Client states that air bnb apartment #1 does not go down past 78°. Upon my inspection, found system supply and return plenums are detached from the air handler and as a result sucking in attic air and supplying cold air to the attic. This is causing the system to run inefficiently. Recommended re sealing the supply and return plenums to keep the air flow within the apartment. Checked system pressures and it appears that the system may be slightly over charged with refrigerant. However the system has a good 18° temperature split. The installation of this system is poor and it appears that the company who installed it did not follow proper installation procedures. For example, the secondary emergency drain pan is too small for the air handler and is not up to code regulations.
