Reason for call: No cool Equipment: 2021 Goodman 4 ton Vertical in closet Condenser on right side of home Summary: On arrival found system low on refrigerant. Found condenser coil dirty found UV kit failed. Found a leak in the evaporator coil. System is under parts warranty the evaporator coil will need to be replaced. Solution: Added 2 pounds of refrigerant to complete leak search and to have temporary cooling. Homeowner signed up on membership today. Sold the cleaning of condenser coil, new UV kit, evaporator coil change out for later date scheduled for Thursday 5/21.
Upon arrival, I found that the float switch at the air handler had been triggered due to a clogged condensate drain line. I discussed the issue with the homeowner and explained that the drain line required a full treatment using nitrogen, drain cleaner, and a water flush to properly clear the blockage. I began by connecting my shop vacuum to remove standing debris and buildup from the drain line. I then used nitrogen pressure to clear any remaining blockage inside the line. Afterward, I performed a drain line treatment and thoroughly flushed the PVC drain to ensure proper drainage. I also treated and inspected the condensate drain pan inside the air handler to verify there were no additional restrictions or buildup present. Once the cleaning was completed, I confirmed strong suction and proper drainage through the condensate line. On arrival found unit cooling. Client states that unit struggles to cool home in heat of day. Found multiple issues with unit. Inspected ductwork and found leaking air in attic and insulation on grills. Made client aware that ductwork should be replaced however ceiling would need to be removed. Will submit estimates for repairs and additional cooling with mini splits. Unit is cooling to the best of its ability.

Upon arrival home owner states outdoor unit is not running. Home owner replaced capacitor (verified wiring and strapped up for home owner). Air handler secondary pan full of water and extra catch pan. This causing system to intermittently run. Explained attic is very humid and unit is condensing on bottom. Found drain line had no trap and air handler primary pan holding water. Cleared drain pans and catch pan. Cleared drain line and added pan tabs. Added trap and primed on exterior. Verified system operations. Unit is currently operating within manufacture specification. Verified indoor and outdoor coil conditions. Verified blower motor running and filter condition. If issue happens again explained to home owner we would need to do a roof cut in attic fan to bring down humidity/attic temp. No gable vents on home. Went over options and membership program.

I then checked the refrigerant cycle and found no signs of leaks or restrictions at this time. Moving on to the electrical components, both motors and the compressor were operating within proper amperage range with no signs of overamping, shorts, or burnt electrical components. Overall, the system is mechanically functioning properly with no signs of immediate failure. During today’s maintenance, I performed a drain line treatment, condenser coil cleaning, and an air handler inspection. Overall, the tune-up went well and there are currently no mechanical recommendations for the system. The homeowner mentioned interest in upgrading to a Wi-Fi thermostat when replacing the current thermostat. Upon arrival, the system was operating. I checked the temperature differential and recorded a 19° split, which is within range. During further inspection, I noticed the condenser was radiating an excessive amount of heat, and the condenser coil was heavily restricted, limiting proper airflow. I checked system pressures and found the high-side pressure to be approximately 500 PSI, which is extremely high. The compressor was over-amping due to the excessive operating conditions. At this time, the system is experiencing failing components and is operating under severe stress. There is currently no access to the air handler. Since the original installation, maintenance has not been able to be properly performed because access was completely removed when the ceiling was closed off during installation. Home has always struggled to keep cool during summer months. Recommend supplemental cooling in living room and kitchen. Will submit estimate for mini split.
Upon arrival, I found the air handler drain pan completely full of water. I inspected the safety float switches and confirmed that both sensors were activated due to the high water level in the pan. To properly test the system and verify equipment operation, I temporarily disconnected the safety sensors. After completing a full diagnostic of the system, all mechanical and electrical components were found to be operating properly. No issues were found with the equipment itself, and the problem was determined to be related to the condensate drain line. I informed the homeowner of my findings and proceeded with a drain line treatment. Before leaving, I verified that the drain line was flowing and draining properly, rechecked system operation, and confirmed everything was functioning as designed. Upon arrival, I cut off power and took out the blower wheel, I did a deep cleaning for the blower wheel to ensure airflow is clean in the speed of the fan is proper. Once finished cleaning it, I reinstalled it into the air handler before leaving I made sure I had a healthy temperature difference being at 19°. Everything is functioning properly when I left. Upon arrival, I took a temperature difference between the supply and the return of the mini split and I had a 25° difference being in a healthy range. Moving onto cleaning the condenser coils, and cleaning the inside coils. The blower wheel was impacted with bacterial growth and dust, which I recommend recommended to the homeowner to do a poll and clean, which she agreed upon, but wanted to discuss with her husband and will reach out sometime this week to schedule the appointment. Noticed ductwork in attic in poor condition and is affected how well unit is able to cool. Home has poor insulation and bare spots in attic. No warranty on refrigerant.
