On arrival found unit not cooling due to bad blower motor. Replaced motor. Unit cooling. Repaired drain on another system that was leaking on walkway. Unit draining properly now.
Upon arrival, I began by checking the temperature split between the supply and return air, which measured 18°F, indicating normal system performance. I then inspected the electrical components and found all equipment operating within manufacturer specifications, with no components over-amping. The refrigerant cycle was checked and is operating properly. As part of today’s maintenance, I performed a complete drain line treatment, cleaned the drain pan, cleaned the condenser coil, and completed a full air handler inspection. Reason for call: No cool Summary: Found loose y wire at bundle for condenser restore connection. Operation was restored to equipment.
Found the ac disconnect was wired improperly Need to rewire it so it is no longer connecting line to line and causing breaker to trip
Upon my inspection, found system not cooling due to secondary pan full of water and tripped float switch. Found system has a severely dirty air filter, causing an airflow restriction. Also found drain line is clogged however, primary float switch was not tripped and still works properly. Performed day, drain cleaning and treatment on system, remove removed all water from secondary pan, and replaced air filter with a client supplied air filter. System is cooling and draining at this time. This is the Client’s first summer in this house and the system was installed in 2025. If issue persist, we will need to dive deeper into the issue. Diagnostic -failed aftermarket motor on trane system System is 16 years of age Viking was out last month to fill refrigerant from 2.4sc back to 8sc Explained repairs with home owner and that system is out of warranty. Explained that systems do not lose refrigerant so there is an active leak. After doing motor repair would be able to check pressures and further system operations Air handler in very in accessible area Went over system replacement options and relocation Trane OEM is currently 3-5 business days out Offered portable ac unit with new install Friday Will credit 95$ diagnostic to repair or replacement System is currently down
Upon arrival, the homeowner explained that the system stopped cooling last night. The air handler was operating, but the outdoor condenser was not running. I began by diagnosing the electrical components and found that both capacitors were faulty. The system is equipped with two separate capacitors: one for the compressor and one for the condenser fan motor. The fan motor was operating weakly, and the compressor capacitor had completely failed. I discussed my findings with the homeowner and received approval to replace both capacitors. After replacing the capacitors, I completed the remaining system diagnostics. The system is now operating properly with a 20°F temperature differential. Electrical components are functioning within normal operating parameters, and the refrigerant cycle is operating properly with no issues found at this time. I also recommended enrolling in our maintenance plan to help maintain the system’s performance and identify potential issues before they lead to
Reason for call: No cool Summary: Found condenser not turning on. Found a circuit board fault code. Found unit to have proper voltage to the board. No voltage coming out of board. Both safety's were closed. I reset units and hit operation restored temporarily. Solution: Office will provided quote for replacement of control board on condenser.
Client states that inspector said there is mold in the attic and holes in the duct work. After our inspection, we determined that the attic is poorly ventilated and dew point is too high. The duct work system is old and can only be fully replaced for a guaranteed solution for any major duct work issues. At this time, we do not see any vast major leak points in the duct work however the old duct work does have torn insulation wrap which can cause the inner metal liner to sweat condensation. The attic needs better ventilation and installing a solar attic fan would improve conditions in the attic. We recommend a solar attic fan. Client mentioned the inspector said there was mold in the air handler. I inspected the air handler and found a small amount of bacterial growth. We recommend a UV air purifier to prevent growth along with a sanitize/wipe down inside the air handler. Client does not want to replace duct work at this time. Providing quotes for air purifier/cleaning inside

Diagnostic -outdoor unit not receiving high voltage. Found breaker tripped to outdoor unit. Found high voltage wire on contactor burnt (loose connection) Spliced new wire connection and verified system operations. Contactor was not burnt. Billing 95$ for minimal repair

4 Head Units 4 Condensers (Main Home) 2 Head Units 2 Condensers (ADU) Home owner humidity concern -ADU has flat roof and believe it is not vented properly. ADU is very humid. Mini splits are sized properly and cooling. Both head units in this area need to be throughly cleaned (filters, coil, blower wheel impacted with growth) Main home systems are cooling and operating properly All 6 Condneser have access refrigerant lines, explained this can cause an oil trap in the systems. Recommend cutting back lines and flaring properly Outdoor drain lines not ran in hard piping (draining against side of home) Went over operations and filters with home owner
Client states ceiling has water on it. Inspected area and found no traces of moisture in area. Found very small amounts of water in pan. Unit is draining and not sweating. Gave clients the ok to move forward with ceiling replacement. Unit cooling.

Upon my inspection, found system not cooling due to a bad capacitor. Replace capacitor and started system. System is cooling with a 20° temperature split at this time. Checked amp draws and found the condenser fan motor is over ping at 1.3 A and it is rated for 1.2 A. Sending a quote for replacement condenser fan motor if Client would like to be proactive. Helped Client find the filter that they need on our website for easier filter change outs. Offered Maitenence plan but client is planning on selling home soon.
