Client states system only blows warm air and home is up to 91°. Upon my inspection, found condenser off on locked rotor trips. Checked compressor and capacitor. Inspected contactar and found a severely pitted and burned contactar. Replaced contactar. Started system and checked pressures. System pressures are way off and causing compressor to lock out. Adjusted refrigerant charge to get system cooling without tripping on lock out. Condenser coils were filthy and required a deep chemical cleaning. Cleaned coils and removed 3-4” of leaves and dirt at the bottom of the condenser. System pressures now indicate that there is a slight restriction somewhere in the refrigerant circuit. Advised client that there may be an issue in the near future with this restriction and to prepare for a new system replacement. System is cooling with a 21° temperature split at this time. Scope of work: - Replace noisy/failing compressor from condenser #1 - New refrigerant (discounted) - remove hard start kit System is now cooling properly and condenser is much less noisy. Client is very happy.
Client states there is a water leak in the mother-in-law home. Upon my inspection found the deducted mini split secondary safety Pan was completely full of water. Also found severely dirty return filters. These dirty filters are restricting airflow. Replaced these filters with client supplied. Performed a drain cleaning and checked the internal condensate pump and safety switch. The internal condensate pump and safety switch are both working. System is now draining properly. Will check on system again during maintenance soon. If the pump is intermittently, failing, we will need to replace it. Mini split system was involved in a flood from the sewage. Unit was raised up after the flood. It appears that the last company ran a new communication wire.
Upon my inspection, found severely clogged drain line on system #1. Unit was leaking water and the safety float switch was not cutting power to the unit. Cleaned and treated drain line and primary drain pan. Had to cut pvc drain line to blow out with nitrogen. Installed serviceable connection joint for future drain cleanings. Installed new safety float switch. Tested operations and system is cooling and draining properly at this time. Client signed up for Maitenence agreement. Did not perform full Maitenence's today.

Performed a free duct inspection on both systems: Found almost all ducts are not sealed to code. Quote sent for sealing all ducts. Reason for call: Scheduled repair Equipment: 2017 3.5 ton heat pump Horizontal in attic Concert is ground level on left side of home Summary: Completed diagnosis to find a restriction on the outdoor txv. The cap tubes were completely frozen. To complete this repair we need to replace the outdoor txv, all refrigerant, and the filter drier. Also informed homeowner of the benefits of the membership program. Completed repair on outdoor txv and filter drier. Charged system to specifications. Heating is operating well. There is now an issue with the cooling. Ricky plan to come out to job on Friday morning first thing. Homeowner agreed to repair. Compressor start up amp draw on both systems are over amping. Installed hard start kit on upstairs system to drop amp draw of 92 to 64 with a max rating on the system of 83. Explained to client that this is a bandaid on a failing compressor. Checked amp draw on fan motor. Checked capacitors are within factory range. made sure all connections are tight. Systems are cooling with 20° temperature splits at this time.
Upon my inspection, found system had 27 psi of refrigerant. Performed leak search and found leak. Repaired leak on copper refrigerant line inside condenser unit that connects to the pressure switch. Cleaned condenser coils. Strapped up loose wires inside the condenser. Installed/welded on new liquid line filter dryer. Put system under a vacuum and charged system with 8lbs of virgin 410a refrigerant. Achieved a 20° temperature split and a 13° subcool. System is cooling properly at this time. On arrival found unit running and cooling. Pan is dry below unit and unit draining. Found primary float not installed properly. Recommend to replace drain and float. Check level on unit. Made client aware other issues are possible once we have unit draining properly.
Upon arrival, I found condenser unit was not operating properly. Further diagnosis indicated a failed capacitor. Replaced capacitor and system started up. Amp draw on fan motor is high and over its rated limit (reading .8 and max rating is 6). Client was recommended to clean condenser coils but will perform work themselves. Client was also notified that the condenser fan motor is showing signs of wear and will possibly fail in the near future. System is now cooling with a 20° split.

On arrival found upstairs unit empty on refrigerant. Performed leak search and found indoor txv leaking. Will return to replace part later. Unit is not cooling at this time.
