Performed maintenance on system. Cleared pans and drain. Added chemical to help prevent growth. Amp draws for motor good. Capacitor good. Actuator valve operating properly. Float switches Remove existing is operational. Found unit extremely corroded and full of rust. Explained to client potential for leaks due to rust in pan and unit. Client is hoping to replace unit next year. Unit operating at this time.

Client states unit does not maintain heat for home. Found heater kit only working at half capacity. Found heater kit broken with broken coil. Unit is heating to the best of its ability at this time. Recommend to replace heater kit or fully replace system due to age and condition. Unit is a 20 year old r22.

Upon my inspection, found bad transformer. Replaced transformer and started system. System heats at this time. Client signed up for membership.

Found thermostat blank on arrival. Unit has proper voltage to system. Reset power at air handler and thermostat came on. Verified float switches and unit operating. No further issues. If problem persists, recommend to replace thermostat.

System 1: - Found bad condenser disconnect - Found bad contactar - Found bad ss3 pan safety switch - Very clogged drain line Replaced all and performed lvl 3 drain cleaning chemical treatment. System 2: - found bad capacitor - Very clogged drain line. Replaced capacitor and performed lvl 3 drain cleaning chemical treatment. Systems cooling and heating properly at this time.

2 Year Old Home 2 Split Systems Downstairs unit board failed due to surge of power. Explained that we could replace the board and motor ECM potentially has issues. Will return to replace board and air handler motor. Left power off to unit. Went over surge protection and membership details

Upon arrival, found downstairs system calling for cool but energizing heat. Found O wire not receiving power from thermostat. Bad thermostat. Replaced thermostat and system is now operating properly.

Upon arrival home owner states nothing is operating. Found air handler motor intermittently running. Motor has failed most likely due to storm surge. Ductwork heavily damaged from rodents. Would recommend replacing ducting. Outdoor unit was submerged in flood water. Corrosion above compressor but not above starting components. Found no high voltage coming to outdoor unit. Explained we would need to have electrician come out to look at electrical. Explained that if we repair system we can not guarantee how long system will last and no warranty for repairs. Possible further diagnosis needed after electrical fixed. System currently out of warranty If replacing unit outdoor awning will need to be removed (no other areas to raise unit) (if relocating to other side of home further expenses and permitting will be required) Would recommend replacing ducting and unit with warranties. For ductwork no permit will be pulled due to being cost friends and not adding returns

Unit flooded, would not recommend using. Current issue (blower motor failed). Starting components heavily corroded. Home owner is selling lot so does not want to attempt repair/replacement.

1700sf Home with 4T system (oversized) ECM motor failing Intermittently. Found return undersized to to system which causes high static pressure. Explained we can try finding oem motor and if not we can convert to psc motor. Also recommend adding another return to system so motor failure does not occur. Ductwork not In great shape and home owner aware. Went over options for repairs and also replacement

2017 Daikin Vertical (Heat Pump) Upon arrival home owner states outdoor system is short cycling. Found system running low on refrigerant indicating leak. When inspecting air handler coils found visible oil (did not charge for leak search). Coils also heavily impacted with debris. Found blower wheel impacted with debris (can cause pre mature motor failure). Second home owner and system currently out of parts warranty. Went over options for repair vs replacement. Explained that repairs will have no warranty and can not guarantee compressor operations since short cycling. Recommendations -replace air handler coil -blower pull & sanitize With current situation would recommend full replacement *credit 95$ towards replacement/repair *will top off system complimentary with new system

Upon arrival, found system showing signs of low refrigerant. Pressures were low. Performed leak search and found no leaks at this time. Included 1lb of refrigerant complimentary. Pressures are good at this time. Found improper size capacitor and bad fan capacitor. Replaced capacitor with proper size and proper charge. Unit was flooded. At risk of future issues.

Inspected unit for leaks. Growth on ceiling doesn’t seem to pertain to air handler. Made recommendations for musty smell in unit. Recommend to get maintenance performed 2x a year.
