Upon arrival, found condenser fan motor not working. Tested capacitor and found bad capacitor. Replaced and recommended condenser coil cleaning. Cleaned condenser coil. Unit is running and cooling. Amp draw on compressor is good. Amp draw on condenser fan motor is slightly over factory recommended spec. Sending quote for new fan motor. System is cooling.

Upon my inspection, found bad thermostat communicating wire to condenser unit. Client opted to replace wire and system started up after completion. Evaporator coil is impacted with dirt and debris as well as the condenser coil. Client was advised that the coils should be cleaned soon and a quote is being sent. Will include drain line condensate pump clean with the quote complimentary. Pressures were off and possible causes are dirty coils as well as possibly the last installer did not properly vacuum and charge the system. Temp split is 10° If quote is accepted and scheduled, a proper recharge of the system with refrigerant will occur to fix any present issues. System is cooling

Patching return plenum to get unit through the night

Upon my inspection, I found the 5 ton system drain line, primary drain pan, and secondary pan were all full of sludge and water. Performed drain cleaning and treatment. System is back up and running and cooling properly with good temp split and good amp draws. Capacitor is good. I also looked at the 3 ton system and found that it is low on refrigerant and needs a leak inspection. Client was informed of possibly costs with finding and repairing a leak. Client requested a quote for a new system and will send over as soon as possible.

Upon arrival home owner states unit is running but not cooling. Found outdoor capacitor had failed. Replaced capacitor and verified operations. Cleaned condenser coils complimentary. Air handler coils impacted. Would recommend cleaning them in place. Blower wheel has moderate amount of buildup. Would recommend removing to sanitize. System is currently operating within manufacture specifications.

Home owner states he cleared condensate pump and unit will no longer turn on. Condensate pump safety switch shorted. Bypassed switch and explained the pump will need to be replaced because the floor can flood. He’s going to Home Depot today to replace. System is currently cooling (not to full potential).

Precision Tuneup Checked refrigerant pressures. Tested capacitor- Capacitor is weak reading 37 out of 40 µF. Capacitor replacement is recommended to prevent damage to compressor. Checked contactor. Checked all wiring connections in condensing unit and cleaned out electrical cabinet. Removed outdoor fan to wash condensing coil. Washed out all leaves and debris inside condenser. Flushed vacuumed and treated condensate drain line. Tested float switch in emergency pan. System does not have a primary float switch. Checked air handler cleanliness. Blower wheel (fan inside attic unit) is dirty and has microbial growth on and around it. There is a UV element directly above the blower wheel, but it does not seem to be effective. Recommend blower cleaning and UV system replacement. Evaporator coil is clean and air handler wiring looks good. Checked air temperature. The system is running well at this time. sent estimates for capacitor replacement, blower cleaning and UV system replacement.

Diagnosis. Waiting on financial applications to approve for system install.

On arrival found unit not cooling due to bad blower motor. Replaced motor. Cleared pan and drain. Pressures good. Temp split good. Unit cooling at this time.

2.5T System 1400sf home Home owner states unit is not keeping up with temperature. Outside condenser has heavy corrosion due to gutter overflowing into unit. Inspected air handler and coils. Tested starting components. Checked temp splits and pressures. System is low on refrigerant indicating leak. Performed leak search. Checked air handler coils and all connections. Checked outdoor unit and connections. Found leak coming from corroded compressor. Condenser coils also starting to corrode. Explained potential future failures and repairs. Called manufacture to verify warranty and parts availability. Credit 50% of leak search towards repair. 175$ credit

Client states blower was not running. On arrival unit cooling properly. Air handler is full of growth and in poor condition. Blower and board might have possible intermittent issue causing blower to stop. Due to age and condition of unit we recommend to replace unit instead of making repairs. Unit is cooling at this time.

Install 2 warranty control boards. After replacing boards. Found voltage coming to unit was 254. Recommend to client not to turn on due to possible issues. Client understood possible problems and wanted to test. Unit ran for 15 min and cooling. Turned unit off to prevent further issues. Client must call duke to have them reduce voltage coming to house to prevent further board issues. Client is aware not to turn unit on until voltage is reduced.

