Replace air handler blower wheel for right side of home system. No guarantee on blower motor longevity as it has been running with an improperly balanced blower wheel. System is cooling with a 20° temperature split at this time and client is happy with the noise reduction.
Warranty blower replace
Checked system functions during Maitenence. Found deficiencies within the system and let client know. Performed leak search Evaporator coil leak Bacterial growth on blower wheel Suction refrigerant line insulation degraded and falling off Weak capacitor. Client would like to move forward with system replacement. Scheduled for next week.
Upon my inspection, found air handler above garage ceiling is leaking water. Found the primary drain pan and drain line are severely clogged with debris. Performed a drain cleaning and treatment on primary pan and drain line. Discovered that the unit/drain pan is not perfectly leveled properly which is allowing for water to sit in the primary pan instead of easily escaping through the drain line. This system has worked this way since it was installed so we did not make any modifications today as the system is 12 years old. After cleaning the drain pan and line, I checked cooling functions. The system is only cooling with a 14° temperature split. I found the system is low 2 lbs of refrigerant and the condenser coils are very impacted with dirt and debris. Performed condenser coil cleaning and added 2lbs refrigerant to bring back to proper operating pressures. Let the client know that the system could potentially have a refrigerant leak that may need to be addressed in the future if

System on right side of home: Client replaced blower wheel with one purchased online and system still makes loud noises when fan ramps up to high speed. I inspected the blower wheel and found it is severely off balance. Sending quote to replace blower wheel with manufacture supplied. System is off at this time. Left door to air handler off and power off as client requested.

Upon arrival, I began by checking the temperature split between the supply and return air, which measured 20°F, indicating normal system performance. I then inspected the electrical components and found all equipment operating within manufacturer specifications, with no components over-amping. The refrigerant cycle was checked and is operating properly. As part of today’s maintenance, I performed a complete drain line treatment, cleaned the drain pan, cleaned the condenser coil, and completed a full air handler inspection. Upon my inspection, found system satisfied at 76°. Turned system on and found system running with good amp draws, a great 21° temp split, great operating pressures and subcool, no visible issues as of right now. System ran for entire time I was on property. Client is paying $95 service fee today. I let client know if issue happens again to let us know right away and not to touch anything. We will not charge service fee on next visit if it is relatively soon and related. Client said previous tenants said there was condensation on the bathroom supply vent. I let client know that this is common in Florida especially after taking warm showers. Now that the system is cooling efficiently, the mixture of cold and warm air will produce some condensation in areas like the bathrooms.
System is cooling with a 17° split upon arrival. Found system low 2lbs on refrigerant. Added refrigerant to achieve proper pressures and a 20° temperature split. Recommended replacing the capacitor as it is out of factory tolerance range and can fail at any time. Replaced capacitor for discounted member price as an add on. System may have a refrigerant leak and I let the client know if refrigerant is low again in the future, we will need to perform a leak search. System is at 3 ton and undersized for a 1800sqft home. Let client know the system is working the best it can but its capacity is not big enough for this size home. Capacitor discounted at member price for add on.
My inspection found main system had a clogged drain and clogged primary drain pan. Also found a wheat capacitor at the condenser. Cleaned and treated drain line and primary drain pan today. Client would like to hold off on replacing the capacitor. I let Client know that this capacitor could feel at any point. System is cooling right now with a 17 to 18° temperature split. I noticed the mini split in the garage is completely frozen up and dripping water. Client would like to hold off on diagnosing the system and will schedule for us to come out to take a look. Client states system on left side of home stops blowing cool air normally in the middle of the day and they have to turn it off by thermostat for 20 minutes and then turn back on for it to cool again. Upon my inspection, found system condenser capacitor for fan motor is very weak and fan motor is pulling high amps. Replaced capacitor and fan motor amps are now within factory spec. System pressures indicate low on refrigerant. Added 2lbs to achieve proper pressures. System is cooling with a 20° temperature split at this time. On right side of home system, client had us look at it today for the air handler making excessive noise. Found the blower wheel is off balance and shaking the system. Client is going to try and source a new blower wheel himself. Client is aware systems are oversized for home.

