Upon my inspection found primary safety float switch is not working. Drain line is clogged. Performed a drain line treatment and replaced primary safety float switch. System is cooling with a 20° temperature split. Advise client to stand running for two days to help dry out system. Client signed up for Finn maintenance plan and I performed first maintenance today. Safety float switch discounted for add on.

Reason for call: Tune up Equipment: 2018 trane 3.5 ton Vertical in laundry Condenser on roof labeled 404 Summary: Completed tune up to find operation of equipment within manufacturing range. Cleaned drain pan and drain line. Cleaned evaporator coil. Confirmed proper temperature and pressures. Found capacitor and contactor in need of replacement due to rust on terminals and weak readings on capacitor. Cap was last replaced in 2020. Contactor has never been replaced. Solution: Replace contactor and capacitor. Warranty on repair: 1 year parts and labor warranty on repair

Found heavily impacted air filter causing water to be sucked out of the primary drain pan. Replaced filter and installed new insulation piece on suction line. System is cooling with 20° split

Upon my inspection, found evaporator coil was frozen. Thawed out coil and checked system pressures. Pressures indicate system is low on refrigerant. All fan motors and compressor seem to be working properly at this time unless the evaporator blower motor is intermittently shutting off causing the coil to freeze over. Recommended leak search but client wanted to add refrigerant to start and see if the issue persists. Client will let us know if there is an issue in the future and we can diagnose the issue being either a refrigerant leak or a possible intermittently failing blower motor. I added 1.5 lbs of refrigerant and got the system pressures and subcool to where it needs to be. Temp split is good as well. System is cooling at this time. I noticed the secondary drain pan was falling down and at risk of spilling water in the garage so I restrapped it back up to prevent the issue. No cool Upon arrival found blank thermostat. Homeowner explained that the system did not have any issues until her flooring guys left. After inspection found that the air handler has been pushed back and to the left about 3 inches. This caused the supply plenum joints to become disconnected, causing a very large air leak. No cool was caused by bad pan float switch which could have also been damaged when flooring guys moved the air handler. Replaced float switch and tested before departure. Also tested primary float switch. Resealed supply plenum with spray adhesive, foil tape and mastic sealant to ensure there are no more air leaks.
