Upon arrival, the homeowner stated that water was leaking through the ceiling and had noticed water around the air handler. After performing a diagnostic, I found that the condensate drain line was clogged, causing water to back up into the system and overflow onto the floor, which resulted in the ceiling leak.

I completed a full system inspection and found a 20°F temperature difference between the supply and return, healthy refrigerant pressures, and all electrical components operating properly.

I performed a condensate drain line treatment and verified that the drain line was flowing and draining properly after the service. At this time, the system is operating as designed.

Upon my inspection, found system #2 air handler secondary drain pan completely full of water. Performed lvl.3 drain cleaning and treatment on system. Drain line is draining properly at this time. Advised client to keep fan in the on position for 2 days and then return to auto afterwards in order to dry the air handler out. If this issue persists, we will need to replace the evaporator coil/primary drain pan under parts warranty if applicable. This primary drain pan could have a crack and letting water escape the unit. 
I noticed there’s evidence of rodent damage in the attic where multiple ducts have holes and one duct connection is separated. 
In the winter time we can address this issue by replacing the damaged ducts.

Client states system cannot keep up during the day and it is getting worse. Her husband added refrigerant before he had to leave but they don’t think it solved the issue. Upon my inspection, I found the refrigerant circuit has a restriction causing the unit to not be able to cool efficiently. This system is an off brand and looks to be from 2010. We are not comfortable making the repair on this system given its age and that it’s not a reputable brand. A repair would look like a new TXV, new Liquid line filter drier, and all new refrigerant. 
We are providing an option to replace this system given its current condition and off brand in order to guarantee proper cooling with new warranties. Quote is being sent to clients email.

Client states system is not cooling. Found the cooling wire not getting voltage from the thermostat to the condenser. Took the thermostat off the wall and jumped out cooling and system turned on. Reconnected the thermostat and tested system and system began running. There may be an intermittent issue with this thermostat. At this time, the system is cooling and the client would like to leave it.

While here, the system is due for a six month Maintenence. 
Performed Maitenence on system. Cleaned/treated drain line and primary drain pan. Cleaned condenser coils. Evaporator coils are clean. Verified safety float switch functionality. Checked amp draw on compressor. Checked amp draw on fan motor. Checked capacitor is within factory range. Inspected Contactar. Made sure all connections are tight. System is cooling with a 20° temperature split at this time.
