Reason for call: No cool on back unit. Summary: System is not on contact but homeowner has maintenance plan on one of his other systems. On arrival found condenser not turning on. Found failed capacitor. Replaced capacitor and contactor today. 1 year labor 1 year parts warranty on repair. Operation was restored to equipment 20 degree split on unit.

Upon my inspection, found clogged drain line. Performed lvl.1 drain cleaning and treatment. Could not take door on air handler due to furniture in the way. Client signed up for Maitenence plan and we will return in a week or two for a full Maitenence after she moves some of the things in the way of the system. On arrival found hvac not cooling due to no power from panel. Client states main panel was just recently replaced a few days prior. Inspected panel and found multiple code violations. Breakers that are being used are not made for panel. Ground connections are loose. Main feeder wires have broken strands under lugs and are installed with out proper bushing. Turned panel off due to fire hazard and explained to client they should have panel replaced by licensed electrician and pull permit. Home has no power at this time.

Upon my inspection, found clogged drain line. Performed lvl 2 drain cleaning and treatment. System is cooling at this time with a 17° temperature split. Drain line was badly clogged. If drain issues persist in the near future, we will recommend our lvl 3 drain treatment solution. As a guarantee, we can replace the entire drain line if the client would like.

Found dead capacitor and pitted contactor. Replaced both components. Flushed outdoor coil. Evaluated pressure to find them slightly low. Informed homeowner they decided to top off and reevaluate at first mv. Unit is cooling with 20 degree split upon departure. Solution: Installed dual cap, contactor, added two pounds of 410, flushed indoor and outdoor coil as courtesy and filled clients tire up with air.

Upon arrival I go to the air handler and I noticed the drain sensor was currently triggered, but there was no water due to drying up in the attic. I told the homeowner if you’d like I can sign them up for a membership because it’s currently working and we can come out and do a maintenance later on and he agreed. Replace the contactor and the capacitor today also found exposed low-voltage wiring on the roof re-replaced the low-voltage wiring to confirm this will not be an issue in the future. Equipment was cooling with a 20° temperature split Pressures were adequate System is showing its age of multiple places, but is operating well as of now.

Upon my inspection, found compressor is shorted to ground and tripping the condenser breaker at the main panel. We are condemning this system as it is from 1989 and we cannot repair it at this time. Provided system replacement option.

Upon my inspection, found front of home system has a clogged drain line and a very weak capacitor. Performed a drain cleaning and treatment on drain line and primary drain pan. Replaced capacitor and fastened capacitor properly inside condenser service panel. Started system and system has a good 20° temperature split. Client is signing up for 2 system Maitenence plan and we will need to return to complete Maitenence when the home is vacant as there are Airbnb guests here currently. Thermostat schedule is set to 65°. Advised client to change set point to 72 instead as system will struggle to cool to 65

On arrival found unit not cooling properly due to impacted condenser coil. Cleaned coil. Unit running properly with 19* split. Found rodent issue in attic and ducts have holes and are torn. Insulation is poor and windows are leaking air. Recommend to replace ductwork in winter and add new insulation. Unit cooling.

Confirmed temperature split at 20°. Unit is cooling well. Found failed primary float switch. Replaced primary float switch under the P&L warranty. Air handler had minor saturation. Told the homeowner to leave the blower fan on for 72 hours and then set it back to auto. Signed up on maintenance plan

Upon arrival, I checked the system’s refrigerant pressures and found that the compressor was equalizing while running. Although the compressor was drawing amperage, the refrigerant pressures indicated that it was not operating properly. I allowed the compressor to cool down and restarted the system. The compressor began operating normally for a short period; however, further testing confirmed that the system has a refrigerant leak. I discussed my findings with the homeowner and explained the condition of the system. As a temporary solution, I added refrigerant to restore cooling performance. Before leaving, I verified system operation and recorded an 18° temperature difference across the coil. I also discussed replacement options with the homeowner due to the age and condition of the system. Performed Maitenence on system. Cleaned/treated drain line and primary drain pan. Cleaned condenser coils. Evaporator coils are clean. Verified safety float switch functionality. Checked amp draw on compressor. Checked amp draw on fan motor. Checked capacitor is within factory range. Inspected Contactar. Made sure all connections are tight. System is cooling with a 19° temperature split at this time. Found some bacterial growth inside air handler. Wiped down and cleaned interior today as a complimentary service and recommended UV air purifier to prevent growth from coming back.

Replaced ecm blower motor, cleaned housing and wheel. System is 11 years old but cooling at this time

Client states that system is leaking water in the ceiling. They cleaned out the drain line yesterday and adjusted the pitch on the drain line. Upon my inspection, I found secondary safety pan full of water and system off due to safety float switch. Tested safety float switches and both are operational. We have a few concerns with the system. This system has a not great 15-16° temperature split, faulty TXV, And dirty evaporator coil. The Insulation inside the air handler is compromised with water which decreases the Rvalue. I added a pound of refrigerant to diagnose a bad TXV. Client would like to have us clean drain line and remove water from secondary pan to buy some time and we are providing quotes for system replacement. No guarantee on drain cleaning solving issue system is having as there are other obvious issues present.

On arrival found front unit not cooling due to clogged drain. Cleared pan and drain. Performed chemical cleaning to help break down build up. Blew out with nitrogen and flushed with water. Verified operation. Unit cooling at this time.

Upon my inspection, found air handler unit leaking water out of the drain pan and into the return plenum. Explained to client that we have to perform a professional drain cleaning and treatment first and then we can determine if the water is escaping the unit from other areas. At this time, I performed a drain cleaning and treatment. I did not observe any pan cracks or drain cracks at this time. Let client know if the issue persists, we will need to return to see where this water is coming from. System is cooling at this time with 20° temperature split and good pressures. Client signed up for our Maitenence plan today. Did not perform full Maitenence at this time.

Upon my inspection, found air handler in garage drenched with water. Found clogged drain line. With drain line clog, also found drain is missing a p trap, shares a line with a secondary safety pan drain line which is not code compliant, non existing primary safety float switch, and the existing drain line exit is causing water to erode the home concrete wall. Informed client of these drain concerns. Cleaned and treated drain line and primary drain pan. Client would like to hold off on all other repairs at this time. I informed them I cannot guarantee this drain cleaning due to the fact that the drain line is not up to code and not performing as it should.
