Upon my inspection, I found a tripped safety float switch. I emptied the safety switch and the system came on. Client cleared his own drain line, and would not like me to perform a drain cleaning/treatment at this time. System is cooling with a 17° split. The capacitor tested within factory spec. Amp draw on the compressor and fan motor are good. System is cooling at this time.

Upon arrival home owner states unit is leaking through ceiling. Large water spotting on ceiling with catch buckets beneath. Upon diagnosis found primary drain pan heavily backed up. Found secondary drain pan safety in incorrect position and pan not pitched properly. Cleared primary and secondary drain pan. Relocated secondary switch so will shut off if overflow. When working ceiling fell through. No pressure applied. Insulation and debris weight buckled ceiling. Cleaned up all insulation, water, and debris from floor. Verified system was draining and cooling properly. New roof recently put on. Attic is very humid. Unit is slightly sweating on bottom. Explained that if drain pan only backs up than we need to find solution to solve attic temperature. Recommend replacing supply plenum due to amount of water and buildup. Upon my inspection, found client had replaced their capacitor. Checked drain line and found clogged drain line and tripped safety switch. Recommended a drain line cleaning and treatment. Client does not want drain cleaning at this time. Found thermostat was not connected properly when it was removed prior to my arrival. Put thermostat on all the way and system started up. System is cooling with good amp draws and 18° temp split.

Upon my arrival, clients main concern was the cleanliness of the air handler unit and making sure that the last company was honest about their diagnosis and trying to sell them a new system. I made sure the Client knew that they had options and a new system is not necessarily required. I sent a quote for repair/ Cleaning of the system to completely reset all of the growth and prevent future growth. I also sent a quote for a new system replacement incase the client would like to invest in a new system with 3 year labor warranty and 10 year parts warranty. Upon arrival home owner states unit is running but not cooling. Found outdoor pressures high and indoor pressures low. Condenser coils dirty and suction pressure low due to refrigerant leak. Upon my inspection, I found a clogged drain line and drain pan. In the attic, I noticed a massive hole in the 14” return duct work that needs to be replaced with new. I also found a dirty evaporator coil. System pressures were good, capacitor tested good, and amp draws on the compressor and fan motor were good. Cleaned and treated drain line/pan Scheduled for duct line replacement on August 18th 7:30am. Recommended to clean evaporator coils as they will get worse with the hole in the duct work. Client would like to wait on cleaning coils. System is cooling but not as efficient as it should be with only a 10° split.

Amp draw on compressor is good. Amp draw on condenser fan motor is slightly over factory recommended spec. Sending quote for new fan motor. System is cooling.

Upon my inspection, found bad thermostat communicating wire to condenser unit. Client opted to replace wire and system started up after completion. Evaporator coil is impacted with dirt and debris as well as the condenser coil. Client was advised that the coils should be cleaned soon and a quote is being sent. Will include drain line condensate pump clean with the quote complimentary. Pressures were off and possible causes are dirty coils as well as possibly the last installer did not properly vacuum and charge the system. Upon my inspection, I found the 5 ton system drain line, primary drain pan, and secondary pan were all full of sludge and water. Performed drain cleaning and treatment. System is back up and running and cooling properly with good temp split and good amp draws. Capacitor is good. I also looked at the 3 ton system and found that it is low on refrigerant and needs a leak inspection. Client was informed of possibly costs with finding and repairing a leak. Client requested a quote for a new system and will send over as soon as possible.

Home owner states he cleared condensate pump and unit will no longer turn on. Condensate pump safety switch shorted. Bypassed switch and explained the pump will need to be replaced because the floor can flood. He’s going to Home Depot today to replace. System is currently cooling (not to full potential).

Precision Tuneup Checked refrigerant pressures. Tested capacitor- Capacitor is weak reading 37 out of 40 µF. Capacitor replacement is recommended to prevent damage to compressor. Checked contactor. Checked all wiring connections in condensing unit and cleaned out electrical cabinet. Removed outdoor fan to wash condensing coil. Washed out all leaves and debris inside condenser. Flushed vacuumed and treated condensate drain line. Tested float switch in emergency pan. System does not have a primary float switch. Checked air handler cleanliness. Blower wheel (fan inside attic unit) is dirty and has microbial growth on and around it. There is a UV element directly above the blower wheel, but it does not seem to be effective. Recommend blower cleaning and UV system replacement. Evaporator coil is clean and air handler wiring looks good. Checked air temperature. The system is running well at this time. sent estimates for capacitor replacement, blower cleaning and UV system replacement.
