Reason for call: No cool Equipment: 2021 3 ton straight cool Icp Vertical in closet Condenser out back Summary: On arrival found system low on refrigerant charge. Found drain line clogged, clean drain free of charge as courtesy. Found leak inside condenser coil. Condenser coil will have to be replaced. Clients have temporary coping until repair can be done.
Unit is operating within manufacture specifications. No sounds at this time. Home owner states it could be coming from the above unit.

We sealed it properly and sanitized the grill however the leftover stains on the ceiling need to be painted for visual appeal. Upon arrival, found system off but calling for cool. Found bad contactar receiving 24v and 208v on one side but not the other side. Replaced contactar and started system. System is cooling at this time. 1 year warranty on Contactar.
On arrival found unit not cooling due to weak capacitor and worn contactor. Replaced parts. Start and test. Pressures good. Amp draws good. Temp split good. Cleared drain. Unit cooling properly at this time.
Formed maintenance on system. Cleaned and treated drain line and primary drain pan. Cleaned condenser coils. Found weak capacitor and contactar. Replaced both start components. Checked amp draws. System had a 25° temperature split. Found blower motor indoor set to low speed. Adjusted speed to medium and achieved a proper 20° temperature split. UV system is still functioning but at the end of its life span. Will provide a quote to replace bulb if we can find it. Client stated that previous company replaced the return duct with a bigger size. The new size is a 16” which is good however they made poor connections to the air handler and it is missing insulation. There is not enough slack to make a new proper connection with the existing duct. Will need to replace duct to resolve issue. System is cooling at this time.

Spoke with homeowner decided to replace both dual capacitor and contactor. Components were replaced all operation was restored to the equipment. On arrival found unit not cooling due to nest thermostat not sending proper signal for cooling. Replaced thermostat and tested. Unit cooling properly at this time.
On arrival found unit not cooling due to clogged drain. Cleared pan and drain. Added chemical to help prevent growth. Performed maintenance. Found drain extremely hard to clear and unit does not have primary float switch. Recommend to add chemical pump and safety switch. Temp split good. Cleaned outdoor condenser coil. Evap coil and blower clean. Unit cooling properly at this time.
Performed tune up on 3 systems. Cleaned/treated drain lines and primary drain pans. Cleaned condenser coils. Evaporator coils are clean. Verified safety float switch functionalities. Checked amp draw on compressors. Checked amp draw on fan motors. Checked capacitors are within factory range. Made sure all connections are tight. Systems are cooling with 16-17° temperature splits at this time. Both Attics are Spray Foamed insulated. We recommend installing two dehumidifiers to keep the sealed attics at proper humidity levels in order to help keep the home humidity within proper range and for system efficiency. Findings: System #1 - Found 410a written on system even though it is a factory 454b refrigerant system. - Pressures and temperature splits are indicating inefficiency - Drain line is connected to and shared with system #2 - Duct plenums are not strapped up with 2” metal strap. Instead used web strap. - Secondary safety pan float switch was not seated properly and not low en
Reason for call: Inspection of two units Equipment: Central unit 2013 2.5 ton Goodman heat pump Horizontal in attic Condenser in left side of home Summary: Central unit: Found unit to be operating within manufacturing specifications. Pressure were acceptable. Temperature was proper. Found dual capacitor weak found contractor pitted. Recommended replacement of those items. Prepare for system replacement. Starting components would be a good decision if we want to pull more life out of this system. Mini split: Mini split is very dirty and slightly low on refrigerant charge. Would be hesitant to repair system due to age and condition. Prepair for system replacement. Refrigerant would be a good minimum repair

Upon my inspection, found mini split condenser low on refrigerant. Client had another company come out and diagnose both evaporator coils has leaks. I performed my own leak search and found one evaporator coil had a leak and the other head unit only had a leak at the flare connection in the lineset. Quote sent and approved for replacing the evaporator coil under warranty, making a complete new flare connection, and charging with all new refrigerant. Waived $95 fee with repairs. Will return with materials to perform work once we can get them ordered. Sending quote for Maitenence plan. Client will receive 10% off of repair quote if approved and signed up.

Reason for call: Ac not keeping up Equipment: 2020 rheem 3 ton Horizontal in attic Condenser right of home Summary: On arrival found system low on refrigerant charge. Add two pounds of 410 and the system began cooling properly again. Performed leak search to find a leak in the evaporator coil. This component will have to be replaced. Email estimate will be sent the the am.
Upon arrival, I found that the indoor unit was operating, but the outdoor condenser was not running. I began by diagnosing the electrical components and found that the capacitor had completely failed. After replacing the capacitor, I completed a full system diagnostic and verified that the system was operating properly and within normal ranges. During the inspection, I also found that the blower wheel was heavily contaminated with debris, which can reduce airflow and system efficiency. I discussed my findings with the homeowner, and they approved a blower wheel cleaning. I also presented our maintenance membership program, and the homeowner elected to enroll to help keep the system operating efficiently and reduce future repair costs. Client is out of town and her niece is watching the house. Client usually keeps systems on a schedule for 76 during the day and 72 at night. Home has single pane windows and the duct work upstairs is not balanced properly as well as leaking in the attic in a few areas. Duct work issues have been gone over already with the client last October. I inspected the entire system and found the system to be working as best as it can. Pressures are good, temp split is good, amp draws are good, drain condensate pump is functioning, safety float switch is dry. The clients niece had the thermostats set to 72 upon arrival. This temperature set point is difficult to reach during the middle of the day in the hot weather. We recommend sticking to the normal schedule that Allison has set up. Also found that the WiFi breaker was tripped and the instant hot water heater is also connected to the same breaker and tripped.
