Reason for call: No cool Equipment: 2020 carrier furnace Horizontal in attic Condenser out back Summary: On arrival found nest off in Rc. Found saftey switch not engage but not sending power. Bypassed saftey to restore operation to equipment. Diagnostic was a failed float switch and a drain cleaning. Signed homeowner up in maintenance plan. Solution: Drain line cleaning Float switch 1 system maintenance plan

Unit not cooling due to clogged drain. Cleared drain and insulated drain line.

Repair flare connections Recharge system with R32 Vacuum system to 500 microns Test System operating with proper pressures and temp split at this time. Triple checked all connections after repair and did a leak search after repair. System has no leaks at this time.

Add a new outlet off existing bathroom circuit to bidet location

Reason for call: Member tune up Equipment: 2022 American standard 4 ton heat pump Vertical in closet Condenser on right side of home Summary: Completed service to find equipment operating within manufacturing specifications. Found high start up amp on compressor. Flushed indoor and outdoor coils. Flushed drain line and pan. Filters have been maintained properly. Solution: A hard start kit will help protect and extend the life of compressor. Compressor start up amp draw is very close to manufacturer limit.

Upon my inspection, found mini split single head Della system is not cooling and low on refrigerant. System was installed 1 month ago by someone who did it on the side. Quickly found a leak at the flare connections in the lineset. Will need to return later today with R32 refrigerant to make the repair and re charge the system with refrigerant properly weighed in.

Reason for call: No cool Equipment: 2012 Lennox 2 ton straight cool Open draw vertical Condenser on roof Summary: Found unit in very poor condition. Unit was low on refrigerant charge. Contactor was burnt and pitted, dual capacitor had weak readings and rusted terminals. Condenser was rusted out compressor is about to fall through the bottom of the unit. Thermostat was unresponsive and Redding incorrect temps. Solution: Offered a repair and a replacement quote real estate agent will present to owner.

Remove and replace condenser coil, filter dryer, and new 410a refrigerant. Pressure test system and verify no leaks. Pull vacuum to remove moisture. Start and test. Tax and labor included.

Diagnostic -unit short cycling due to drain line backing up. No primary safety installed on system. When drain backs up secondary pan and safety catch the water. Scope of work -cleared drain line and drain pans -added pan tablets to help with buildup -cleared secondary drain pan Verified system operations and drainage after completing work Home owner is proceeding with maintenance agreement Next visit home owner will add primary safety

On arrival found unit not cooling due to low refrigerant levels. Observed major leak in condenser coil. Will return tomorrow make repairs. Unit does not cool.

Client states system turns off and he has to turn off breakers and turn them back on for system to come back on. Upon my inspection, found severely clogged drain line. Performed drain cleaning and treatment. Inspected complete system. Found weak capacitor and recommended replacement. Client would like to hold off on capacitor for now. Evaporator coils are clean. Blower wheel is decently clean. Existing UV light is broken and air handler has bacterial growth inside. Recommended UV system. Installed Uv system and cleaned up wiring. Found extra insulation attempted on the outside of the air handler. It appears that the air handler is sweating and most likely is sweating from the undersized duct work. Let client know of this issue and that it may need to be resolved in the future. Performed first system Maitenence and cleaned condenser coils. Amp draws are good.

Pull and clean blower assembly to remove biological growth. Replace 10 ft of low voltage wire at condenser due to exposed wire

Reason for call: No cool Equipment 2018 Lennox 2.5 ton straight cool Horizontal in garage Condenser on right side of home Summary: On arrival compressor was not running both indoor and outdoor fans were running. Found dead outside capacitor. Found burnt Contactor. Found dirty condenser coil. Drain is not up to code informed homeowner. Solution: Replace dead capacitor Replace Burnt contactor Clean condenser coil

Homeowner was replacing his own thermostat, throughout the process he touched the red and the common and popped the fuse. Opening up the air handler replaced the fuse, thermostat was already set up. He turned down the system for me and I took a 20° temperature difference. Homeowner is working with another company that are not available on weekends, I did recommend a pool clean for him because the system was dirty, but he declined at the moment.

Upon arrival, I found the air handler had a low-voltage issue caused by a failed transformer that was shorted out. The system is approximately 26 years old and currently does not have a fuse protection installed. While checking refrigerant pressures, I also found a refrigerant leak at the Schrader valve. At this time, the system is experiencing multiple issues and further diagnostics would be needed to determine what is causing the electrical short. I discussed repair options with the homeowner; however, the homeowner stated they were looking for only a temporary fix and did not want to invest heavily into repairs. Due to the age and condition of the system, I explained that a temporary repair would not be a reliable option. I recommended system replacement as the best long-term solution. If the homeowner decides to move forward with repairs or replacement, they can reach out to schedule further service.

Pressure check was good and 19 td. Notice unit has debris build up and homeowner decided to add membership to maintenance equipment.

Added two pounds of 410 to restore cooling temporarily. And complete leak search. Found refrigerant leak on the capillary tube base of the outdoor metering device on the condenser. See photos and videos for evidence. Solution: Need to contact distributors on Monday to source parts will build quote and send to client at that time. Reason for call: 3 system tune up Summary: Completed tuneup to find the overall operation of equipment within the manufacturing specifications. On train system found drain when it should not have been. Removed trap. Found two weak capacitors on the train system. Found missing primary float switch on the ox box. Found filter to be sized. Mini split is operating very well. Reason for call: No cool Equipment: 2020 rheem 3 ton Horizontal in garage Condenser out back Summary: On arrival secondary float was tripped unit was off pan was full of water. Found air handler completely frozen. Defrosted coil to find indoor txv to have a major restriction. Unit is under warranty pressures seem accurate. Solution: Repair option to replace indoor txv under parts warranty. Labor charge only. Air bros is covering materials necessary for repair.

Client state system is not keeping up with temperature. Found a severely clogged drain line and a trip to float safety switch. Also found a weak capacitor. Replaced the capacitor and performed a drain cleaning and treatment. Client signed up for maintenance plan, and I performed the first Maitenence. With an 18° temperature split good amp draws and clean coils. Cleaned the condenser coils.

Client states thermostat of losing power. Upon my inspection found the condensate pump and drain line completely clogged up. Checked temperature split is 20°. Performed a drain cleaning and treatment on the drain line, primary drain pan, and condensate pump. System is now cooling. Recommended a maintenance plan, but Client would like to pass at this time. Client states that evaporator coil was just replaced recently due to a refrigerant leak. Upon arrival, I noticed that the filter door to the unit was off and on the floor as well as there were no filters in any of the ceiling return grills. Highly recommend recommended getting new filters install installed as soon as possible.

Upon my inspection, found the secondary safety switch in the emergency pan was tripped with water. System does not have a primary safety float switch. Performed a drain cleaning on system. Added a primary safety float switch. Checked pressures and found system slightly low on refrigerant. Added 1 pound of refrigerant. As part of first Maintenence, cleaned condenser coils. System was cooling with a 16° temperature split. It is now cooling with a 18° temperature split. Tested drain line with 1 gallon of water. System is cooling and drain draining as best as it can at this time. Tested capacitor is within tolerance limits. Checked amp draw on compressor. Checked amp draw on condenser fan motor and found the fan motor is over amping.

On arrival found all unit not cooling due to low on refrigerant. Added back to factory specs. Unit is cooling. No error codes or electrical issues at this time. Made client aware that if issue happens again then a leak search will be needed to be done to locate leak. Unit cooling.
