Checked amp draw on compressor. Checked amp draw on fan motor. Checked capacitor is within factory range. Inspected Contactar. Made sure all connections are tight. System is cooling with a 19° temperature split at this time.

Found some bacterial growth inside air handler. Wiped down and cleaned interior today as a complimentary service and recommended UV air purifier to prevent growth from coming back.

Client states that system is leaking water in the ceiling. They cleaned out the drain line yesterday and adjusted the pitch on the drain line. Upon my inspection, I found secondary safety pan full of water and system off due to safety float switch. Tested safety float switches and both are operational. We have a few concerns with the system. This system has a not great 15-16° temperature split, faulty TXV, And dirty evaporator coil. The Insulation inside the air handler is compromised with water which decreases the Rvalue. I added a pound of refrigerant to diagnose a bad TXV. 
Client would like to have us clean drain line and remove water from secondary pan to buy some time and we are providing quotes for system replacement.

On arrival found front unit not cooling due to clogged drain. Cleared pan and drain. Performed chemical cleaning to help break down build up. Blew out with nitrogen and flushed with water. Verified operation. Unit cooling at this time.

Explained to client that we have to perform a professional drain cleaning and treatment first and then we can determine if the water is escaping the unit from other areas. At this time, I performed a drain cleaning and treatment. I did not observe any pan cracks or drain cracks at this time. Let client know if the issue persists, we will need to return to see where this water is coming from.

With drain line clog, also found drain is missing a p trap, shares a line with a secondary safety pan drain line which is not code compliant, non existing primary safety float switch, and the existing drain line exit is causing water to erode the home concrete wall. 
Informed client of these drain concerns.
