently operating but will take time to cool down home. Discounted 95$ for service fee Discounted 50$ for cash payment
Upon arrival home owner states unit is not running at all. Thermostat error code due to not being hard wired. Tested safety switches and starting components. Tested standing pressures. Defrost board has failed. Will call manufacture to verify parts and warranty. Credit 95$ towards repair
Upon arrival tenant states nothing is working. Found system freezing over. Air handler motor has failed. Will call manufacture to verify warranty and availability. Further diagnostic may be need after motor replaced. System is currently down. Waive 95$ diagnostic with repair
Maitenence System 1 (downstairs): - Great pressures and subcool - capacitor is within factory rated specs - amp draw on compressor is great - amp draw on fan motor is great - cleaned condenser coils - cleared and treated drain line/primary drain pan RECOMMENDATION- replace primary safety switch (faulty) System 2 (upstairs): - Great pressures and subcool - capacitor is within factory rated specs - amp draw on compressor is great - amp draw on fan motor is great - cleaned condenser coils - cleared and treated drain line/primary drain pan Client has concern about electrical outlet in garage not working inspected outlet and recommended calling in to schedule for our electrician to diagnose the issue.
