No cool-precision tuneup Upon arrival, homeowner explained that he had originally called because his system was not cooling, but after flipping the breakers and checking drain a few times everything is running normally. Homeowner requested I do a system maintenance to make sure everything is running properly. Checked refrigerant pressures and air temperature split. Checked all electrical wiring and connections. Cleaned out condenser electrical compartment. Tested capacitor. Checked contactor. Removed outdoor fan and washed condenser coil. Flushed vacuumed and treated condensate drain line. Cleaned and treated evaporator coil pan. Tested float switch. Blower wheel and evaporator coil are dirty with microbial growth. Sent estimate for cleanings. Explain to homeowner that his drain line was clogged again and reiterated recommendation for condensate pump. Flush and vacuumed condensate drain line. Water drains on its own at this time. After clearing and treating drain line found that water still flows out slowly. provided estimate for return Plenum rebuild. Recommend recommended condensate pump install if this issue persists. Thermostat wire is not passing power to thermostat and needs to be replaced. Thermostat will be relocated across main living space next to window above package unit. Drilled hole through living room wall to run new thermostat wire Secured wire with clamps and zip ties Terminated wires inside of package unit Installed new thermostat and terminated all wires Per homeowner request, i did not program the new thermostat. No cool Upon arrival, homeowner explained that he had removed his T6 and installed a new Sensi thermostat but it would not turn on the system. asked if the homeowner had any other issues with the system recently and he stated the breaker had tripped, but he replaced the breaker and had no other issues. Found all power is present where necessary inside of package unit. Jumping wires in package unit everything runs as normal. Testing power at thermostat no power present. Homeowner decided to reinstall his T6 thermostat while I was here and when he did, the thermostat powered the system. Checked power at thermostat wires again and read 15.7 V. Advised homeowner that we cannot guarantee. He will not continue to have issues with this thermostat wire as it seems to have a break somewhere down the line. it is recommended to replace the thermostat wire. provided estimate to run new thermostat wire and relocate thermostat near exterior wall where package unit is- there is no access under

Removed all guards and performed full chemical cleaning on condenser coil. After cleaning found that system is low on refrigerant. Added 2lbs 410A. Member maintenance- 2 systems Performed full system maintenance on systems 1 &2. Checked refrigerant pressures and air temp split. Replaced filters and advised homeowner to replace every 4-6 months. Flushed vacuumed and treated all drains. Removed and cleaned condensate pump at AH #2. Both systems have microbial growth because the uv bulbs are burnt out. Provided replacement estimates. Tested capacitors. Contactor on system #2 condenser was pitted and buzzing. Replaced during today’s maintenance. Sent replacement estimate for system #1 thermostat (front door) not because it’s not working but it may fail soon as the screen is not very responsive. Systems are running and cooling well at this time.

Tested float switch. Taped and sealed a small air leak on supply plenum and a puncture on return plenum. Washed condenser coil.
