Upon my inspection, found water in safety float switch trap. Performed drain cleaning/treatment and tested safety switch. Safety switch is faulty. Replaced safety switch. Upon further inspection, found a weak capacitor. Replaced capacitor. System has high head pressure and high subcool. Fan motor is intermittently failing but client would not like to replace at this time. Fan motor installed is aftermarket. Cleaned condenser coils. Tested cooling and heating. Cooling temperature split is 16°. Heating temperature split is good. Sending quote for OEM fan motor replacement with 1 year warranty. Discussed the possibility of installing a new system given the age of the existing system and the cost of future repairs.
Upon my inspection, found water saturated insulation on bottom of unit. Opened unit and found insulation on back of unit is detached completely and choking off the fan motor. This is causing excess condensation within the unit. Blower will need to be pulled and insulation fastened back to the unit. Performed repair and system is cooling properly at this time. Checked condenser for amp draws and capacitor. Cleaned drain line complimentary. Advised client to keep fan on for 3 days and then return to the auto position to help remove water from soaked insulation.
On arrival found unit not cooling due to clogged drain. Cleared drain. Performed maintenance on system. Recommend condensate pump to help prevent drain from backing up.
On arrival found unit not cooling due to blown fuse and bad connection in thermostat. Repaired connection and added new fuse. Start and test. Unit cooling at this time.
On arrival found unit not cooling due to shorted contactor at condenser causing thermostat to reset. Replaced contactor. Start and test. Unit cooling properly at this time.
Replaced warranty compressor. Start and test. Unit operating properly at this time.
On arrival found unit not cooling due to clogged drain. Cleared pan and drain. Performed maintenance on unit. Checked heating. Unit operating properly at this time.
Performed Maitenences on systems. Cleaned/treated drain line and primary drain pan. Cleaned condenser coils. Evaporator coils are clean. Verified safety float switch functionality. Checked amp draw on compressor. Checked amp draw on fan motor. Checked capacitor is within factory range on unit#1, capacitor is out of factory range on unit#2. Replaced capacitor on unit#2. Made sure all connections are tight. Systems are cooling with a 20° temperature split at this time. Installed 2 client supplied ecobee thermostats. Could not connect to WiFi because client does not have WiFi in new home yet. Found fins on the evaporator coils for unit#2 were bent and causing water to drip off prematurely onto the media filter. Used a fin comb to straighten back to normal the best we could. If issue persists, coil replacement is recommended. Will check on coils next visit. Client would like to have both systems outfitted with an air purifier and uv air treatment systems. Will return to install systems.
Replaced master bedroom blower motor. Start and test. Checked it operating properly. Tax and labor included.
Replaced faulty heater contactor. Start and test. Unit heating properly.
Upon my inspection, found contactor for electric heat element has failed. Replaced contactor and verified heating functions. Checked rest of system is working properly at this time. Recommended Maitenence plan or a tune up before summer next year to ensure the system is in top working order. Air handler is year 2020 and condenser is 2016. System has an 18° temperature split at this time.
Short in Thermostat wire causing low voltage fuse to blow in heat. Swapped wires to see if heat would run. Wire still shorting fuse. Jumped wires off in air handler and heater kit will not run. Heater kit not sized properly to breaker. Unit will only run in cooling. Recommend running new Thermosat wire Replacing heater kit Sizing breaker correctly
Found bad blower motor for master bedroom unit. Will return tomorrow to replace part. Unit is not cooling.

The receptacle feed from kitchen GFCI was improperly wired hot and neutral tied onto same side causing breaker to teip when you reset GFCI Replaced GFCI and rewired receptacle
Upon my inspection found bad capacitor. Replaced capacitor. System is a 2008. Client is expecting to raise house in the near future. Talked about new system options. System is cooling the best it can at this time. Did not clean drain line per clients request however they had an issue with the drain line recently. Client cleans drain himself. System is cooling at this time with a 19° temperature split.
Client states pool heater doesn’t ignite. Tested system and unit working properly. Recommend to replace igniter.
Remove and replace all ductwork in attic including boots, grills, and flex. Replace return duct under home. Cut in 3 pass through returns for bedrooms and hallway. Relocate all boots that are under crown molding. Leave old grills. Seal old boots in attic. Seal and strap all ducts to code. Job will take 3-4 days for completion. Client will not have air during this time. Tax, labor, and permit included.
Performed maintenance on 1 system. Cleaned outdoor coils. Electrical checked good. Cleared pa. And drain. Added chemical to help prevent growth. Unit operating properly at this time.
Cut in receptacle under desk from outside GFCI Trouble shoot wine cooler lighting Found a tripped receptacle below switches
Upon my inspection, found a clogged drain line for upstairs unit. Upon further inspection found a weak fan motor capacitor on the condenser. Performed drain line/primary drain pan cleaning and treatment on system, and replaced capacitor. Performed maintenance is on both systems for membership. Both systems are mixed match brands and different year models. Condensers are 2007 and air handlers are 2019 and 2021. Both systems are cooling at this time.
Performed drain cleaning on system. System is cooling at this time. System capacitor is out of tolerance limit and should be replaced. Contacter is rusted and corroded and should be replaced. Evaporator coils are severely impacted with debris and require cleaning. System was under water from previous hurricane. Recommending replacement of system. Sent over quotes for replacement.

Quote sent for duct replacement due to torn duct work (rodent damage). 15 year old duct work. Client needs to replace media filter asap.
Pool heater not heating due to low refrigerant. Filled unit back to factory specs. Pool heating properly at this time.
12,000 Gallon Pool Heat Pump System completely submerged from flood. Starting components and board corroded. Compressor under water as well. Explained we could replace all components vs replacement. Would like estimate for replacing. Would recommend not operating equipment. Home owner would also like estimate to raise two outdoor units.
