On arrival found unit not cooling due to blown transformer. Replaced part. Found short in contactor causing blown fuses. Replaced contactor and new fuse. Start and test. Unit cooling. Unit cannot operate in heat at this time until sub panel is installed.
Replaced warranty TXV. Performed complimentary condenser coil cleaning. Performed complimentary drain line/primary drain pan cleaning and treatment. System is cooling and heating properly at this time with no other leaks.
Performed maintenance on 3 systems. Found collapsed duct for main system. Found mini split low on refrigerant. Did not find leak at this time. Charged system to factory specs. All units cooling properly. Will submit estimates for mini split cleanings and duct repair.
Home owner states unit maid a weird noise. Could not get system to imitate noise. Checked compressor and motor amps. Outdoor motor is pulling higher amps than rated for manufacture. Would recommend replacing to be pro active. System is 5 years old and home owner is not original owner of system. Outdoor electrical disconnect damage. Would recommend replacing. Air handler located in attic. Found large amount of bacterial growth acclimating on blower wheel and cabinet. Would recommend sanitizing cabinet and removing blower wheel to sanitize. Ductwork is not strap or sealed properly. Also found damaged 12” flex duct from rodent. Would recommend replacing duct.
Performed Maitenence on system. Cleaned/treated drain line and primary drain pan. Cleaned condenser coils. Evaporator coils are clean. Verified safety float switch functionality. Checked amp draw on compressor. Checked amp draw on fan motor. Checked capacitor is within factory range. Made sure all connections are tight. System is cooling with a 20° temperature split at this time. Inspected duct work and found holes in duct work. Duct work supply runs are not strapped up properly or sealed properly. There are multiple ducts burried under insulation or laying on top of eachother. The Duct System is also very old and we are recommending replacement at this time. Quote sent for replacement
Home owner states unit in bedroom is making sounds. Blower wheel needs to be balanced and reinforced (zip screws). Home owner has two units that have not been serviced in 4-5 years. Would recommend maintenance on both systems. System in living room has no safety overflow switch. Would recommend installing to prevent overflow.
On arrival found unit not working due to faulty nest thermostat causing unit to always run in heating mode. Replaced thermostat with new ecobee. Further inspection found worn contactor and weak capacitor on condenser. Replaced parts. Start and test. Unit operating properly at this time. Ecobee thermostat has 5 year parts warranty.
Upon my inspection, found condenser breaker was tripped. Reset breaker and checked compressor for amp draw and Ohms. Checked capacitor. Checked wiring. Condenser is running properly. If issue happens again, we recommend replacing the breaker. Breaker size will be changed to a 30amp to match the condenser maximum overcurrent protection rating of 30. System is cooling at this time with a 23° temperature split.

Home owner recommended by building manager for us to come out and bleed air from unit. Bled the unit until water came out. Air is out of system. Home owner also states unit will make loud banging noise. Explained that the actuator valve may need to be replaced. Also have buildup in drain pan. Would recommend having system maintenance. Unit is currently cooling. System met temp at 65° during visit. Was not able to imitate sound described.

Systems are cooling with 20° temperature splits at this time. Verified systems heat properly. Strapped up drain line on Ruud system air handler in attic. Found a duct run touching another duct and strapped it up to prevent moisture. Will look at it again in the summer time during next Maitenences.
On arrival found unit not heating due to broken heat strip. Will submit estimate for heater replacement. No heat at this time.
On arrival found unit low on refrigerant and attic has spray foam. Performed leak search and found no prominent leaks. Added refrigerant back to factory specs. Recommend to add dehumidifier in attic due to humidity issues in home. Unit operating properly at this time.
Replaced 10kw heater kit. Start and test. Unit has proper amps. Unit heating at this time.
On arrival found 10 kw heater running at half capacity due to bad circuit on heater. Will return to replace heater kit. Unit is heating to the best of its ability.
Upon my inspection, found downstairs system was cooling while the thermostat called for heating. System is a straight cool and thermostat was set up for heating pump. Reconfigured settings in google nest app. System is now heating properly. Verified system also cools when thermostat calls for cooling.
Upon my inspection, found low voltage fuse popped. Replaced fuse and tested cooling. System cools. Switched system to heat and fuse popped. Diagnosed bad contactor. Also found high voltage wire going to control board was fried in one section. Replaced contactor and repaired wire. System heats properly at this time. Inspected coils and evaporator coils are very badly impacted with debris. Coils need to be replaced or system replacement. Client would like to wait to replace system at this time.
Reprogrammed thermostat to work with electric heat. Found nd faulty float switch and replaced. Changed thermostat wire color to allow all settings to work properly. Function tested heat and cool. Unit operating properly at this time.
Upon arrival home owner states thermostat is blank and not cooling. Found low voltage fuse within air handler shorted. Found low voltage wiring in condenser rubbing out causing fuse to blow. Taped all wiring along with compressor high voltage. Replaced fuse and verified system operations. Found reversing valve not hooked up causing system to only run cooling. Spliced and connected wiring. Programmed Thermostat. Unit is heating and cooling Hooked up reversing valve in air handler and programmed Thermosat. No charge for fixing heat.
Install condensate pump for upstairs unit. Clear drain with chemical. Connect float switch to pump. Tax and labor included.

Checked amp draw on compressors. Checked amp draw on fan motors. Checked capacitors are within factory range. System 1 capacitor is out of factory range. Replaced capacitor . Made sure all connections are tight. Systems are cooling with 20° temperature splits at this time. Verified systems heat properly. System #2 back up auxiliary heat element was disconnected. Verified heating element is working properly and reconnected it. If issue happens in the future, is is possible that there is an intermittent issue where the heating element relay gets stuck and keeps the heating on while in cooling mode. Air handler #1 has visible growth inside on wiring, coils, metal, and the primary drain pan. We recommend cleaning and installing a UV air treatment system inside the air handler.
