Reason for call: No cool Summary: On arrival unit turned on And was cooling. Completed diagnostic to find refrigerant pressures were slightly low. Confirmed, proper capacitor readings Confirmed a dry float switch Confirm drain line was draining properly Unit was running and parts were within proper amp draws. Found no issue with the equipment, other than the slightly low charge. Added 2 pounds of refrigerant to bring this within specifications. Unit is cooling better than it was when I arrived. Homeowners are looking for one time service in the future

Upon arrival, the homeowner stated that a home inspector had mentioned the system’s temperature performance was outside of a healthy range. The homeowner typically keeps the thermostat set to 77°F throughout the day and does not adjust it at night. I performed a diagnostic by lowering the thermostat to 72°F and allowing the system to run. At the plenum, I measured a 22°F temperature split, which is within the manufacturer’s recommended operating range. Moving on to the electrical components, both blower motors, the compressor, and the high-voltage components were tested and are currently operating within a healthy range. No components are showing signs of excessive amperage or abnormal electrical operation at this time. I then checked the refrigerant cycle. Based on the manufacturer’s specifications, the system is designed for a 10°F subcooling. After allowing the system to run for over 30 minutes, I measured a 10°F subcooling at the condenser, indicating that the refrigerant charge

Replaced warranty blower motor on smaller system. $100 warranty fee

Performed maintenance on 1 system. Rinsed condenser coils. Found worn and buzzing contactor. Drain under foundation has deteriorated causing water to leak into garage. Disconnect at condenser has loose connections and not making good contact. Cleared drain to the best of my ability. Unit is 2011. Made client aware of findings.

Found system has a clogged drain line. Performed a drain cleaning and treatment. Drain line was very clogged with a lack of maintenance. Upon my inspection, found air handler located in garage is not sealed properly. Observed with smoke device showing that the supply plenum is leaking air and the return side is allowing for garage air to enter the home. Also found the electrical conduit snapped in half and client would like it replaced. Quote sent for these repairs on the system. Air handler is sweating inside the garage. The garage has no humidity control or ventilation. We recommend a standalone dehumidifier set up right next to the air handler to aid in dehumidifying the garage. Client does not want a mini split installed. In the attic, there are no ridge vents. Attic does not have adequate ventilation causing supply ducts to sweat. We recommend installing a solar attic fan. Quote sent for attic fan. System is cooling with a 20° temp split at this time. Primary safety float switch is operating properly.

Upon my inspection, found thermostat has a humid stack connected to it that was not set properly. The humid thermostat was not allowing the system to turn on. I set the humid stat to the on position and the system turns on and turns off with the thermostat only now. System is cooling with a 20° temperature split. Looked over the condenser and found no apparent issues at this time. Recommended that Client set up a maintenance soon.

Based on the diagnostic findings and further discussion, it appears the primary concern is related to the outdoor conditions. With outdoor temperatures reaching approximately 93°F, it is not always realistic for the system to maintain temperatures below 74°F during the hottest part of the day, particularly depending on the home’s insulation, ductwork, windows, occupancy, and overall heat load. While the system was running during the visit, the indoor temperature dropped an additional degree to 73°F, confirming that the system is active

Primary drain pan is holding excess water and it is escaping the pan and saturating the bottom of the furnace/air handler. This is due to the evaporator coils being improperly installed and not properly leveled. Blower wheel is dirty and impacted with bacterial growth Found media filter in air handler that hasn’t been changed in a long time and client was unaware of its existence. Removed and made sure there was a filter in the ceiling. Drain line is missing insulation and is sweating with condensation as it is exposed to the hot garage air. Upon my inspection, found system not cooling due to a seized up condenser fan motor and a failed start/run capacitor. Thermostat inside is faulty and not showing the display properly. Replaced the condenser fan motor, replaced the capacitor, replaced the thermostat and programmed. Made sure all connections are tight. Started system and system is now cooling with a 20° temperature split. System is operating within manufacture specifications at this time. Inspected evaporator coils and found dirty coils. I let the client know that this will affect efficiency and make the indoor blower motor work harder. Upon my inspection, found a severely clogged drain line. Performed drain cleaning on system. System is now draining and cooling with a 20° temperature split. I let the client know that the drain line is not perfectly clean as there is built-up almost cemented debris in the drain line. That is very difficult to remove. If drain line issues persist in the future, I recommended we replace the drain line for guaranteed solution. Client signed up for Maitenence plan today. Reason for call: Precision tune up Equipment: 2014 package unit Goodman Summary: Completed tune up to find operation of equipment within manufacturing specifications. Found proper temperature. Found proper amp draws. Flushed drain line, pan and coils. Found both the blower capacitor and the main dual capacitor weak. Informed homeowner of age and caps. He decided to replace capacitors. And try and get another couple years out of equipment. Solution: 10 mfd for blower 45/5 mfd for Condneser side of unit
