Reason for call: No cool Equipment: 2015 3 ton Goodman Vertical in garage Condenser on left side of home Summary: Found compressor dead on arrival confirmed proper voltage to compressor, confirmed proper readings at capacitor. Tried to wire in hard start kit. Compressor still failed to start up. Solution: Recommended system replacement due to compressor being a very expensive repair outside of warranty.

Found water and safety switch and extreme growth inside drain line flushed and clean drain line put drain solution in pan and drain line left tablets and pan to prevent backup in the future. Confirmed proper operation of equipment in all aspects.

Reason for call: Second opinion Summary: There were no issues at the System the float switch wasn't pitched properly adjusted pitch did full inspection. operation of equipment is phenomenal. Changed all filters inside home built value with client. Client signed up on membership.

Reason for call: No cool Equipment: 2016 trane 2.5 ton Vertical in front closet Condenser on right side of home Summary: On arrival found drain line clogged and thermostat shut off. Confirmed proper operation of equipment. 20 degree split. Proper amp draws. Proper cap readings. Solution: Flushed drain line and proper drainage was restored.

Find My inspection, found upstairs system is 20 years old and has a bad capacitor and low on refrigerant. Replaced capacitor and added 3 pounds of refrigerant. System had a 10° split and now has a 16 to 18° temperature split. Pressures after adding refrigerant are now indicating that there might be a metering device issue. Let the tenant know since the tenant was paying for the repairs today that the system is not in great condition and to not expect a whole lot out of it. Client needs to change filters asap. System is cooling the best it can at this time.

Reason for call: No cool Equipment: 2019 grand aire 3.5 ton heat pump Horizontal in garage 12-15ft elevated Condenser on platform right of home Summary: On arrival found failed blower motor and frozen evaporator and frozen suction. Confirmed motor had power and call for fan. Confirmed cap readings, uv treatment is install. Solution Replace air handler blower motor Add transformer to uv treatment Restored operation to equipment signed homeowner up on membership plan.

Tenant states system does not cool well during the day, Thermostat is hard to function, and filter does not stay in. Upon my inspection, found system is cooling with only a 12° temperature split. Evaporator coils are very dirty. The filter access is not easy to use. Checked pressures and found that the system has a restriction on the TXV. Client is aware that evaporator coil is at risk of freezing due to low saturation temperature. Air handler is a 2003 and condenser is a 2024. It is likely that the condenser was only replaced because of the hurricane damage. Systems are not matching. Will provide quote for TXV replacement if it is available. noise complaint Upon arrival, homeowner explained that they just noticed this morning that when the condensing unit turned on, it made a very loud noise. Upon initial inspection when condenser started I did hear that it was loud but not unusual. In rush amp draw measured 64 out of total allowed 124 A. Found system was low on refrigerant. Recommended leak search. Homeowner declined and just wants to add refrigerant at this time. Added 2 pounds of R410 a to the system.
