Client states system turned off sometime during the night. Her neighbor took the thermostat off the wall and dropped it on accident causing it to fall apart. I found the thermostat is broken and requires replacement. I also found the main issue was the secondary drain pan was full of water due to a clogged primary drain pan and drain line. The air filter has not been replaced in almost 6 months which was causing a restriction of airflow leading up to this issue. Performed a drain cleaning and treatment, replaced air filter, and replaced thermostat. Client stated that the system was working just fine before all this and able to maintain 68°. Temperature split is 16-17°. We will return next month for biannual Maitenence visit and recheck everything.
Found bad fan relay. Replaced relay and started system. System is cooling at this time. Complimentary basic drain cleaning while I had my shop vac on hand. Recommended regular Maitenences on systems to help prevent future issues.
Found unit not cooling and condenser tripped on low incoming voltage alarm. I checked voltage and connections. No issues found. I reset system and everything is running fine. If happens again will need to replace invertor board.
Cleared drain for big dining unit. No guarantee on system not leaking. 1 motor does not work on system. Extensive corrosion on unit, coils, and pan. Possible leak may occur. Will not service unit any longer until unit is replaced.
Found main system had severely clogged evaporator pan holes. Fully disassembled drain line, drain pans, and cleared the debris from the holes. This was caused by age and rust. System is draining at this time. Jeff talked with me about moving the secondary pans from the units due to access issues for the new pipes. Jeff is going to talk with some people regarding access to those new pipes and if anything needs to be moved.

Performed maintenance on 2 systems. Replaced mini split blower wheel. Cleared pans and drains. Temp splits good. Rinsed coils. Electrical checked good. Units are cooling properly. Mini split blower wheel was damaged by guests. Object was inserted into blower wheel which caused damage.
Found clogged drain line and faulty primary float switch. Air filter is severely dirty/old and needs to be replaced asap. Provided client with dimensions of filter rack. Performed drain cleaning and replaced primary safety float switch. System is cooling at this time with a 17° split. There are many holes in the duct work from rodent damage. There was also a dead rat in the attic. We recommend replacing the duct work after all rodent issues are taken care of and the attic is sanitized and all insulation is removed as it is contaminated. Will provide a duct system replacement quote as requested by client.

Reason for call: No cool Summary: Found loose y wire at stat stripped wire back and redid connections. Unit is operating and cooling no. Found some inefficiencies in the home. Homeowner plan to address these items. Sealing attic access. Homeowner wanted me to check out gable fan. Provided quote to get that product operational again. Homeowner signed up on maintenance plan today.

Reason for call: Water leak Summary: Found upstairs mini split leaking water. This related to a clogged drain line. Performed drain cleaning, rinsed filters, cleaned indoor coils. Operation was restored to the equipment. Homeowner signed up in membership plan to maintain both mini split heads and central unit. Found mini split head on second floor to be pulling off the wall. This mounting bracket will need to be reseated properly so there is no concern of unit falling off wall. Solution: Flush and clean drain line and pan Member ship on: One central One two zone mini split
Performed biannual Maitenence on system. System is 10 years old and out of warranty. System is cooling at this time with an 18° temperature split. Blower wheel is very dirty. Evaporator coils are very dirty. Found a weak capacitor. Replaced capacitor today. Made sure all connections are tight. Cleaned and treated drain line and condensate pump. Verified safety float switch works. Cleaned condenser coils. Amp draws are good. Client would like to revisit installing new equipment and duct work in the winter time. System is currently cooling and draining at this time. System is not running as efficiently as it should due to dirty components.
Client Concern: Water leak from ac unit Water spotting on ceiling 3rd floor (roof sits above water spotting location) (outdoor Condneser sit above water location) Verified that refrigerant lines are insulated properly Verified refrigerant lines penetration points are sealed properly Air Handler Sits on Second floor (drainage does not pass through problematic area) Supply ducts are not sweating around registers (if ducting were sweating, there would be damage throughout the home) Water spotting becomes worse when raining (recommend taking moisture reading when not raining and also moisture reading after it rains) Also recommend performing water hose test on roof (has not been completed yet) Unit is operating within manufacture specifications
On arrival found unit not cooling due to weak capacitor and worn contactor. Replaced parts. Start and test. Observed defrost board by passed. Unit does not have any safety devices in line for condenser. Recommend to replace board for proper function. Pressures good. Temp split good. Unit cooling properly at this time. Rinsed outdoor condenser coil.
System is currently operating Believe there was water in the safety switch and short cycled unit. Home owner drained line SC high due to Condneser coils not being cleaned. Recommend light rinsing due to age of system. Verified amp draws and starting components Verified no water in safety Went over ahead of system with home owner
On arrival found downstairs unit not cooling due to shorted reversing valve. Called manufacturer and found part on back order. Unable to properly inspect system since system is not operational. Will submit options for repair and replacement options. Further issues may be present if parts get replaced.
Reason for call: No cool Summary: Found no call for cooling found float switch was shorted. Wired out float to find unit operating well. Found weak capacitor. Found very dirty condenser coil. Reason for call: Water leak. Summary: Found water leaking from behind pan. With a very dirty coil and a cracked pan homeowner and I decided it was best to replace coil and pan at the same time.
