Upon my inspection, I found the condenser fan motor was not engaging. After further diagnosis, I found the motor start run capacitor was weak and no longer functional. Replaced capacitor. Amp draws on start up and running are great on both the compressor and fan motor. Owner was notified that the brakered disconnect is faulty and needs to be replaced as it does not cut full power to the condenser unit. Complimentary condenser coil cleaning included. System pressures are good. System is cooling. Discussed with Jim that the duct work going to the back room of the house can be re routed for better air flow by moving it further down away from the air handler on the supply plenum box.

Return to complete repairs. Also found capacitor reading very weak. Swapped capacitor at no charge. Verified system is cooling. Replaced filter as well.

Home owner states unit is overflowing through vents. Found drain line heavily backed up. Cleared drain line and pan. System has not been maintenance for some time. Would recommend clearing coil plugs if issue persist. Verified system was cooling and draining. Pancake unit located in ceiling. Condenser requires extension ladder to roof. Would recommend cleaning coil plugs and tray.

I arrived onsite and found system freezing due to clogged filter, lack of return air and low on charge. I removed filter and thawed out system. I added refrigerant and inspected ductwork. Recommend replacing ducts in winter but for now need to add a return to master bedroom. Sending seperate quote for that. Unit is cooling best as possible right now.

Arrived onsite and found air handler panels etc had been taken apart by home owner. Disconnect on air handler had also been pulled. I plugged in and started system. Checked full operation and found no issues. Pressure and temps good. Cap good and unit is draining. Taped up small air leak on top of supply plenum. Advised client if system goes down again don’t touch anything and call us we will come back no service fee.

On arrival found unit not cooling due to clogged drain. Cleared pan and drain. Added chemical to help prevent growth. Unit cooling at this time.

Return repair- evaporator coil pull and clean Homeowner mentioned the system stopped cooling again before this appointment. Runs but blows non cool air. Found weak capacitor 16/35 mfd. Replaced capacitor during maintenance. Performed full system maintenance. Cleaned drain line. Informed homeowner that the UV system they have is no longer working. Sent replacement estimate as blower motor does have microbial growth. Pumped down all refrigerant into compressor Cut out evaporator coil Performed full chemical cleaning on evaporator coil and outdoor condenser coil Reinstalled and brazed in evaporator coil Pressure tested with nitrogen Pulled vacuum under 500 microns Released refrigerant and restarted system in cooling Advised homeowners if system shows the same systems again, not to change thermostat or turn off breakers until service call.

No cool Homeowner states system has not kept up with desired temp during afternoon heat. Noticed this issue today. Checked refrigerant pressures and air temp split in cooling. System is working properly but not running efficiently due to dirty evaporator and condenser coils. Recommend homeowner has maintenance done and evaporator coil pull and clean. Older R22 system running low on refrigerant. Air handler motor is intermittently failing. Home owner states it will turn on and off. Unit will need a supply plenum and primary float safety switch. Recommend replacing motor but not able to fill system due to being r22. Bacterial growth on blower wheel/assembly.

No cool In cooling mode compressor will not start. Capacitor is weak- installed new capacitor, compressor still doesn’t start. Tested compressor ohms and checked continuity to ground. No reading on locked rotor amps. cooled compressor with water. Installed hard start kit- no change. Condenser is 2004 R22 and air handler is 2017 410A. R22 is no longer available and 410A systems are no longer available. The only repair option is full system replacement. Homeowner does not want system replacement estimate at this time. System is not cooling, homeowner is aware that i left the condenser breaker OFF.

No cool Upon arrival found thermostat set to off. Homeowner says system stopped cooling this morning and blows warm air. Set thermostat to cool, system runs as normal. While standing at condenser i noticed the fan motor stopped running for a few seconds then than back on. Monitored refrigerant pressures and air temp for 30 mins. System is slightly low on refrigerant but not enough to stop the system from cooking the home. Recommend replacement fan motor as it seems to be having intermittent issues. Homeowner would like to move forward with outdoor fan motor replacement. Also found weak capacitor and sent estimate for replacement. Signed up for maintenance membership.

Precision tune up Checked refrigerant pressures and air temp split. Tested capacitor and cleaned electrical cabinet. Cleaned and treated drain pan/ line. Filter is dirty but homeowner does not have a replacement at this time. Tested float switch. Air handler interior is clean. Removed and cleaned return grille. Homeowner is not interested in membership.

System freezing over due to air handler coils being impacted with debris. Recommend coil pull and clean. Checked starting components. Checked pressures and temp splits

Replaced bad contactor and capacitor. 5% police discount. Checked full system operation. No further issues.

Return visit- replace capacitor came back to change out weak 30+5 mfd capacitor. Tested system function after repair. Advised homeowner we will give him a call when it’s time for his next maintenance.

On arrival found unit not on. Set thermostat. Found probable cause for condenser not running is weak capacitor. Replaced part and made wire repair. Start and test. Flushed drain. Pressures good. Temp split good. Unit is cooling at this time.

On arrival found both systems with clogged drains causing units not to cool. Cleared pan and drains. Pressures good. Temp split good. Both systems are cooling properly at this time.

Upon arrival found thermostat set to off. Set system in cooling and outdoor unit is not starting. Found dead capacitor. Additionally, float switch is tripped because of clogged drain line. Homeowner decided to move forward with these repairs today. Replaced capacitor and flushed and treated drain line. Cleared water from float switch and made sure system is draining on its own. Checked refrigerant pressures and air temp.
