Client states system is not running at all. Upon my arrival, I found the auxiliary safety pan full of water and tripping a safety float switch. System needs a deep drain cleaning and treatment. Performed cleanings and got system back up and running. Reiterated to Client that the coils are very very dirty and if they freeze up, the system will not work. We highly recommend a system replacement or evaporator coil replacement to prevent downtime during the summer as previously quoted.
Formed by annual maintenance on two systems. Found carrier system low on refrigerant and found a leak in the copper line set. Both systems are cooling with 20° temperature splits at this time. Scope of repair work: Repair leak in copper connection Recharge system with refrigerant Put new insulation on suction line where repair was made. Installed new filter line drier

Performed Maitenence on system. Cleaned/treated drain line and primary drain pan. Cleaned condenser coils. Evaporator coils are clean. Verified safety float switch functionality. Checked amp draw on compressor. Checked amp draw on fan motor. Checked capacitor is within factory range. Inspected Contactar. Made sure all connections are tight. System is cooling with a 20° temperature split at this time. Found two UV RGF bulbs are expired and not working. Replaced both bulbs and one ballast due to it being burnt out. Replaced 1 year bulbs with 2 year bulbs.

Client states thermostat keeps losing power. Found clogged drain line. Waived $95 from previous visit and performed drain cleaning and treatment. System is now cooling. Client plans to sell the home in 2027 and does not want to move forward with any other repairs at this time.

On my inspection found system low on refrigerant and had a very hard time locating a leak. The leak could be in the line set that is not accessible due to the attic being so tight. We are going to replace the system and run a new line set while also relocating the condenser to the side of the home. This is a guaranteed solution. Top system off with refrigerant, but no guarantee on how long that will last. Client is scheduled to replace system next week.

Bringing 18x20x1 filter for repair tomorrow Will discuss duct work tomorrow with client as the duct work system has many holes from rodents and is old. Some of the duct boots are not sealed to the ceiling and are allowing attic air to enter the home as well.

Go through the home and inspect Electrcial work that’s been done and provide estimates for any repairs needed Found ground neutral jumpers on outlets in living room removed them due to safety issues and false grounding
Re-install mini split on back of home with existing pad. Connect copper and electrical. Pull vacuum on system and pressure test. Start and test. Add refrigerant back to factory specs. Tax and labor included.
Upon my inspection, found that the bottom of the evaporator has three drain holes that are plugged up with rust debris. Performed a deep cleaning on these holes that required taking the drain system completely off of the unit. This is out of the scope of a Maitenence. Performed repair and system now drains properly. If issue persists, we will need to replace either the bottom piece of metal on the evaporator coil or replace the system.
Furnace Notes -capacitor rated for 10mfd and reading 5mfd (outside manufacture specifications) Condenser Notes -fan motor not operating (need to cut out ducting to replace) -compressor internals sounds like they’re failing -condenser coils have not been cleaned due to limited service Unit is currently down. Went over options with son of home owner Parts will need to be special order and possibly on back order Explained we can do the fan motor but no guarantee on compressor Unit is currently out of warranty due to being second home owner
Replaced motor for upstairs unit. Start and test. Unit cooling at this time.
Need to clear drain to get unit operational. Went over Nate’s notes from his last visit with client. Cleaned drain line. Unit now operational.
Lizard behind outdoor defrost board causing outdoor unit not to run. Bypassed board and verified system operations. Will need to return to replace board. Unit may be under warranty (second home owners)
Replace bad blower motor. Start and test. Tax and labor included.
Thermostat wire had direct short on multiple wires. This was blowing low voltage fuse. Ran new wire, wired thermostat, wired unit. Verified system operations
On arrival found upstairs unit not cooling due to bad blower motor. Will return Monday to replace motor.
