Reason for call: No cool Equipment: 2014 trane 4 ton Vertical in garage Condenser located left of home Summary: On arrival found condenser fan motor off. Found a failed capacitor. Informed homeowner brother in law and replaced both the capacitor and the contactor today. Restored operation to the condenser fan. Unit was up and running and cooling. Then unit shut off on low pressure due to eev closing and not reacting properly. The eev and eev control board will have to be replaced to restore proper operation to the equipment. Leaving quote for new system today. Leaving quote for repair tomorrow.
On arrival found unit running and cooling. Inspected unit for possible causes. Found unit float to have water in it. Condenser capacitor is reading extremely weak. Found thermostat wire for outdoor condenser to have short in it. All issues should be addressed. Client opted to only replace capacitor at this time and will clear drain themselves. Condenser is also unlevel and filter dryer extremely corroded and should be replaced. Will submit estimate for all other issues. Unit is cooling at this time.

Informed homeowner we replace caps and contactor together because they work in tandem and that yields the best results. He agreed and replaced dual capacitor and contactor today to restore operation to equipment. 20 degree split.

Found media filter extremely impacted and recommended to replace asap. Explained to client service fee will be charged again if clogged drain is unable to be cleared by homeowner. Found evaporator and condenser coils impacted by dust and debris. Recommend heavy chemical cleanings to help prevent future breakdowns.

Found compressor shorted to ground. Compressor has failed. Spoke with homeowner and he agreed that system replacement is his best option. Spoke with him about quote he is looking to get a couple other opinions and follow up with us.

Reason for call: No pool upstairs unit Equipment: 2017 nordyn 2 ton Vertical on second floor Condenser on right side of home Summary: Completed diagnostic to find refrigerant pressure slightly low, clean, drain line and found oil residue inside evaporator pan and drain. Added 2 pounds of refrigerant to bring system back within manufacturing specification. Performed leak search to find evaporator coil leaking refrigerant. Solution: Evaporated coil will have to be replaced. System is from 2017 and does not have parts warranty on it. System replacement is an option. Homeowner is looking for a repair quote.

Upon arrival, I began by checking the temperature differential between the supply and return air. The system was maintaining a 20°F temperature split, which is within a healthy operating range. Next, I inspected the refrigerant cycle. Pressures and temperatures were operating within normal specifications, and there are currently no signs of refrigerant leaks or restrictions. The refrigerant system is functioning properly. I then completed an electrical inspection. Both high-voltage and low-voltage components are operating correctly, and all electrical readings were within acceptable ranges. During today’s visit, I performed a drain line treatment, condenser coil cleaning, and air handler inspection. An additional recommendation is a blower wheel pull and cleaning. The blower wheel currently has dust accumulation on all blades, which can reduce airflow efficiency and place additional strain on the blower motor. Found refrigerant pressure low. Found weak capacitor with burnt common wire, found burnt and pitted contactor. Flushed indoor and outdoor coils. Flushed drain and drain pan. Filters have been maintained properly. Solution: Replace capacitor due to weak reading today Replace contactor due to burnt and pitted points Add 410 a to system Offered homeowner and her son a leak search they want to hold off on leak search and get tune up 6-10 months from now to reevaluate pressures.

On arrival found unit not cooling due to weak capacitor on condenser. Replaced part. Start and test. Found pressures to be below factory specs. Contactor is worn and has corrosion. Condenser coils impacted and compressor is surrounded by leaves. Recommend to fill unit to factory specs, replace worn contactor, clean condenser coils and remove all leaves and debris. Client declined recommendations at this time. Unit is cooling.
Client stated that inspector for selling the home pointed out a few issues. I was told the orange wire in the air handler closet needs to be addressed as it is not capped off and stored away so that it cannot be accessed easily, holes in the ceiling above the air handler need to be sealed off and the unit kept turning off a couple degrees before the desired temperature. Provided a quote for our electrician to come out and address the electrical issues and seal the ceiling holes for a total of $400 and client would like to have their own electrician come out. Found the system was shutting off due to low pressure cut off switch. System is low on refrigerant. Performed leak search and found only leak at the schrader core valve at the condenser. Repaired this leak and charged system with refrigerant to bring back to factory spec. System is now cooling with a 20° temperature split.

Perform mini split blower removal and cleaning. Clean evaporator coils. Completely dismantled the unit to thoroughly clean and sanitize. Discount UV system bundle with cleaning -$100 from $750 for UV installation. Installed UV system with 5 year parts warranty.
Reason for call: Member tune up Equipment: 2014 rheem 4 ton heat pump Vertical in closet Condenser on roof Summary: Completed tune up to find equipment operating within manufacturing specifications. Confirmed pressure, temps, amp draws and cap readings. All though cap and contactor were operating I recommend replacing due to rusted terminals and age of starting components. Flushed drain. Flushed indoor and outdoor coils. Filters have been maintained properly. Solution: Replace capacitor due to rusted top and terminals Replace contactor due to burnt contact points and rusted terminals

On arrival found unit not cooling due to weak capacitors. Replaced part start and test. Found water in float and recommend to clear drain with chemical. Performed work and first maintenance on system. Pressures good. Temp split good. Rinsed outdoor coil. Evap coil and blower starting to show growth and debris. Unit cooling at this time .
Upon arrival, I began troubleshooting the system by calling for cooling at the thermostat. The air handler energized and operated properly; however, the condenser was not running. Upon inspection, I found that low-voltage control power was present, but high-voltage power was not reaching the condenser. I proceeded to the main electrical panel to verify power. The air conditioning breaker was not labeled, requiring additional troubleshooting to identify the correct circuit. After verifying the electrical supply, I returned to the condenser and reinstalled the disconnect. At that point, the system energized properly, and I confirmed 240 volts at the condenser. I then performed a complete system diagnostic. The electrical components, refrigerant cycle, and overall system operation were all found to be within normal operating parameters. At this time, the system is functioning properly and no mechanical issues were identified. I discussed my findings with the homeowner and recommended e
Inspected gym units. Found 2 systems not cooling due to clogged drains. Inspected condensers and found 2 units with weak capacitors and below factory charge. 1 system has bad blower motor. Made all repairs necessary to get 3 systems cooling. Will send estimate for 4th unit to replace blower motor. Cleared pans and drains. Added chemical to help prevent growth. Added refrigerant back to factory specs. Replaced 2 weak capacitors. Units cooling and draining properly at this time. Units do not have filters and recommend to install this as soon as possible. Filter sizes are 23x20x1 for all 4 gym units.
