Upon arrival found outdoor unit not getting high voltage. Breaker tripped due to failed capacitor and pitted contactor. Replaced both components and verified operations. R22 unit running low on refrigerant. Compressor making squealing sound. Potential failure in future. Taped supply plenum and cleaned condenser coils Supply plenum undersized No primary float switch Growth on blower wheel/assembly

No cool Upon arrival found system set to cool with air handler running. At condenser nothing is on. Found oozing capacitor- replaced and system runs normally. Talked with homeowner about maintenance membership and signed up today. Refrigerant pressures and air temp split are good. Showed homeowner air handler interior and sent estimates for cleanings.

Precision tune up Checked refrigerant pressures. Took air temperature split at supply and return registers. Filter is clean/ recently changed. Tested capacitor mfd. Inspected all wiring. Removed fan to wash coil/washed full system. No issues at this time. No one home at time of maintenance- door was left open with a note to come in, check left on table with a note to fill out after speaking to becky. Becky approved.

No cool Upon startup in cooling, indoor and outdoor fans run but compressor will not start. Found dead capacitor. Replaced 45mfd capacitor and system runs normally. Checked air temp split and refrigerant pressures. Air handler interior is dirty/ has microbial growth. I recommend installing a uv system after cleaning to prevent return of microbial growth. On arrival found aux pan full of water due to cracked pan in air handler. Unable to have unit cooling properly at this time. Client is aware and will make decision on system replacement.

Replaced bad cap. Sucked out drain for mini split. Unit cooling at this time

On arrival found shorted blower motor. Replaced motor. Start and test. Pressures good. Temp split good. Client said she wants it removed due to friend can do it cheaper. Removed motor. Unit not cooling.

Install parts— 2 pole contactor, 6mfd capacitor, 40mfd capacitor. tested system function after part replacements

Precision tune up Checked refrigerant pressure and air temp split. System is cooling well at this time. No microbial growth on air handler interior. Flushed and cleaned drain line/pan. Tested float switch. Taped and sealed a small air leak on supply plenum and a puncture on return plenum. Washed condenser coil. Contactor and both capacitors in condenser need to be replaced, will return tomorrow.

No cool System shut off on emergency pan safety switch Condensate pump is bad, which caused water to drain into emergency pan. Homeowner opted to just clear drain and pan, not to replace pump. advised homeowner she will have this issue again since the pump is not working. Homeowner requested system replacement estimate.

Ultimate system cleaning Removed top/ fan to access condenser and evaporator coils brushed off dry debris rinsed coils soaked coils in chemical cleaner and allowed time to pull out dirt washed away all chemical reassembled unit and restored power to test function checked refrigerant pressues

performed full system tuneup Air handler cabinet has heavy buildup of microbial growth and debris. Float which is no longer operational. Blower wheel and evaporator coil need to be cleaned. Condensate drain line was partially clogged. Cleaned drain line and evaporator coil pan. Thermostat reads higher than actual indoor air temperature. Capacitor at condensing unit is weak reading 32 out of 40 µF. Provided estimates for all issues that I found during today’s maintenance. After speaking with the homeowner, he declined all repairs as he will be replacing the system his self soon.

Full system maintenance Air handler interior has a large amount of microbial growth and dust buildup. Recommend recommended blower wheel pull and clean. Evaporator coil is not in good enough shape to be cleaned. Blew out and cleaned evaporator coil pan and drain line. Checked refrigerant pressures and air temperature split. Contactor and capacitors at condensing unit are weak and need to be replaced. did not wash condenser coil due to heavy corrosion. Homeowner declined repairs. spoke with homeowner about system replacement. Homeowner will call us back when he makes a decision.

Called out today because of a strong cigarette smell coming from another apartment in the laundry room, which is where air handler is. Homeowners do not smoke but recently got a new downstairs neighbor who does smoke inside. Upon initial inspection, i did smell the cigarette odor in the laundry room. Opened air handler cabinet and inspected return. No leaks or gaps in return box. Turned on dryer and checked for air leaks at all joints. Inspected dryer vent from dryer all the way into the attic/roof. I was unable to fine any air leaks. Advised homeowner the issue does not seem to be coming from his HVAC system.

Maint plan

Arrived onsite and found unit not cooling due to blower motor not coming on. I checked motor and could tell it had been replaced recently. I checked and found it was not wired properly. I rewired motor and everything is now operating properly. Setting up client with maint plan and will schedule first tune up.

No cool Air handler runs but condenser does not. Found condenser locked out on high pressure. Reset high-pressure switch and found that condenser fan motor is bad. Advised homeowner she needs to replace the condenser fan motor and capacitor however, we are not sure at this time if we would be able to get the OEM motor for her system due to its age. Provided estimate for system replacement. Homeowner will make a decision when we call her back on Monday with an answer to whether or not, we can get the motor.

Cleared pan and drain. Added chemical to help prevent growth in pan. Unit is operating properly at this time.
