System had a clogged drain line. I discussed this with the homeowner and sold them the maintenance plan. I also did a maintenance at the moment. Everything is working properly. System is a couple years old with a 20° temperature difference.

Upon online inspection, found system not cooling due to bad indoor blower motor. Also found clogged drain line and two bad safety float switches. System is 10 years old and out of warranty. Client would like to repair system at this time. Replaced indoor blower motor, replaced both primary and secondary float switches, and clear drain line with a level two cleaning. Drain line has not been maintained well and could potentially require a level three treatment or full replacement if issues arise. System is cooling at this time with an 18° temperature split. System is draining at this time. Tested new safety float switches. Client signed up for maintenance plan. Performed maintenance on system. Capacitors within range, and draws are good, cleaned condenser coils. Evaporator coils are clean. Client would like to try and wait a year before replacing full system. Blower pull and clean. UV system 2 year warranty. Cleaned and sanitized system. Found heating kit is corroded and multiple bad connections/loose. Quote accepted to replace. Will perform maitnence at same time.

Replace air handler breakered disconnect with nonfuse pull disconnect.

System has a clogged drain line. Performed drain cleaning on drain line and primary drain pan. Had to use nitrogen. System is cooling at this time with a 20° temperature split. System is draining properly at this time. Waived $95 service fee.

On arrival found unit low on refrigerant. Found leak in condenser coil. Made repairs. Pressure test good. Pulled vacuum on system. Weighed in factory charge. Start and test. Pressures good. Temp split good. Unit cooling properly at this time.

Found bad capacitor. System was running extremely hot without outdoor fan motor running and could have caused irreversible damage to the system. Evaporator coils are very dirty. Found extra filter in system that hasn’t been removed for a long time. Client would like to replace system in 6 months if it makes it that far. Provided system replacement quote.

Found ducts sweating due to them all laying on insulation in attic and not strapped up properly. Unit is undersized and running constantly. Need to put attic fan above air handler as well as it is sweating.

Home owner states unit has not been keeping up and electric bills high in home 2012 3.5T RHEEM Air Handler Notes -no primary safety switch -drain line and pan backing up -return not sealed properly -supply not sealed properly -moisture in high voltage to air handler -blower wheel accumulating bacterial growth -uv system non operable -motor capacitor severely rusted Condenser Notes -head pressure high due to coils being impacted -outdoor motor nearing max amp draw -low voltage exposed -suction line insulation lacking -14° temp split due to system not being sealed Went over all issues with home owner. Went over potential repair cost vs system replacement options. Home owner would like to speak with significant other about replacement

System not cooling due to bad capacitor. Replaced capacitor and started system. Found system is cooling with a poor 13° temperature split. Checked pressures and found Air handler TXV is faulty. Client would like a quote to replace the TXV as well as a Quote to replace the entire system as it is 10 years old and out of warranty. Provided quotes for both solutions. It should be noted that the duct work existing in the attic is around 50 years old, has degraded insulation, and likely will need to be replaced for efficiency purposes.

On arrival found main unit not cooling due to main supply duct falling off. Reconnected duct and sealed. Unit has proper temperature split and cooling.
