I’m. Arrival found unit not cooling due to shorted defrost board. By-passed board temporarily to allow unit to heat and cool and kept pressure switches in line. Recommend to replace board and perform evap coil cleaning on system. Noticed oil staining on coil which coil be possible leak. Pressures were good at this point. Due to condition and age of system full system replacement would be best guarantee to allow system to operate with no future breakdowns. Unit cooling at this time.
Home owner states unit is leaking water from air handler. Drain line and pan cleared. Found safety switch male fitting improper size and loosely sliding out of unit. This causing water to bypass. Safety switch was glued. Had to replace safety with new male fitting. Also the did drain line and fittings. Verified system operations and no further leaking. Next step would be replacing drain pan if issue persist
Run new dedicated circuit into downstairs bathroom from panel through crawl space Add a tandem breaker to make space for new circuit Cut in receptacle box in wall to the right of the sink **** will need to cut an access hole to drill through floor plate *** we are not responsible for drywall repairs
On arrival found unit low on refrigerant. Performed leak search on system and was unable to locate leak. Filled unit back to factory specs. Recommend to add stop leak to system before possibly replacing line set due to size of leak. Will submit estimate. Unit cooling properly.
Upon arrival found air handler motor had failed causing system to freeze over. Another company out prior to today’s visit. Outdoor disconnect was pulled and some ice still on air handler coils. Also found drain line starting to back up. Went over warranty vs aftermarket with home owner. He is second owner of system. Explained we could wait till next day to verify warranty. Went ahead with aftermarket motor. Replaced motor and performed tuneup on system. Verified system operations. Unit is currently working within manufacture specifications. Inspected ductwork and sizing as previous company (checked static pressure with blower operating). Ducts are sized and in good shape. Would recommend sealing ductwork. Will schedule tuneup for unit B Signed up for membership for unit A & B Complimentary tuneup on unit A Waived 95$ Diagnostic

Replace warranty compressor, plug, and filter dryer. Pressure test and pull vacuum to remove impurities. Weighed in refrigerant back to factory specs. Performed coil chemical cleaning for air handler. Clear pan and drain. Install new filter. Unit cooling properly at this time.

Perform maintenance on one system. Tested heating and cooling modes. Electrical checked good. Cleared pan and drain. Rinsed condenser coils. Temp splits good. Unit operates properly at this time.
ADU ducted mini split is over cooling to dehumidify and causing room to get in mid 60s temp. Waited on hold with tech support for 2 hours with no answer. Will schedule a phone call with tech support for another day if problem cannot be solved without being on location. Returned and downloaded field setting on thermostat. Tested unit. Unit now is controlled properly by thermostat temp and humidity.
Found unit not cooling due to clogged drain. Client had to leave for appointment and was unable to fix issue at this time. Will return next week. No service fee for next visit.
Performed maintenance and inspections on 2 systems. Found downstairs unit cooling but not efficiently due to inadequate ductwork under home. Unit was flooded above compressor plug and has corrosion on plug. Ductwork is attic flex under home and is not rated for damp environments. Main supply is collapsed and restricting air flow. Flex is improperly sealed and strapped for code. Unit does not have p-trap for drainage and water in backing up in unit. Evap coil impacted and is causing restriction of air flow. Recommend to replaced all ductwork under home. Also recommend to make proper repairs and cleanings to unit to allow for safe and efficient operation. Upstairs unit has undersized return for 3.5 ton unit. Found no filter for one return in closet. Evap coil is also extremely impacted and return plenum isn’t sealed properly. Drain line is separated under home and should be extended to prevent further condensation issues. Drain line is not properly insulated in attic and should be repla
Home owner states outdoor unit not coming on. Upon arrival found outdoor unit running and system cooling. Found outdoor motor starting to pull high amps and head pressure higher. Would recommend replacing motor. Outdoor starting components and compressor reading within manufacture specs. Outdoor coils are clean and drain line not backing up. Found bacterial growth on blower motor inside air handler. Would recommend removing to sanitize. Second owner of system and out of warranty Credit service fee to repair if home owner does maintenance plan

Install a GFCI outlet in bathroom to replace bad receptacle Install a toggle switch in place of kitchen dimmer till I can come out a replace
Upon my inspection, found fan speed taps were too high. Changed both fan speed taps for both systems to a lower speed. Client is satisfied with changes. Sending quote for pass-through grill located at the air handler closet. Also sending quote for a two system maintenance plan.
Remove furnace from home and transport to new home. Tax and labor included.
Diagnose tripped GFCI bathroom circuit Replace bad GFCI and electrical box on exterior patio Replace bad GFCI on back patio with a standard receptacle as it is tied into the master bathroom circuit Swap the switch location of the bathroom sink with the exhaust fan so it is closer to the door Try to shift light over center of the counter
Replaced capacitor. Checked system #2 pressures and they are fine now. We did not add any refrigerant at this time and will check pressures again on next Maitenence. Air handler #2 is making a rattling noise when turned on. It is possible that the fan motor bearings are going bad which could also affect the pressures. We will double check everything on next Maitenence. Both systems are cooling at this time.
On arrival found unit not cooling due to low pressure lockout. Performed leak search and found line set leaking near air handler. Client declined repair at this time. Filled unit with 3lbs of refrigerant. Unit cooling.
On arrival found unit not cooling due to blown transformer. Replaced part. Found short in contactor causing blown fuses. Replaced contactor and new fuse. Start and test. Unit cooling. Unit cannot operate in heat at this time until sub panel is installed.
Replaced warranty TXV. Performed complimentary condenser coil cleaning. Performed complimentary drain line/primary drain pan cleaning and treatment. System is cooling and heating properly at this time with no other leaks.
