Scope of work: - Perform Duct sanitation. - Install Air Purification system in supply duct. - Vacuum out return plenum and sanitize *Complimentary* - install New aluminum filter back return grill for easy access to the filter. - complimentary mastic sealant over top of supply plenum attatched to the ceiling.

Home owner concern about smell when system kicks on. Inspected air handler coils and blower wheel. Both in great condition. New 4” media filter. Found some growth on wiring and insulation. Cleaned insulation and wiring. Added pan tab to help with buildup. Cut a small hole in supply plenum. Found growth in plenum. Inspected all ducting. Ducts are in good standing and strapped properly. Ducts are not mastic sealed. Also found 50ft mixing box (duct board) throughout attic. Explained that we could replace the supply plenum and add an air scrubber to help with growth/dander. Home owner not interested in new ducts or replacing large mixing box. Explained we can fog/sanitize ducts. 5T Spilt System (Main Home) Mini Split (Bonus Room) Verified split system was operating Mini Split Diagnostic -unit is running low on refrigerant indicating leak. Went over options to perform leak search (325$) and identify if we need a part or if we can fix on site. Explained the system takes 2.5lbs of refrigerant (337$). -potential damage to outdoor compressor if system is not charged properly or leak repaired No confirmation on repairs or decision. Left system off so no further damage.

Found bad outdoor TXV causing unit to go out on low pressure. Client would not like to repair at this time due to price and age of system. Quote sent for system replacement.

Upon my inspection, found bad condenser ECM fan motor. Replaced motor and fan blade. Fan blade had an issue coming off of the motor shaft so we replaced it. Applied 5% veteran discount. System is cooling with a 17° split at this time.

Compressor is at risk of failure as well. Advised client to start prepare for a new system install.

Upon my inspection, found system has no high voltage power to air handler. Diagnosed bad 60amp breaker. Verified breaker size with 10kw heater kit and installed new breaker. Verified system functions.

Upon my inspection, found generator module not allowing high voltage power to condenser unit. By passed module and advised client to call their generator company for repair. Found dirty evaporator coil and a functional but dirty primary drain pan and drain line. Recommending cleanings with a Maitenence plan membership. System is cooling at this time with a 23° temperature split. Capacitor is good. Compressor is over amping at 85 amps on start up with a max rating of 75.

Duct inspection performed. Found 2 ducts to be ruined by rodents. Will submit estimate for duct replacement.

Home owner states unit is running but not cooling. Condenser located on rooftop. Found failed outdoor capacitor and contactor heavily pitted/rusted. Replaced both components. Verified system was cooling after repair. Waived 95$ diagnostic Discounted repair from 700$ to 600$

On arrival found unit not cooling due to evaporation coil frozen. Thawed unit. Found coil extremely impacted with dirt and debris. No filter on unit. Blower wheel extremely impacted. Condensate pump is dirty and needs proper cleaning. Outdoor thermostat wire exposed and has potential to cause short. Due to age and condition of coil we can only offer new coil for guarantee. Will submit estimates. Unit is cooling to the best of its ability at this time.

Upon my inspection, I found the thermostat was not receiving 24v. Checked entire system and found the drain line and primary rain pan was clogged and the safety switch was cutting off power to the thermostat. I also noticed that water was leaking from the primary drain pan and flooding around the unit and the floors of the house. Upon further inspection, the drain system is installed incorrectly and needs to be reconfigured properly. The main issue is the safety switch is at an upwards slope, so when water fills up in the pan, it starts to over flow before the safety switch can break power to the unit. Quote is sent for guaranteed repair on this issue. Capacitor tested good Amp draw on compressor is good Amp draw on fan motor is good Contactar is in good condition Delta temp is 19° System is cooling properly at this time. Recommendations: - install new proper safety switch - install new drain line configuration at the air handler with proper slope to prevent the unit from flooding
