Unit was working. We cleaned drain line to find excess build up in drain. This cause the unit not to cool earlier in the day. Solution: Provided estimate for garage mini split and cleaned drain line after diagnostic.

Unit is cooling by 23 degrees. Homeowner mentioned he did not hear indoor unit running when system was operating. Confirmed proper amp draw of indoor blower motor. Everything operating within manufacturing range.
Upstairs system not cooling. Found severely clogged drain line. Air handler is not leveled and is sagging down into the platform. This is causing the drain to have a bad slope/pitch. Recommending removing the air handler to install new platform and 1” filter rack for proper slope. Client declined at this time. Explained that we cannot guarantee the drain functionality with an improper pitch. Performed drain cleaning on upstairs air handler system and dehumidifier in attic. Client had a drain IV system installed about 6 month ago by Three Guys AC, however we do not know or guarantee that this device is actually helping clean the drain. Performed Maitenence on dehumidifier with the drain cleaning of the upstairs system at this time. System is cooling with a 20° temperature split. Client will order dehumidifier filters size 12x14x1 and once it arrives we will come perform a full Maitenence on two main systems as well as the dehumidifier.

Broken Ahu disconnect, bypassed subpanel for condenser, missized txv is installed in equipment. Both supply and return plenums are not sealed correctly. There is an absurd amount of solder joints on liquid line. Solution: Added two pounds to improve delta t by 3 degrees unit is now cooling by 18 degrees repair has no warranty and may be temporary. Left estimate to replace system and bring everything mentioned within code regulations

Home is short term rental occupied. Current tenant states that system is not cooling down and the thermostat is not reading the proper temperature. Upon my inspection, found thermostat about 10° off from actual temperature inside home. Re calibrated thermostat. System is low on refrigerant. Found refrigerant leak at a copper connection at the air handler. It appears that the installation brazing of the copper connections is poor and best install practices were not followed. Repaired leak and re charged system with refrigerant after a proper vacuum. While system is running, pressures, subcool, and superheat all indicate that the TXV is not metering refrigerant properly. It appears that the TXV has been tampered with in the past and there are non OEM zip ties and insulation on parts of the TXV device. Therefore we recommend replacing the TXV. The capacitor is reading very weak and should be replaced to prevent a break down in the near future. Replaced capacitor today. The condenser

Unit is operating within range today. Found a few lizards on condenser starting components. These starting components are operating but need attention. Drain line was very dirty today. Filters have been maintained properly. Solution: Homeowner was accompanied by her son in law i informed them of the situation and recommended replacement of equipment for the best outcome. Or starting components to maintained good operation. They didn't want to do either. They are planing to wait for a major failure to proceed with anything.
Home owner states unit is running but not cooling. Found compressor on hard lockout. Water in float safety. Drain line was cleared. Unit most likely short cycled. Compressor could potentially have internal damage. If happens again would recommend replacing compressor. Unit is currently operating within manufacture specifications. Checked starting components, pressures, and amp draws.

This wire will have to be replaced for operation to be restored to the equipment. The contact has also failed today. Unit is in very poor condition. Blower wheel is dirty unit is heavily corroded. All wires disconnected at stat and reading 24v means no prob with red wire Disconnect green at ahu and give 24v to green at stat and fuse blows. Found dead capacitor. Replace capacitor to restore operation to equipment. Found air handler very dirty from smoking inside. Insulation inside air handler is in poor condition. Unit has 17 td ad pressure check out upon departure. Informed homeowner of age and condition of equipment. Recommended replacement. Homeowner wants to wait for major failure on system before replacing.
Client states condenser fan motor isn’t staying on. Upon my inspection, found condenser fan motor not staying on due to the contactar not making a good connection. System was losing some of its power intermittently. Replaced contactar and system is now cooling properly with an 18° temp split. Veteran discount 5%

Home owner states outdoor unit is tripping breaker randomly. Tested all starting components. Tested compressor and motor amps. Tested pressures and temp splits. Unit is currently operating within manufacture specifications. Breaker is getting hot. Aluminum wire ran to units. Would recommend replacing breaker and wiring if issue continues. Also stated compressor could be intermittently failing. Went over age of system and also system warranties.
Full System Tuneup Lennox 2.5T Split System Mitsubishi Single Zone 9k BTU Lennox system is operating within manufacture specifications. Went over condition of air handler coils along with system nearing end of life/out of warranty. Mitsubishi system has bacterial growth accumulating on blower wheel. Also line set coiled up can cause oil trap. Went over these issues with home owner.
Upon arrival found breaker trip to condenser. Tested motor and compressor. Compressor tripping breaker due to internal scroll separated. Motor and unit will run with compressor unplugged. Once compressor plugged back in Compressor pulls high amps/not pumping than trips breaker. Will need to install new compressor along with 5.5lb 410a. Unit is currently down until parts ordered and repair scheduled. Home owner has been through several compressors. Possibility that previous compressor shards from scroll still in system which can cause new compressor to fail. Pancake air handler located in ceiling access in utility closet.