Found weak capacitor, buzzing contactor, dirty blower wheel, found Condneser disconnect bypassed. Homeowner decided to repair all items listed. Sold work for later date. Homeowner signed up for Maintenance plan.
Found faulty thermostat. Installed new thermostat and started system. System is cooling at this time. Client did not want to wait for home warranty to repair system. Applied 5% discount for first time customer.
Reason for call: No cool on mini split Summary: Found mini split low on refrigerant. Informed homeowner of possible leak and she did not want me to perform leak search or repair just top of for temporary cooling so tenants have ac. Solution: Recommended replacement of mini split due to being low on charge multiple time and homeowner not wanting to solve root issue. She is more interested in window ac unit for that room
Performed tune ups on two systems. System 1 downstairs: Cleaned/treated drain line and primary drain pan. Cleaned condenser coils. Evaporator coils are clean. Verified safety float switch functionality. Safety float switch works however there was gunk buildup from the drain not allowing for it to shut system off. Cleaned it and tested. Checked amp draw on compressor. Checked amp draw on fan motor. Checked capacitor is within factory range. Inspected Contactar. Made sure all connections are tight. System is cooling with a 20° temperature split at this time. System 2 upstairs: Performed full Maitenence. Found system is very low on refrigerant and out of warranty. Client is moving foward with system replacement.

Went underneath mobile home to find a major duct run had came unconnected. Repair duct run and air flow was restored. Solution: Please prepare for replacement. 14 year old system is on borrowed time. Upon my inspection, found system has a 10° temperature split. Checked pressures and found very high head pressure. Inspected condenser coils and found severely debris impacted condenser coils. Let Client know that system might be low on refrigerant but that I would need to clean the coils for proper airflow before diagnosing a lower refrigerant issue. After performing a chemical condenser coil cleaning, system pressures now indicate that system is low on refrigerant. I opened up the air handler and quickly found a leak in the evaporator coil. Sending quote for system replacement to Client as existing system is out of warranty.
Client states system turns off and on throughout the day. Upon my inspection, I found system primary safety float switch is tripped with water. System has a clogged drain line. Performed drain cleaning and treatment on drain line and primary drain pan. System is now back up and running. Notes: - Proper install practices were not followed with this system install. - Supply & return plenums are not sealed to the unit properly allowing for attic air to enter the system and cool air to escape to the attic. - two drain holes not being used in the primary pan were left open and the system was sucking attic air through these holes. (Patched holes today) - Primary drain pan extension is blocking air flow (should be removed due to the positioning of the evaporator coil) - drain line is insulated poorly at the unit (about 2-3ft) - Drain line at unit is not glued nor is primary safety float switch glued - System is missing secondary safety drip pan and secondary safety float switch. - Drain l

Hooked up gauges to find system was slightly low on charge. Homeowner wanted to top off with 410. Unit is cooling upon departure.

Replaced both capacitor and contactor on today's visit. Confirmed proper pressures. Proper temperature. Drain line is drain well. Homeowner signed up on membership plan. Flushed drain and condenser coil today.
Performed Maitenence on system. Cleaned and treated drain line and primary drain pan. Rinsed condenser coils. Checked amp draws. Inspected evaporator coils and found them clean. Checked capacitor and found completely dead capacitor and system was only able to start up because of a hard start kit. Amp draws on compressor was close to its max rating. No drain line P trap present. No primary safety float switch. No p trap on drain line. Both of these are allowing attic and outside air into the home. Temperature at return plenum is 85° and indoor temp is 77 indicating attic air is entering the system. System has a 16° temperature split indicating inefficiency. Found system has low subcool (3° with target of 12°) and is low on refrigerant for a TXV Found multiple large holes in the return flex duct. Re recommend replacing this duct for efficiency. Found small amount of debris on indoor blower wheel. System has very old duct work. Client is going to install primary safety switch himself a
