Upon my inspection, found York Inverter system indoor blower motor barely spinning. Pressures are good and temp split is good. Found no error codes or alarms. Reset system and blower motor began to ramp up to proper speed. System is cooling at this time. There were multiple power outages today in the area. Recommended installing voltage monitor and surge protection on system as this is an inverter system and it is sensitive to voltage surges. Sent over quote for surge protection package. Charge for labor and system reset today with member discount. If system continues to have issues, we will need to return to either talk with tech support for $495 or replace warranty blower motor and control board for $1230.
Client states that unit made horribly loud noise and then whole home power went out. Client stated that Duke energy has been giving them issues lately with power outages randomly. System is working properly at this time with good temp split and good amp draws. No current issues at this time. Client said that it look a while for the system to come back on. I determined this was the result of the ecobee thermostat needing to calibrate for 15 minutes before sending signal for system to turn back on.
Mini split system in detached home not cooling. Found system running but not blowing cool air. System pressures are completely flat and system is actually pulling a vacuum. Performed leak search and found leak at 4 way reversing valve inside condenser. This hole is large and blowing refrigerant charge quickly. Submitting estimate for reversing valve replacement as well as whole system replacement. Client says they want to reach out to the guy who installed the system and see if they can do anything about it for less.

Upon my inspection found system drain line completely clogged. Performed level three drain cleaning. Also performed a quick drain cleaning on the main system in the laundry room while on site (complimentary). Guest bedroom system does not have a good temperature split and is at a 8° split. Let client know and he would like to leave it alone. Main system has a 20° temperature split. Cleaned filter on bedroom system while here as well. Client is not interested in Maitenence plan as they plan on selling home in near future.
Upon my inspection, found water damage in ceiling from second floor. Air handler has a faulty safety float switch and no p trap installed. System also has very dirty filters that need to be changed. Replaces and tested safety float switch. Installed p trap. Replaced filters with what the client had supplied. Started system and tested drain. Client would like to keep system at 65° at night. This temperature is hard to maintain. Recommended mini splits in the master bedrooms. We will be installing one mini splits system in the Casita room to start. Filter sizes needed for client to order themselves: 5 12x12 2 12x24 1 20x20
Upon my inspection? Found water leak in garage coming from air handler. Drain line is severely clogged and drain connections are not glued and missing insulation causing the water to escape the pipe. Performed daydream, cleaning and treatment, and re-piped drain line near the air handler. Client signed up for maintenance plan. Performed first maintenance on system. System is cooling with a 19° temperature split. Amp draws are all good, capacitor is within factory range, contactor looks ok. Found heavy amount of growth on indoor blower wheel. The extra weight on this wheel will put more strain on the fan motor. Also found heavy amount of corrosion on condenser coils on the left side of the service panel. This section is at risk of a refrigerant leak. Client is preparing for a new system instead of investing more into this 12 year old system.
Diagnostic -low voltage short causing system not to run. Found low voltage short in outdoor wiring. -found shoe lace tied around outdoor motor -air handler has been running without filter (coils extremely impacted) Scope of work -fixed wiring & short -replaced fuse -replaced thermostat batteries -pulled bag off back side of coils -removed shoe lace Verified system operations. System is 16 years of age. Unit was ran without filter during construction. Would recommend replacing coils or system. Systems running to best of abilities.
Reason for call: Tune up on two unit Equipment: Unit #4 2016 4 ton trane Horizontal on hang kit Condenser out back in wall mount Unit #5 2016 4 ton trane Horizontal on hang kit Condenser out back in wall mount Summary: Completed tune up to find both unit low on 410 a refrigerant. Found both condenser to have poorly insulated low voltage wire. Flushed drain line. Filters need attention 22x20x1 replace one per quarter. Pressure low. Unit 4 td 16 unit 5 td 25 Solution: Recommended we require both condenser low voltage, add refrigerant to each unit, and Perron leak search to determine where systems are leaking refrigerant.

Confirmed operation of equipment within manufacturing specifications. Flushed indoor and outdoor coils. Flushed drain line. Confirmed pressures. Filters have been maintained. Homeowner wanted to add uv treatment kit Solution: Will improve air quality within home and help keep air handler clean. Including install and warranty 1 year parts and labor on uv treatment
On arrival found downstairs unit not cooling due to tripped breaker. Turned breaker on and heard arcing behind panel cover. Turned off power and removed panel cover. Observed loose connection causing wire to burn. Replaced breaker and cut out bad wire. Start and test. Amp draws good. Temp split good. Pressures good. Capacitor in range. Unit cooling properly at this time.
Reason for call: Water leak on mini split Waived diagnostic with repair Equipment: Single zone pioneer mini split Summary: On arrival found mini split to operate well good pressures and temperature. Found drain line clogged and indoor unit I need of a full cleaning blower, coil, and panels. Homeowner wanted to clean drain only. Drain clean. Unit is operating properly again not leaking water.
Client states condenser was shutting off and air handler still running. Inspected unit for issues. Pressures ok. Temp split good. Electrical checked good. Unit has leak detector system built in. Could be possible leak in coil or intermittent issue. Told client to not reset breaker again to prevent clearing any fault codes for system. Unit cooling at this time.
Upstairs system issue: Found clogged drain line. Performed drain cleaning and treatment on system. Client signed up for 2 system Maitenence plan. Tested drain line and found the existing drain line upstairs is a little higher than it should be and is giving a not great slope for the condensate. Let client know if this is an issue in the future we will need to shorten the existing drain line to allow for better drain slope coming from the unit. System is cooling at this time.
On arrival found unit not cooling due to improper txv in air handler. Will submit estimates for repair and replacement options. Unit cooling to the best of its ability at this time.
Upon arrival, I found that the air handler was operating, but the condenser was not running. I reset power at the air handler, which restored operation to the condenser. After checking system pressures, I found the refrigerant charge to be low. The initial temperature differential was 13°, which is below the desired range. I added refrigerant and allowed the system to operate for approximately 45 minutes. After the adjustment, the temperature differential improved to 17°, indicating better system performance. While on site, I also completed a maintenance service, which included cleaning the condenser coil, treating the drain line, and performing a full air handler inspection. All electrical components were checked and found to be operating properly with no issues at this time. The system is currently cooling and operating normally. However, because the exact cause of the low refrigerant condition has not yet been confirmed, the issue may not be fully resolved. At this time, the syst

Replace EEV stepper motor and board Completed repair confirmed pressures to be slightly low. Informed homeowner about a leak search and top off they want to top off for now. Added 3.5 pounds of 410 to system. Proper operation was restored to equipment.

Performed a maintenance on the HVAC system, I had a 20° temperature difference over all the system mechanically was functioning properly. I cleaned the drain line, the drain pan. I offered the homeowner the membership program which he agreed upon.

Upon my system, found shorted fuse at the air handler. Performed a low-voltage short inspection. Found a short at the condenser contactor. Replace this contactor and replace the three amp fuse at the air handler. System started up and has a 20° temperature split. Amp draw on compressor and fan motor are good. Capacitor is within factory tolerance limits. Recommended a maintenance plan for the system as Client just moved in four months ago and has not had a proper maintenance yet. Sending quote for single system maintenance plan. Waived $95 service fee with repair

Found drain line clogged, clean drain free of charge as courtesy. Found leak inside condenser coil. Condenser coil will have to be replaced. Clients have temporary coping until repair can be done.
Unit is operating within manufacture specifications. No sounds at this time. Home owner states it could be coming from the above unit.
