System is cooling with a 22° temperature split at this time. System has a functioning UV light inside the air handler. Client stated one room upstairs doesn’t get great air flow. On arrival found unit leaking water due to improper installation of evaporator coil. Original company installed coil backwards causing unit to leak water into air handler. Recommend to replace coil and pan as soon as possible to prevent water damage. Will submit estimate.

Reason for call: No cool yesterday woke up and system was cooling. Summary: Completed inspection to find unit operating with a manufacturing specifications. Determined there are two components that are on their way out and failing intermittently. The thermal expansion valve and air handler is failing to meter refrigerant correctly and causing slight restriction. The condenser fan motor is showing signs of age with overheating and failure to start up yesterday. Solution: Price condition homeowner on both intermittent failures repairs. Provide an estimate for new system.

Client states home does not get below 76. Just bought home. Found system is low on refrigerant. Topped off system one time with 3lbs of refrigerant per clients request instead of performing a leak search. If refrigerant is low again in the future, we will need to perform a proper leak search. System was cooling with a 16° temperature split upon arrival. After refrigerant added, system is now cooling with a proper 20° temperature split. Client is aware that there may be a refrigerant leak. Duct work has many holes and is very old. Air handler is not sealed properly to supply plenum. Recommended maitenence plan for system to keep it on a regular routine checkup. Client would like to hold off on maintenance plan at this time. Home also has: Old single pane windows. Client does not want to replace duct work at this time. System is cooling at this time.

Found downstairs system compressor not coming on. Found bad capacitor. Client would like to replace capacitor at this time. System is cooling at this time. Made client aware that their existing electrical panel is very old, breakers are crooked and is an electrical hazard. Also made client aware that subpanel for condensers is bypassed and is not up to code. Client is not interested in making any improvements or repairs at this time until potentially early next year.

Client states system not cooling properly. They had to clean their drain line. Upon my inspection, found system cooling with a 20° temperature split. Good amp draws. Capacitor is within range. Ecobee thermostat was giving them a high humidity alert for the past 2 days. Found humidity was off set by about 9°. Made adjustment. While looking over everything. Noticed compressor turned off. Found the condensate pump was extremely clogged up and potentially causing the safety float switch to short cycle the compressor. Cleaned and treated condensate pump and restarted system. If issue persists, the compressor may be faulty. Upon my inspection, found system cooling with a 20° temperature split. Good amp draws. Capacitor is within range. Inspected duct work and found severely poor duct work design and installation. Client would like a quote to replace all duct work. Will provide a quote this weekend.
