Client states system cool below 78 or 79 at the thermostat. Upon my inspection, found system cooling with a 21° temperature split. Inspected evaporator coils, checked amp draws on the fan motor and compressor. Checked refrigerant pressures and found system 1lb low on refrigerant 410a. Air handler had a debris impacted air filter. Replaced air filter and allowed for system to cool more efficiently. Added 1lb of refrigerant to bring system back to factory spec. System is cooling at this time. Client said that they just had some work done on the addition today and another company that is subcontracted by the builder modified some duct work. System is a 3 ton with original 1500 sqft. The addition is about 400 sqft and the contractor told them that they do not need to increase their hvac system size.
Upon arrival, I checked the temperature split on the main system and recorded a 16° temperature difference. I then inspected the electrical components and found the compressor to be operating, although it is showing signs of age and is nearing the end of its expected lifespan. Overall, the electrical system is functioning properly with no shorts or burnouts present at this time. On the second system, I found that one of the capacitors is weak and should be replaced soon. The system is currently operating, but the capacitor is beginning to fail and may cause future issues if left unattended. I performed a drain line treatment, condenser cleaning, and full air handler inspection. Due to the age of the system being approximately 17 years old, there are multiple underlying concerns present. At this time, I do not recommend making major adjustments or repairs to the equipment, as doing so could lead to additional failures because of the system’s condition and age. If you have any questio
On arrival found unit off. Turned unit on and found capacitor was dead. Replaced part. Start and test. Explained to client that possible compressor issues since he recently replaced contactor. Unit cooling with 20* split.
Client is buying home and has us out to diagnose mini split system for a no cool. Upon my inspection, turned system on and everything started up. Checked system pressures and found system low on refrigerant. The next step is to perform a leak search on the entire system to determine where the refrigerant is leaking. After this finding, we can provide a quote for the repair. This repair could cost around $1000-$1500 plus or minus as a rough estimate. System is not cooling at this time. No repairs made at this time. Sending a quote for a leak search on the system.
Install new soft start kit due to miswiring of old one causing failure of product.
On arrival found unit not keeping up due to clogged 1” filter. Explained to client quarterly maintenance is needed with proper sized filters to help prevent these issues. Client wants to proceed with quarterly maintenance. Unit has good temp split. Unit cooling.
Client states thermostat has to be adjusted because system over cools or over heats. Client says fan continues to blow non stop. Upon my inspection, found control board in air handler is faulty and needs to be replaced. Also found supply plenum is not sealed properly and is dumping cold air into the attic. System temperature split is at an inefficient 15°. Found system is low on refrigerant as well. Quote sent and accepted to make all repairs. Air handler and condenser are mix matched brands and years. Made client aware of this and the complications this can bring for efficiency of the system. Client signed up for Maitenence plan today. Will perform all repairs next week. Vacuumed out drain line today as a precaution. Advised client to change their air filter asap.

Reason for call: No cool Equipment: 2013 Goodman Condenser out back Horizontal in attic Summary: On arrival found compressor was not running found dead capacitor and buzzing corroded contactor. Presented to homeowner. He was not happy with price for repair. Mentioned he usually gets capacitors for 40 bucks. His guy was out of town this week. Homeowner decided to not complete repair. Unit is still not operational. Solution: collected for service fee
Reason for call: No cool unit was cycling in and off Equipment: Trane pancake unit Summary: Complete diagnosis to find clogged drain causing safety switch to engage and disengage. Causing short cycle of equipment. Solution: Flushed drain restored operation to equipment. 20td. Signed homeowner up for membership.
Evaporator coil pull and clean. Added refrigerant to system to bring up to spec. System is cooling with 19° temp split.
Upon arrival found supply plenum leaking onto ceiling. Home owner states heavy construction and drilling in building. Found air handler coil plugs clogged due to debris. Dropped drain pan and cleared lines. Verified system operations and draining Filter back register 32 width 10 height
Upon arrival, I checked the temperature differential between the supply and return air on both systems and recorded an 18° split on each system, which is within the normal operating range. I then inspected the electrical components on both systems and found all wiring and connections to be secure and functioning properly, with no signs of shorts, burnouts, or electrical concerns. Both compressors were operating within normal amperage range. However, both condenser fan motors were pulling slightly above their rated amperage at this time. During inspection, I found both condenser coils to be dirty and restricting airflow. I performed a water-based condenser coil cleaning on both systems, which improved condenser airflow and overall operation. I also performed a drain line treatment on both systems to help ensure proper drainage. At the air handlers, I inspected both evaporator coils and found them to be slightly dirty, but both air handlers were operating properly at this time with no
Reason for call: No cool Equipment: 2024 ruud 4 ton Vertical in garage Condenser on raised wall mount Summary: Completed diagnosis to find capacitor failed. Replaced contactor today as well. Continued diagnostic to find operation of equipment within manufacturing specifications. Unit is back up and cooling on departure. Solution: Replaced dual capacitor and contactor.
Client states that drip pan is rusting out on front draw air handler. Upon my inspection found system is dripping water off of the evaporator coil causing the pan rust out. Check temperature split and found a 9° temperature split. Checked system pressures and found system low on refrigerant. Performed a leak search and found a leak in the evaporator coil. System is not under warranty. To replace system accepted and will be installed tomorrow.
Tuneup not performed at this time System not operating within manufacture specifications. Previous visit unit was low on refrigerant. At the time this was first client so offered leak search and charge up. Upon arrival found a 8° temp split and pressures low indicating leak in system. Second owners of 10 year of age system. System is currently out of parts warranty. Explained we need to do a leak search to determine repairs. Also went over system replacement. No repairs or decision made at time. Added refrigerant again, but still no guarantee on longevity. 78° indoor temp and unit was supplying 69-70°.
Client states system is not cooling well but everything is on. Upon my inspection, found system on and cooling with a 6° temperature split. Checked pressures and found system low on R 22 Freon. System cannot be repaired. Provided a system replacement quote and sent to Client. Offered to bring a free portable AC unit to the clients house when quote is accepted

Found clogged drain line. This drain line has been a known issue since the client bought the condo. Cleaning drain now for only labor charge but if drain continues to be a problem we will have to resort to a heavier cleaning treatment or replacement of a section of drain line.

Home owner states unit is running but not cooling. Diagnostic -failed outdoor capacitor -pitted and rusted contactor Further Diagnosis -outdoor motor and grate heavily rusted -no outdoor shutoff (code item) -outdoor insulation deteriorated and taped -indoor air handler coils & pan severely rusted -indoor blower assembly impacted with bacterial growth -air handler does not have hanging kit (code item) Went over repair option to get system running. Explained there could be further diagnosis needed after repairs and no guarantees due to current system condition. Went over options for replacing 2T unit or adding mini split No repairs made at this time. Home owners will discuss options.
