Performed Maitenences on systems. Cleaned/treated drain lines and primary drain pans. Cleaned condenser coils. Evaporator coils are clean. Verified safety float switchs functionality. Systems are cooling with 20° temperature splits at this time. Verified systems heat properly. System #1 main level: *11 years old* - Found burnt up and corroded wires at the capacitor and contactar terminals. - Condenser fan motor is over amping and at risk of failure System #2 upstairs: *9 years old* - condensate pump severely clogged - Blower wheel has heavy microbial growth which is putting excess stress on the fan motor. - UV system inside Unit is no longer working. Recommending full replacement. Replaced compressor capacitor Replaced Contactor Replaced burnt up wires and connectors Tested system after repair Signed client up for 3 system Maitenenc
Troubleshoot the kitchen outlets Found a loose neutral connections tightened all connections and cleared the issue
On arrival found unit not cooling due to weak condensate pump causing float to trip. Will submit estimate for condensate pump and drain replacement. Living room unit does not cooling due at this time.
Removed condenser and pad from home. Recovered refrigerant and disconnected electrical. Taped off line set to prevent moisture intrusion. Tax and labor included.
Replace ceiling cassette Start and test. Unit cooling properly at this time.
Middle Floor Unit Not Heating 4 Head Cassette Single Trane/Mitsubishi Condenser System is low on refrigerant. Leak search already performed and system filled. Will need to replace cassette. Declined filling system Left system off so no further damage
Upon my inspection, found blown 5amp fuse in air handler. Performed a low vintage short diagnosis. Found that the existing broken UV lamp was causing the fuse to blow. Replaced Uv system and turned system back on. Thermostat took a really long time to boot back up and call for cooling (about 30 mins). When system stayed up, verified operations and found weak capacitor. Replaced capacitor. Performed Maitenence on system. System is cooling at this time with a 20° temperature split.

Performed maintenance on 1 system. Unit cooling properly. Recommend for living room adding mini split to help cool due to lack of insulation.
Performed inspection of hvac for high electric bill. Found thermostat set to fan on which allows the blower to run continuously. Evap coil and blower is dirty and will decrease efficiency. Outdoor unit coil is dirty as well. Ductwork is original sheet metal ducts and are leaking air and losing efficiency. Performed cleanings on system. Start and test. Unit cooling properly at this time.

On arrival inspected unit. Evan coil is extremely impacted and does not allow proper airflow through. Unit is a 2004 r22. Condenser is in very poor shape as well. Recommend to replace system due to age and condition. Unit is cooling to the best of its ability at this time.

Upon my inspection, I found system turning on and off intermittently. At the air handler, I found an improper drainage service port that is allowing air to be sucked into drain line. The main issue I found is the filter in the ceiling was severely impacted with debris and not allowing proper air flow. This was causing the drainage to back up in the system due to an air flow vacuum. Replaced filter and system is cooling at this time. Found a large leak in the supply plenum connected to the unit which is dumping cold air into the attic. System is cooling but not cooling efficiently until the air flow issue is addressed. Temp split is 10°. Also recommended drain line clean and treatment. Client did not opt to perform any additional work today.

Upon arrival home owner states unit is intermittently cooling. Found drain line backed up causing safety to trip. Cleared drain line and pan. Added pan tabs to help with buildup. Verified system operations after repair. Unit is cooling properly. Drain is piped into home (possibly a bathroom or sink) no exterior drain Waived 95$ for membership
Replace PCB and inverter control boards
For condenser on roof- contactor is pitted with high resistance. Capacitor is weak. Allowing the system to run with a pitted contactor can damage the compressor with voltage drops. Fan motor has to work harder to start with weak capacitor. Replaced contactor and capacitor. Tested system function after repair.
Precision tune up Checked refrigerant pressures and air temp split. Air handler interior is dirty- provided estimates but homeowner does not want to move forward with cleanings at this time. Tested float switch. Flushed and treated drain pan/ line. Filter is recently changed. At condenser- cleaned out debris. Compressor capacitor reading is good. Contactor is pitted with high resistance. Capacitor for fan motor is weak- homeowner would like to replace capacitor and contactor. Need to schedule return visit for repair. All other system functions are in working order at this time. Signed up for maintenance membership.
Found leak on cassette coil in spare bedroom. No other leaks in system. Cooling for now. Sending quote to replace cassette
Adding 2lbs of refrigerant now. Returning Tuesday for thorough leak check
Performed extensive leak search on system. Checked outdoor and indoor coils and line set. Did not observe any leaks at this time. Add refrigerant back to factory specs. Will monitor system. Unit is cooling properly at this time.
On arrival found unit not cooling due to low refrigerant. Will return to perform leak search for $350 next week. Unit is not cooling at this time.
