Upon line inspection, found living room head unit has a clogged drain line. Performed a drain cleaning and treatment and client signed up for maintenance plan. Maintenance performed today. Systems are cooling and draining at this time. I tested living room head with water. No issues at this time.

Reason for call: Water leak Summary: On arrival found return Plenum and multiple flex runs completely saturated and damaged Business Owner informed me they had a severe roof leak They also had a clogged drain line on the RTU unit Flushed drain line found all filter filters were severely caked to a debris Removed all filters Performed minor cleaning of evaporator coil. Business owner needs to replace filters in the RTU filter access 20 x 25 x 2. 2 filters 20 x 20 x 2. Two filters. They get installed in the filter access at the RTU Air Bros is willing to come install the filters for a diagnostic fee if necessary.

Leak search 3 heads and 1 condenser. Make new flare connection. Pressure test. Vacuum system Charge with new refrigerant System is cooling at this time. Confirmed no leaks at this time

Reason for call: No cool Summary: Micheal was out three weeks ago topped her off and quoted a leak search. Leak search is scheduled for Tuesday, September 8. Refrigerant has leaked out since unit was topped off. Homeowner did not want to top off unit again to get through the weekend. Search scheduled on Tuesday to distinguish problem with unit and provide repair estimates

Reason for call: No cool/ water leak Summary: Found many issues with the system regarding a bypass disconnect and a bypass defrost board on the condenser. Homeowner is not looking to repair these items. He wants the system to fail before he makes any more decisions. On arrival water leak was coming from the drain pipe in the garage. There was no cap on drain line. Reason for call: No cool Summary: Replaced first floor damper motor due to failure. This is part of an install that we are doing on Monday. I collected 650 cash for this part of the job today. The remainder of the job will be completed on Monday. This 650 was credited to the total cost of the Install. While I was on site, I noticed the float switch was wet and the drain line was clogged. Performed drain cleaning to confirm operation of equipment until Monday. The scheduled Install day. Honeywell zone damper motor replacement

Pioneer mini split system: 3 heads 1 condenser. Found system low on refrigerant and freezing up. Added refrigerant to system to get back to operating pressures. Will need to return next week to perform a leak search and repair any leaks. Client would also like a quote to clean all 3 systems. Quote sent with bundle discount.

Upon my inspection, found system not cooling due to a bad capacitor. Recommended replacing the capacitor and contactar as they work together to energize the condenser. Client would only like to replace the capacitor at this time. Replaced capacitor and checked system amp draws and temperature splits. System is now operating within acceptable ranges. Drain line is not backed up at this time

Reason for call: No cool Equipment: 2010 rheem Horizontal in attic Condenser on left side of building Summary: Found breaker on disconnect failed 240v into disconnect 8v coming out. Solution: Install new disconnect on condenser Continued diagnosis to find system operating within manufacturing range. Unit is on borrowed time please prepare for replacement.

Upon my inspection, found severely clogged drain line. Performed a level two drain cleaning and treatment. I warned Client that the drain line is very very clogged up and could require a level three treatment. After completing the cleaning. I tested the drain line with 3 gallons of water. System is cooling at this time with a 20° temperature split good amp draws. Coils are clean, blower wheel is clean. I checked the capacitor and found the capacitor out of its tolerance range on the fan side and the compressor side is close. Client would like to leave the capacitor at this time.

Reason for call: Miscellaneous Equipment: 2018 Goodman 2 ton Vertical and second story closet Condenser outback Summary: On arrival, homeowner told me she had damper issues. Upon further inspection, I found the downstairs damper staying open 3/4 of the way, even when power is supplied to close the damper. These are normally open dampers this damper motor has failed. We need to replace one damper motor supplying the bottom floor. There was another damper that was not hooked up. We are going to remove the damper so that they can have flow to a major 10 inch supply above the stair staircase. Upon further inspection, homeowner had told me that somebody topped off refrigerant last week hooked up my gauges to check pressures to find the system was low again with the system becoming low in such a short time there's a major leak within the system. I performed a leak search for free found leak in evaporator coil/ txv. Both these components will need to be replaced. Homeowner signed up on

Performed Maitenence on system. Cleaned/treated drain line and primary drain pan. Cleaned condenser coils. Evaporator coils are clean. Verified safety float switch functionality. System only has secondary safety float switch and no primary. Let client know that this is allowing for garage air to enter the home. Checked amp draw on compressor. Checked amp draw on fan motor. Checked capacitor is within factory range. Inspected Contactar. Contactar is buzzing and showing signs of potential failure/shorting out. Made sure all connections are tight. System is cooling with a 20° temperature split at this time. Client would like to leave everything as is at this time.

Reason for call: No cool Equipment: Mismatch equipment 2015 Ahu 2018 cu 3 ton Icp Summary: On arrival found system cooling by 4 degrees. Hooked gauges up to see pressures not proper. The compressor valves are bypassing causing a very high suction pressure. Compressor will need to be replace to restore operation. Informed current homeowner of this and informed her of the benefits of replacement. She want both options. Home is under contract to be sold. If replacement is chosen be sure to register under new homeowner. If repair is sold current homeowner will pay.

Reason for call: No cool in both units Only one unit was down today. Unit 2 was just struggling to keep up with the heat load Equipment: Unit 1 5 ton 2020 package unit Unit 2 3 ton 2022 package unit Summary: Found unit 1 break to condenser tripped. Isolating the compressor and the disconnect the breaker tripped in compressor during diagnostic. Confirmed compressor was shorted to ground. Found unit to to be operating well just struggling to keep up. Confirmed 49 degree Evap coil temp. Solution: Providing client with two estimates in the am.

Reason for call: Miscellaneous Equipment: 2022 ICP 3 ton Horizontal in attic Condenser on right side of property Summary: Completed full diagnostic found equipment operating within manufacturing specifications. Confirmed pressures, temperatures, capacitor readings, and amp draws. Unit has not been filtered. Homeowner needs to purchase 20 x 20 by one filters. To install in 1 inch filter rack at the bottom of the air handler. Solution: Sold membership, flush drain line as a courtesy today, will need to go back later to install filter. Homeowner purchases. Reason for call: Water leak Equipment: 2015 Goodman Horizontal in garage Condenser right of home Summary: Found water leak coming from water heater supply pipe. Homeowners will need to contact a plumber. Inspected ac unit while I was here to find pressures slightly low. And a dirty blower assembly. Recommended these repairs to client. They are only focused on the water leak today and do not want to proceed with a repair.

Found burnt fuse on arrival. Found a couple shorting in the low voltage wire made repairs and replaced fuse to find that the system is still off on low voltage. During diagnostics transformer failed. Did not have part on truck we will be sending another technician out later in the day with correct components.

Replace reversing valve coil. Start and test. Pressures good. Temp split good. Rinsed condenser coil. Unit cooling at this time.
