Nest Thermosat not detecting wiring. Moved wires around and nest detected other wiring. Bad Thermosat wire. Ran new wire Thermosat wired air handler. New nest thermostat not giving option for heat pump. Explained to property manager to get a new Thermosat and reach out for programming. Unit is currently cooling with older thermostat.

Upon my inspection, found faulty blower motor in the air handler. Picked up part and returned to replace. While blower wheel and housing was disconnected, I performed a complimentary cleaning to remove debris and bacterial growth. Fixed low-voltage wiring connections at the condenser as a complementary service. These wires were very corroded from the Saltwater. System is cooling at this time. 72° at thermostat and 55° at the supply Replace AHU blower motor. Cleaned blower housing and wheel. Fix outdoor low voltage connections.

Tenants state unit is not heating. Found Thermosat programmed incorrectly and orange wire not seated. After correcting issues let system run. Emergency heat began to run and contactor buzzing very loud (intermittently failing). Heater kit terminals very rusted. Bypassed heater kit so tenants would have heat from heat pump. Re spliced all low voltage connections as they were also corroded. Verified system ran in heat. System will not have emergency heat until issues corrected. Will send over estimates. Ducting in attic also not sealed or strapped properly. Possible lack of airflow to some areas. Further Repair -Contactor -Heater Kit

Upon arrival found drain line backed up. Condo shares common stack. Cleared drain line and pan. Nitrogen purged drain line. Installed air purifier. Verified system was operating.

On arrival found unit not cooling due to low on refrigerant. Client declined any repairs at this time. Will submit estimate for system replacement
