Recharge the system factory charge 6 pounds. Restarted system and charged to 10° sub cooling per manufacture requirement. System has 22° air temperature split upon departure. Signed up for maintenance plan today.

On arrival found mini split not cooling due to bad outdoor boards. Client states power went out yesterday and when power was restored unit did not work. Found voltage coming to unit was 254v. Advised client to call duke and have them adjust voltage coming to home. Unit is not cooling. Will submit estimate for board replacement.

No cool-precision tuneup Upon arrival, homeowner explained that he had originally called because his system was not cooling, but after flipping the breakers and checking drain a few times everything is running normally. Homeowner requested I do a system maintenance to make sure everything is running properly. Checked refrigerant pressures and air temperature split. Checked all electrical wiring and connections. Cleaned out condenser electrical compartment. Tested capacitor. Checked contactor. Removed outdoor fan and washed condenser coil. Flushed vacuumed and treated condensate drain line. Cleaned and treated evaporator coil pan. Tested float switch. Blower wheel and evaporator coil are dirty with microbial growth. Sent estimate for cleanings. Homeowner requested replacement estimate for his return Plenum System is running well at this time

Inspected unit. Found unit in warehouse is cooling to the best of its ability. Walls are uninsulated metal. Return air in room is over 100*. Unit has good split and pressures. Recommend to insulate walls and add more air if client is trying to achieve temps below 80. Unit cooling at this time.

no cool, blank thermostat Upon arrival, found thermostat, blank, and float switch tripped. Explain to homeowner that his drain line was clogged again and reiterated recommendation for condensate pump. Flush and vacuumed condensate drain line. Water drains on its own at this time. water leak Upon arrival, homeowner showed me to his return filter grill, where he noticed a pool of water Upon further inspection found the evaporator coil pan was leaking because the drain line is clogged Performed a drain line cleaning/clearing. After clearing and treating drain line found that water still flows out slowly. provided estimate for return Plenum rebuild. Recommend recommended condensate pump install if this issue persists. Spoke with homeowner about UV system to prevent microbial growth in the air handler checked refrigerant pressures and air temperature split. System is cooling well upon departure.

Thermostat wire is not passing power to thermostat and needs to be replaced. Thermostat will be relocated across main living space next to window above package unit. Drilled hole through living room wall to run new thermostat wire Secured wire with clamps and zip ties Terminated wires inside of package unit Installed new thermostat and terminated all wires Per homeowner request, i did not program the new thermostat. He will do all programming and setup himself.

No cool Upon arrival, homeowner explained that he had removed his T6 and installed a new Sensi thermostat but it would not turn on the system. asked if the homeowner had any other issues with the system recently and he stated the breaker had tripped, but he replaced the breaker and had no other issues. Found all power is present where necessary inside of package unit. Jumping wires in package unit everything runs as normal. Testing power at thermostat no power present. Homeowner decided to reinstall his T6 thermostat while I was here and when he did, the thermostat powered the system. Checked power at thermostat wires again and read 15.7 V. Advised homeowner that we cannot guarantee. He will not continue to have issues with this thermostat wire as it seems to have a break somewhere down the line. it is recommended to replace the thermostat wire. provided estimate to run new thermostat wire and relocate thermostat near exterior wall where package unit is- there is no access under

Upon arrival home owner states indoor unit is not blowing air. Found failed capacitor and motor over heating. Replaced capacitor and verified operations. Found unit running low on refrigerant (R22). System will not keep up in warmer days (Home owner keeps thermostat at 79) Air handler has large amount of bacterial growth inside and on blower wheel. Explained that air handler motor could potentially fail. Found no primary safety switch and drain line not insulated. Would recommend replacing due to unit being from 2003. 2.5T unit and horizontal install. Military discount applied

Upon arrival home owner states outdoor fan not coming on. Diagnosis found failed capacitor. Contactor was starting to pit and rust. Swapped both components and cleaned out service panel. Verified operations. Unit is now cooling. Discounted Capacitor and Contactor 640$ to 500$

No cool homeowner states the system stopped cooling yesterday and he did not notice any other issues before that Upon initial inspection, found the blower and outdoor fan motor were running, but no activity from compressor. Tested capacitor. Tested voltage. Tested compressor. Cooled compressor. Added hard start kit. Compressor has failed. Compressor replacement will be covered under warranty. Need to return for compressor replacement.

No cool Homeowner says system does not maintain temp during afternoon Found condenser coil heavily impacted with dirt/ debris. Removed all guards and performed full chemical cleaning on condenser coil. After cleaning found that system is low on refrigerant. Added 2lbs 410A. Advised homeowner that the system will cool better now however, system is 13 yrs old so she could consider replacement in the near future. Signed up for maintenance membership.

On arrival found u it not cooling due to weak capacitor. Replaced parts. Start and test. Unable to further diagnose system due to truck hitting power line and killing power to neighborhood. Unit was cooling before power went out. Will have to come back if any issues with unit after power is restored.

Member maintenance- 2 systems Performed full system maintenance on systems 1 &2. Checked refrigerant pressures and air temp split. Replaced filters and advised homeowner to replace every 4-6 months. Flushed vacuumed and treated all drains. Removed and cleaned condensate pump at AH #2. Both systems have microbial growth because the uv bulbs are burnt out. Provided replacement estimates. Tested capacitors. Contactor on system #2 condenser was pitted and buzzing. Replaced during today’s maintenance. Sent replacement estimate for system #1 thermostat (front door) not because it’s not working but it may fail soon as the screen is not very responsive. Systems are running and cooling well at this time.

No cool Upon arrival found system set to cool with air handler running. At condenser nothing is on. Found oozing capacitor- replaced and system runs normally. Talked with homeowner about maintenance membership and signed up today. Refrigerant pressures and air temp split are good. Showed homeowner air handler interior and sent estimates for cleanings.

Precision tune up Checked refrigerant pressures. Took air temperature split at supply and return registers. Filter is clean/ recently changed. Tested capacitor mfd. Inspected all wiring. Removed fan to wash coil/washed full system. No issues at this time. No one home at time of maintenance- door was left open with a note to come in, check left on table with a note to fill out after speaking to becky. Becky approved.

No cool Upon startup in cooling, indoor and outdoor fans run but compressor will not start. Found dead capacitor. Replaced 45mfd capacitor and system runs normally. Checked air temp split and refrigerant pressures. Air handler interior is dirty/ has microbial growth. I recommend installing a uv system after cleaning to prevent return of microbial growth. On arrival found aux pan full of water due to cracked pan in air handler. Unable to have unit cooling properly at this time. Client is aware and will make decision on system replacement.

Replaced bad cap. Sucked out drain for mini split. Unit cooling at this time

On arrival found shorted blower motor. Replaced motor. Start and test. Pressures good. Temp split good. Client said she wants it removed due to friend can do it cheaper. Removed motor. Unit not cooling.

Install parts— 2 pole contactor, 6mfd capacitor, 40mfd capacitor. tested system function after part replacements

Precision tune up Checked refrigerant pressure and air temp split. System is cooling well at this time. No microbial growth on air handler interior. Flushed and cleaned drain line/pan. Tested float switch. Taped and sealed a small air leak on supply plenum and a puncture on return plenum. Washed condenser coil. Contactor and both capacitors in condenser need to be replaced, will return tomorrow.
