On arrival found unit not cooling due to tripped float switch in aux pan. Cleared pan and drain. Observed no primary float on unit and made recommendations to add one. Installed primary float and tested. Pressures good temp split good. Electrical checked good. Added chemical to pan to help prevent growth. Unit is draining and cooling properly at this time.
Add 3 wafer can lights to bathroom demo out old lights and tie electrical in Replace all general receptacles and switch in the house materials provided by the customer Install a fixture in garage entryway
Upon my inspection, found system completely flat on refrigerant. Client would not like to move forward with any clean searches, refrigerant, repairs, or system replacement. System is 10 years old.
Replaced upstairs thermostat to have accurate temp reading and operation. Looked over entire system and found everything operating properly. Possible user error with old thermostat. Found lots of rust and corrosion in pan. Possible leak at some point. No water observed at this time. Unit cools properly. 1 year parts warranty on thermostat.
Home owner states system is not keeping up with temperature. Found system starting to freeze over. System freezing over due to main return collapsed in home. Cut a hole in the return so home owners would have air. Explained that this is a temporary fix and they will need to leave garage door open in meantime. Went over options to replace existing ducting. System is under designed. 14” duct pulling 900 cfm. System is designed for 1200cfm. Gave option to add another return in common area to bring system full within designed specifications. Also explained that ducts can be strapped and sealed better. Some sagging in ducts and leakage. Unit is currently cooling.

Performed Maitenence on system. Cleaned/treated drain line and primary drain pan. Cleaned condenser coils. Evaporator coils are clean. Verified safety float switch functionality. Checked amp draw on compressor. Checked amp draw on fan motor. Checked capacitor is within factory range. Inspected Contactar. Made sure all connections are tight. System is cooling with a 20° temperature split at this time. Condenser is damaged from roofing company. Client did not have air filter to replace at this time. Helped order online and client will change themselves.

Upon arrival home owner states downstairs unit outside was short cycling and not cooling properly. Found compressor over heated. Cooled down compressor for further diagnosis. Found heater kit running same time as cooling. White wire from air handler to outdoor unit shorted. Swapped wires and heater kit turned off. Verified system is operating. Potential outdoor board issue cussing system to cycle. Explained we can not guarantee how long compressor will run with the underlying conditions. Verified no water in safety overflow. System is currently operating
Install 16” attic fan on gable. Run new electric. Tax and labor included.

Went over options for repair vs replacement. Home owner is selling and new homeowners moving in Thursday. System is currently out of warranty. Left system off so no further damage to system. Explained that repairs will have no parts warranty and can not guarantee any future issues due to system short cycling.

Air handler coils leaking. System holding 58psi. Went over options for repair vs replacement. Home owner would like to repair. Explained we can not guarantee compressor operations due to system running with no refrigerant. Notes -ducts not sealed or strapped properly -bacterial growth on blower wheel/assembly *Charged system for temporary cooling until repair
Replace main breaker
Client stated that new roof was put on previous Monday and the unit stopped running on Friday. It did rain Friday. Found breaker at main panel tripped. Turned off disconnect at unit and reset breaker. Breaker tripped immediately. Pulled wires off breaker and reset breaker. Breaker stayed on. Diagnosed a bad high voltage issue from panel to roof disconnect. Need our electrician to come out and give a quote for replacement. Quotes sent for system replacements per clients request.
Cool today said unit was fire hazard. I inspected and found no issues. I taped up low voltage wiring. Fired unit up and it’s cooling at this time. Still sending quote to customer.
Performed Maitenence on system. Condenser went under water during the storm about half way. Capacitor is completely dead, system is running off of a hard start kit. Contactar is rusted and corroded. Amp draw on compressor is high. Fan motor amps are good. Replaced capacitor, contactar, and new wire connections. Removed hard start kit. Found system low on refrigerant by 1lb. Subcool was 8 with a target of 13°. Added refrigerant to achieve a 13° subcool. Cleaned and treated drain line and primary drain pan. Cleaned condenser coils. Advised client that nothing is under warranty or guaranteed due to system being impacted by salt water. System is between 17-20 temp split.
