On arrival found unit not cooling due to condenser fan motor not running. Found weak capacitor on condenser. Fan motor started and tested amp draws on system. Found fan motor pulling 1.1 amps and should not be pulling more than .7. Recommend to replace capacitor and fan motor. Unit is 19 year old r22. Made client aware of age and condition. Client did not want to move forward with repairs at this time. Will submit estimates.

Cleared drain for main system. Cleaned Evan coil for main unit. Performed 2 system maintenance. All units cooling properly.

Home owner states unit is not keeping up with temperature. Upon arrival found air handler coils frozen over. Thawed coils to further diagnose system. Found air handler coils impacted with debris/hair. Found pressures/SC low. Heard a slight hissing coming from outdoor unit. Found outdoor filter drier rusted out and leaking. Recommend replacing filter drier, cleaning indoor coils, cleaning outdoor coils.

Upon arrival home owner states unit is running but not cooling. Found breaker tripped outdoor unit. Compressor internals failing and causing system not to cool. Will call manufacture to verify warranty/parts. Left system off so no further damage occurs.

On arrival found unit not cooling due to clogged drain. Cleared pan, drain, and pump. Added chemical to help prevent growth. Pressures are below factory specs. Evap coil has growth on it. Made client aware. Client did not want to move forward with repairs at this time. Unit cooling.

Bad cap and tune up. No further issues

Upon arrival home owner states indoor unit is running but blowing warm air. Hooked gauges up to find system out of refrigerant. System is 13 year old Goodman with r22 (parts/refrigerant not manufactured). Found air handler coils extremely oily on back side (no charge to leak search). Outdoor disconnect corroded. Capacitor and contactor corroding as well. Recommend replacement due to age and repair cost associated.

Upon arrival home owner states nothing is turning on. Currently 87° and have been without air for two days in home. Found drain line and secondary pan heavily backed up. Cleared drain line and both pans. Verified system was draining. Checked pressures and temp splits. Air handler pitched backwards causing system to hold small amount of water. Unit is currently cooling

Upon my inspection, both 10 ton systems (R22) are running the best they can given that they are both almost 20 year old systems. Owner would like quotes to replace the systems as well as quotes for adding mini split systems in the dining area. Systems are cooling at this time the best they can.

Return to replace outdoor condenser motor. Replaced motor and verified operations. Currently 66° inside so pressures are lower (home owner kept system on low temp so motor would not give out overnight). Unit is currently cooling and operating within manufacture specifications.

Upon arrival home owner states nothing is working and thermostat is blank. Found drain line backed up causing safety to turn system off. Found outdoor drain exit buried beneath mulch. Air handler coils impacted with debris from previous renovation. Cleared drain line and pan. Added pan tabs to help with buildup. Cleaned air handler coils. Verified system operations and drainage. Unit is cooling at this time.

On arrival found unit low on refrigerant. Client declined any repair option. Added refrigerant to system. Unit is cooling.

no cool-after Storm Upon arrival, homeowner explained the system stopped, cooling, and thermostat was blank after power surge. He cleared the drain line, but this did not fix the issue. Upon initial inspection found no power at thermostat and neither unit units are running. Found popped fuse on air handler control board. Replaced fuse and set system in cooling. Once call for cooling goes through fuse is popped again. Found heavily pitted and burnt contactor in condensing unit. Replaced contactor. Recommend surge protector to prevent this same issue in the future- homeowner agreed. Installed surge protector on outdoor disconnect. Tested system function after all repairs.

No cool Homeowner explained the system cools well but recently has been turning off and back on randomly. Found compressor lockout out in thermal overload- cooled compressor and restarted the system After 20 mins runtime system is running as it should Drain line was very dirty- float switch bobbing is cause of issue Flushed vacuumed and treated drain

Noise complaint Homeowner noticed a “knocking” sound from the outdoor fan motor, never heard this before so he figured the fan motor was damaged. Upon inspection of condensing unit, found frog stuck above fan hitting the blades. After cutting off frog, system does not make any noise. Offered maintenance but homeowner would like do decide later. Sent estimate for maintenance membership.

Check up on system. Air handler has large amount of bacterial growth. System is 15 years old. Explained that if we pull and clean blower than motor could potentially fail due to age. Would replace motor to be safe. Install Air purifier to mitigate bacterial growth. Unit has mixture of duct board and flex. Did not find any holes in ductwork. Lack of airflow will be from inefficient system and duct board breaking down over time. Outdoor condenser capacitor reading weak.

No cool Homeowner explained that the system will cool for a few minutes then stops blowing cold air. Upon initial inspection found the compressor and blower running, outdoor fan motor not spinning. Fan motor runs with assistance. Both compressor and fan capacitors are weak. Homeowner opted to only replace fan capacitor to get system back up and running. After 20 minutes runtime system runs normally with 17° air temp split. Provided system replacement estimate.

On arrival found unit not cooling due to low refrigerant. Performed leak search on system and found shader valve leaking. Replaced valve. Added refrigerant back to factory specs. No further leaks at this time. Unit is running and cooling properly at this time.

Upon arrival home owner states unit is running but not cooling. Found capacitor in outdoor unit failed. Checked standing pressures and cleaned service cabinet. Home owner declined work.

No cool Homeowner states the system cooled until he noticed water leaking from the filter door. Unit stopped cooking shortly after. Initial inspection found emergency pan full of water due to clogged drain line. Cut drain line and blew out with nitrogen. Coupled and glued drain back together. Cleared all water from emergency pan. Cleared all water from float switch.

On arrival found unit turned off. Started unit. Client states wasn’t cooling this morning. Found weak capacitor to be cause for unit to intermittently not cool. Pressures are fluctuating aggressively. Client states no one has worked on system for 3 years. Will submit quote for repairs to allow unit to cool more efficiently. Unit is draining. Unit is cooling t this time.

Upon arrival, homeowner informed me he has been noticing a musty smell coming from the ducts .performed full system maintenance. Cleaned evaporator coil pan and condensate drain line. Evaporator coil and blower wheel are heavily impacted with dust and debris. Recommended cleanings. Capacitor and contactor are weak. Recommend recommended replacement. Recommended homeowner add a UV system to his air handler after cleanings. Washed all dirt and debris out of condenser coil. Homeowner is not sure how he would like to move forward at this time and will give us a call when he makes a decision.

Replace circuit board in air handler. Check further for any additional issues. Upon replacing circuit board and splicing new wires. Found capacitor failed to motor. Replaced capacitor and motor only ran 5-10 seconds. Motor has failed. Outdoor contactor shorting out and capacitor reading weak. Issues with system directs to power surge. Recommend having electrical company come out to address issues.
