Upon arrival, I started by checking the temperature differential and measured a 20°F split, which is within the normal operating range. I then evaluated the refrigerant cycle and found no signs of leaks or restrictions at this time. Moving on to the electrical components, all readings were within manufacturer specifications, and no electrical issues were found. I performed a drain line treatment, condenser coil cleaning, and a complete air handler inspection. The homeowner is already maintaining the system well with preventative maintenance measures in place. At this time, no repair recommendations are necessary, as the system is operating properly and all components appear to be functioning as designed.
On arrival found unit not keeping up due to low refrigerant levels. Performed leak search on system and found leak in suction line. Made repairs. Pulled vacuum on system to check for leaks. Weighed in factory charge. Start and test. Unit cooling properly at this time.
Reason for call: No cool mini split Equipment: Single zone Mitsubishi mini split Summary: Completed diagnosis to find a splice in com wire. This splice joint was holding a couple ounces of water. Unraveled tape to find corrosion on wire nut connections. Redid splice joints cut out corroded wires and resealed splice with new electrical tape all wire nuts points up to prevent this again. If problem persists we will have to replace com wire from indoor to outdoor units.
Minor Duct seal
Diagnostic -outdoor unit going off on high pressure alarm due to fan motor not operating. Found capacitor failed causing unit not to run Scope of work -replaced failed outdoor capacitor -cleaned up service department Verified system operations after completing repairs. Unit is operating within manufacture specifications Further Notes -unit does not look to have had proper maintenance. Outdoor unit has debris inside condenser. Indoor drain has not been cleared.
Upon inspection, the blower motor is showing signs of intermittent failure and is nearing the end of its service life. I discussed the findings with the homeowner, and at this time they do not wish to invest in repairs. The homeowner would like to review replacement options with his wife before making a decision. Please provide both a repair estimate and a full system replacement proposal. The homeowner has requested that we follow up on Monday to discuss the available options and next steps.
Home owner states other company told them they need a condensate pump. Found indoor trap heavily backed up and line not properly cleared. Blew out line with nitrogen, cleared drain pan, added drain solve, added pan tablets to help with buildup. Unit is now clear and draining properly. Outdoor drain has backwards pitch. Put a piece of wood to weigh down drain for proper drainage. Checked indoor components for water damage. Plate beneath gas valve and components has rust due to water dripping on it. Unit is currently operating and no other issues at this time.
Upon arrival, I began by inspecting the condensate drain system and found that the float switch had been triggered. The secondary drain pan was completely full of water due to a clogged drain line. I cleared the blockage and performed a temporary startup to evaluate the system’s operation. During testing, the system achieved a 17°F temperature split, which is within an acceptable operating range. All major components are currently functioning properly. However, the system was manufactured in 2003 and is well beyond its typical life expectancy. Due to the age and condition of the equipment, mechanical repairs are generally not recommended should a major component fail in the future. I discussed the overall condition of the system with the homeowner and advised them to keep potential system replacement in mind as the equipment continues to age. To help monitor the system’s performance and catch issues before they become major problems, I offered a maintenance agreement that includes in
2017 Goodman Straight Cool Diagnostic -drain line backing up causing system to intermittently cycle -outdoor capacitor very weak and rusted Scope of work -cut drain line and blow out with nitrogen -install clean out for tenant -clear drain pan & prime trap -added pan tablets to help with buildup -replaced outdoor 50/5 capacitor Further Notes -indoor air handler coils impacted with debris -outdoor coils corroded due to being close to water -outdoor contactor pitted and corroded -outdoor high voltage disconnect rusted & corroded -indoor disconnect marked bad Verified system operations after completing work. System had a 16° temp split and cooling best of abilities Told home owner about system conditions and to look at replacing in future Discounted repairs from 695$ to 595$
Upon my inspection, downstairs unit is not keeping up with temperature. Found that the drain line was clogged. Performed a drain cleaning and treatment. Found that the drain line was very bad and had to take apart to clean. 30 day guarantee on drain cleaning. Maintenence is not due for another three months.
Replace warranty blower motor. Start and test. Tax and labor included.
Reason for call: System not keeping up Equipment: 2019 trane 4 ton Vertical in garage Condenser on right side of home Summary: On arrival I found system not going into second stage. Found no low voltage calling for second stage. Confirmed no calling at ah. Did continuity test between stage one and stage two of cooling. Confirmed wire was good. Related to a thermostat failed for calling on stage two. Replace thermostat with ecobee thermostat. First stage two was restored. Proper pressures proper temperatures.
Replace tripping ac breaker
Client state system stuff working yesterday. Upon my inspection, found bad capacitor and old contactor. Replaced both components and started system. Compressor and fan motor amp draws are good. Compressor startup amp draw is over camping. Let Client know that this may become a future issue. Pulling at this time with a 20° temperature split
Home owner states unit has had several issues since installed. Sub contractor installed unit. Unit does not look to be professionally installed. Home owner has had several companies tell her same Air handler notes -no filter drier -no primary safety switch (potential water damage) Outdoor notes -outdoor board failing -outdoor low pressure switch bypassed (switch has failed) Went over issues with install and repairs needed. Went over options for new system Outdoor unit intermittently shutting off. Unit will continue to short cycle until repairs or replacement. Explained electric bill will be high.
Upon my inspection, found capacitor, contactar, and wiring in the condenser burnt up and faulty. Replaced capacitor, contactar, and new connectors on wiring. System is cooling at this time with a 20° temp split. System is a 2010 and furnace is from 1992. Recommended that client prepare for new system due to age and condition. Sending quote over for replacement by tonight. No guarantee on repairs today due to system age and condition.
Check in with tower 175 to gain access. COI on file Maintenance needed to allow access for roof unit Home owner states she changed filter and unit stopped working. Home owner bumped wiring to secondary safety switch. Added wire nut and taped wires to side for home owner. Performed tuneup on system Air handler notes -coils heavily rusted -blower wheel & assembly accumulating bacterial growth Outdoor condenser notes -filter drier heavily rusted -coils starting to corrode -capacitor rusted and weak -contactor heavily pitted and rusted Rooftop units close to water
Full System Tuneup Unit is operating within manufacture specifications

Upon my inspection, found tripped air handler breaker. Tried to reset breaker and it continued to trip. Turned power off by the breakered disconnect at the air handler and reset main breaker. Power stayed on. Disconnected blower motor high voltage plug and turned air handler breaker disconnect at unit back on and power still on. Turned off and reconnected blower motor and turned power back on. System is cooling at this time with a 24° temp split. Coils are a little dirty. Advised client that if issue persists, we will need to start replacing breakers if they are weak.
Home owner states filters changed and drain line cleared. Upon arrival found outdoor disconnect pulled to condenser. Diagnostic -failed outdoor capacitor -pitted and rusted contactor Scope of Work -replace & wire capacitor -replace and wire contactor Verified amp draws and system operations after completing repairs. No issues at this time. Discount from 695$ to 595$