Home owner states unit is still cooling and that they added refrigerant a month ago. Suspects leak is around compressor low side or around the shrader valves. Electronic and bubble leak search showing that condenser coils are leaking in non weldable joint. Will need to call manufacture to verify parts warranty and availability. *coil unavailable per Goodman manufacture

Compressor replacement Removed old compressor Installed new compressor. Bolted to condensing unit. Braised in. Pressure test tested with nitrogen. Pulled a vacuum under 500 µm. Recharge the system factory charge 6 pounds. Restarted system and charged to 10° sub cooling per manufacture requirement. System has 22° air temperature split upon departure. Signed up for maintenance plan today.

On arrival found mini split not cooling due to bad outdoor boards. Client states power went out yesterday and when power was restored unit did not work. Found voltage coming to unit was 254v. Advised client to call duke and have them adjust voltage coming to home. Unit is not cooling. Will submit estimate for board replacement.

Homeowner requested I do a system maintenance to make sure everything is running properly. Checked refrigerant pressures and air temperature split. Checked all electrical wiring and connections. Cleaned out condenser electrical compartment. Tested capacitor. Checked contactor. Removed outdoor fan and washed condenser coil. Flushed vacuumed and treated condensate drain line. Cleaned and treated evaporator coil pan. Tested float switch. Blower wheel and evaporator coil are dirty with microbial growth. Sent estimate for cleanings. Homeowner requested replacement estimate for his return Plenum System is running well at this time

Inspected unit. Found unit in warehouse is cooling to the best of its ability. Walls are uninsulated metal. Return air in room is over 100*. Unit has good split and pressures. Recommend to insulate walls and add more air if client is trying to achieve temps below 80. Unit cooling at this time.

Explain to homeowner that his drain line was clogged again and reiterated recommendation for condensate pump. Flush and vacuumed condensate drain line. Water drains on its own at this time. water leak Upon arrival, homeowner showed me to his return filter grill, where he noticed a pool of water Upon further inspection found the evaporator coil pan was leaking because the drain line is clogged Performed a drain line cleaning/clearing. After clearing and treating drain line found that water still flows out slowly. provided estimate for return Plenum rebuild. Recommend recommended condensate pump install if this issue persists. Spoke with homeowner about UV system to prevent microbial growth in the air handler checked refrigerant pressures and air temperature split. System is cooling well upon departure.

Thermostat wire is not passing power to thermostat and needs to be replaced. Thermostat will be relocated across main living space next to window above package unit. Drilled hole through living room wall to run new thermostat wire Secured wire with clamps and zip ties Terminated wires inside of package unit Installed new thermostat and terminated all wires Per homeowner request, i did not program the new thermostat. He will do all programming and setup himself.

No cool Upon arrival, homeowner explained that he had removed his T6 and installed a new Sensi thermostat but it would not turn on the system. asked if the homeowner had any other issues with the system recently and he stated the breaker had tripped, but he replaced the breaker and had no other issues. Found all power is present where necessary inside of package unit. Jumping wires in package unit everything runs as normal. Testing power at thermostat no power present. Homeowner decided to reinstall his T6 thermostat while I was here and when he did, the thermostat powered the system. Checked power at thermostat wires again and read 15.7 V. Advised homeowner that we cannot guarantee. He will not continue to have issues with this thermostat wire as it seems to have a break somewhere down the line. it is recommended to replace the thermostat wire. provided estimate to run new thermostat wire and relocate thermostat near exterior wall where package unit is- there is no access under

Upon arrival home owner states indoor unit is not blowing air. Found failed capacitor and motor over heating. Replaced capacitor and verified operations. Found unit running low on refrigerant (R22). System will not keep up in warmer days (Home owner keeps thermostat at 79) Air handler has large amount of bacterial growth inside and on blower wheel. Explained that air handler motor could potentially fail. Found no primary safety switch and drain line not insulated. Would recommend replacing due to unit being from 2003. 2.5T unit and horizontal install. Military discount applied

Upon arrival home owner states outdoor fan not coming on. Diagnosis found failed capacitor. Contactor was starting to pit and rust. Swapped both components and cleaned out service panel. Verified operations. Unit is now cooling. Discounted Capacitor and Contactor 640$ to 500$

No cool homeowner states the system stopped cooling yesterday and he did not notice any other issues before that Upon initial inspection, found the blower and outdoor fan motor were running, but no activity from compressor. Tested capacitor. Tested voltage. Tested compressor. Cooled compressor. Added hard start kit. Compressor has failed. Compressor replacement will be covered under warranty. Need to return for compressor replacement.
