Upon my inspection, found air handler above garage ceiling is leaking water. Found the primary drain pan and drain line are severely clogged with debris. Performed a drain cleaning and treatment on primary pan and drain line. Discovered that the unit/drain pan is not perfectly leveled properly which is allowing for water to sit in the primary pan instead of easily escaping through the drain line. This system has worked this way since it was installed so we did not make any modifications today as the system is 12 years old. 
After cleaning the drain pan and line, I checked cooling functions. The system is only cooling with a 14° temperature split. I found the system is low 2 lbs of refrigerant and the condenser coils are very impacted with dirt and debris.

Client is paying $95 service fee today. I let client know if issue happens again to let us know right away and not to touch anything. We will not charge service fee on next visit if it is relatively soon and related.

Checked amp draw on compressor. Checked amp draw on fan motor. Checked capacitor is within factory range. Inspected Contactar. Made sure all connections are tight. System is cooling with a 20° temperature split at this time. System 2 upstairs: Performed full Maitenence. Found system is very low on refrigerant and out of warranty. Client is moving foward with system replacement.

Upon my inspection, found system has a 10° temperature split. Checked pressures and found very high head pressure. Inspected condenser coils and found severely debris impacted condenser coils. Let Client know that system might be low on refrigerant but that I would need to clean the coils for proper airflow before diagnosing a lower refrigerant issue. After performing a chemical condenser coil cleaning, system pressures now indicate that system is low on refrigerant. I opened up the air handler and quickly found a leak in the evaporator coil. Sending quote for system replacement to Client as existing system is out of warranty.

Client states system turns off and on throughout the day. Upon my inspection, I found system primary safety float switch is tripped with water. System has a clogged drain line. Performed drain cleaning and treatment on drain line and primary drain pan. System is now back up and running. 
Notes:
- Proper install practices were not followed with this system install. 
- Supply & return plenums are not sealed to the unit properly allowing for attic air to enter the system and cool air to escape to the attic. 
- two drain holes not being used in the primary pan were left open and the system was sucking attic air through these holes. (Patched holes today)
- Primary drain pan extension is blocking air flow (should be removed due to the positioning of the evaporator coil)
- drain line is insulated poorly at the unit (about 2-3ft)
- Drain line at unit is not glued nor is primary safety float switch glued
- System is missing secondary safety drip pan and secondary safety float switch.

Found system has low subcool (3° with target of 12°) and is low on refrigerant for a TXV Found multiple large holes in the return flex duct. Re recommend replacing this duct for efficiency. Found small amount of debris on indoor blower wheel.
