Confirmed motor had power and call for fan. Confirmed cap readings, uv treatment is install. Tenant states system does not cool well during the day, Thermostat is hard to function, and filter does not stay in. Upon my inspection, found system is cooling with only a 12° temperature split. Evaporator coils are very dirty. The filter access is not easy to use. Checked pressures and found that the system has a restriction on the TXV. Client is aware that evaporator coil is at risk of freezing due to low saturation temperature. Air handler is a 2003 and condenser is a 2024. It is likely that the condenser was only replaced because of the hurricane damage. Systems are not matching. Will provide quote for TXV replacement if it is available. Providing quote and highly recommending full system replacement

noise complaint Upon arrival, homeowner explained that they just noticed this morning that when the condensing unit turned on, it made a very loud noise. Upon initial inspection when condenser started I did hear that it was loud but not unusual. In rush amp draw measured 64 out of total allowed 124 A. Found system was low on refrigerant. Recommended leak search. Homeowner declined and just wants to add refrigerant at this time. Added 2 pounds of R410 a to the system. Advised homeowner to keep an eye on how everything is running over the next month or so as there is no way to know how fast or slow slowly, the refrigerant will leak out again. signed up for maintenance membership
