Client states water is dripping from air handler. Client pulled off ss2 safety switch to keep unit running. Upon my inspection found clogged drain line. Performed day drain cleaning and treatment. Talked to Client about maintenance plan and he does not want to move forward with the maintenance plan. Only the drain cleaning. System is now cooling with a 19° temperature split.
Reason for call: water leak customer ceiling is falling through in closet Summary: On arrival found secondary pan falling out of ceiling. Found the contractors working in the building were inside the unit 4-7 days ago. The pan was not hooking up into drain it was dumping water on the ceiling. This has cause the ceiling to fall. Reconnected drain pan to drain line. Found a crack in the pan. This could have been caused by this event. The pan will need to be replaced or there will continue to be a water leak problem.
New System 2.5T for 1100sf System is operating within manufacture specifications. Verified no water in safety. Verified clean coils and filters. Checked amp draws and pressures. Unit has a 20° temperature split. Found very low insulation in attic and poor duct design. Also found several tape and coupler joints from ducting. Would recommend insulation and ducting
Client states that he has tried to vacuum out his drain line, but it keeps clogging up. Upon my inspection found a severely clogged drain line. Performed a drain cleaning and treatment. Blew out drain line with nitrogen and added a union coupling. Client signed up for maintenance plan. Performed first by annual maintenance on system. Only concern is the contactor is buzzing. Let Client know that this could be a potential risk failure in the future. Client would not like to replace right now. System is cooling with a 20° temperature split.
Install 7” damper on duct run going to spare bedroom upstairs. Adjust damper to lessen air flow to room. Current issue is the room gets too cold. $490 10% member discount =$441 Let client know we can return to adjust air flow in the future if needed. It is difficult to get it on point right from the start.
Performed Maitenence on system. Cleaned/treated drain line and primary drain pan. Cleaned condenser coils. Evaporator coils are very dirty and impacted with debris. Air handler blower wheel is very dirty and impacted with biological growth. The existing UV light inside the system is burnt out and not working. Drain line insulation is damaged in a section. Verified safety float switch functionality. Checked amp draw on compressor. Checked amp draw on fan motor. Checked capacitor is within factory range. Inspected Contactar. Made sure all connections are tight. System is cooling with a 23° temperature split at this time. Currently all filters need to be changed and there is a missing filter in the downstairs bedroom. Client is ordering filters and will call us to have Michael come back out to replace them complimentary. Client signed up for our Maitenence plan. Sending a quote for our recommendations to get the system running as efficiently as possible.
Reason for call: Tune up Equipment: 2023 4 ton ruud Vertical in garage Condenser on right side of home Summary: Completed maintenance to find unit operating within manufacturing specifications. Confirmed pressures temperatures flushed indoor and outdoor coil flush drain line and drain pan change filter today. UV light is installed on the equipment. The UV lightbulb will be due at the next Maintenance visit. Informed the homeowner of the UV bulb and our maintenance program.
Upon arrival, the system was completely shut off. I inspected the drain line and found that the float switch had been triggered due to a clogged drain line. The air handler is located in the attic. After removing and resetting the float switch, the system turned back on and began operating. I discussed the issue and recommended repairs with the homeowner, and we proceeded with a drain line treatment. After completing the treatment, the drain line began draining properly and the system was operating normally. I verified system performance and recorded an 18° temperature difference between supply and return air, which is within proper range. Replaced capacitor restored operation to equipment. 20 td pressure check was good. Homeowner signed up on membership to maintain equipment.
Upon arrival, the entire system was shut off. I checked the flow and it was currently triggered. I discussed this with the homeowner and move wanted to move forward with the cleaning process to get it all sorted out. Upon arrival, I found that the air handler was operating, but the condenser was not turning on. I proceeded to inspect the condenser and opened the electrical panel to test the capacitor. Upon testing, I found the capacitor had failed and was no longer supplying proper power to the system. After discussing the issue with the homeowner, she approved replacing the capacitor with a new one that includes a 5-year warranty. After replacement, the system started and operated properly. I tested both the condenser fan motor and compressor, and both were pulling healthy amperage within manufacturer specifications. I also checked the temperature split between the supply and return air and recorded a 20° temperature difference, which is within a healthy operating range. Client states that the building workers just did something with the chiller pipes. Upob my inspection, found the outlet that the condensate pump was plugged into Lost one leg of power due to a wire nut that has been knocked loose. One of the wires was disconnected. As a result, the pump flooded itself and also shorted out. System needs the outlet re wired and a new condensate pump. Client paid for repairs and will speak with Jeff to reimburse him. System is now cooling and draining properly.
Client states unit is leaking water. Upon my inspection found drain line severely clogged and no safety flow switch install installed. Performed a drain cleaning and treatment, rerouted drain line for better filter access, and added a safety float switch. Client signed up for maintenance plan, but I was not able to complete the full maintenance today because the condenser is on the roof and I do not have a code. We have to coordinate with the maintenance guy. To come back next week. System is cooling with a 16° temperature split at this time. Let Client know that this is not an efficient temperature split. Further investigate during the remainder of the maintenance next week.

Upon arrival, I started by checking the temperature difference between the supply and return air, and I recorded a 16–17° temperature split. Moving on to the electrical inspection, the system is operating properly overall. There is no over-amperage on the indoor air handler motor, outdoor condenser fan motor, or compressor. Both high- and low-voltage connections are properly secured with no signs of shorts, burnouts, or electrical damage. I tested both the indoor and outdoor capacitors and found that both are reading below manufacturer specifications and are heavily rusted. I discussed my findings with the homeowner, and she agreed to move forward with replacing both capacitors. While checking refrigerant pressures, I found that the readings are currently outside of manufacturer specifications. Further diagnosis will be performed during the follow-up repair appointment next week to confirm the exact issue. I also performed a drain line treatment to ensure the condensate drain is fl
