Upon my inspection, found tripped air handler breaker. Tried to reset breaker and it continued to trip. Turned power off by the breakered disconnect at the air handler and reset main breaker. Power stayed on. Disconnected blower motor high voltage plug and turned air handler breaker disconnect at unit back on and power still on. Turned off and reconnected blower motor and turned power back on. System is cooling at this time with a 24° temp split. Coils are a little dirty. Advised client that if issue persists, we will need to start replacing breakers if they are weak.
Home owner states filters changed and drain line cleared. Upon arrival found outdoor disconnect pulled to condenser. Diagnostic -failed outdoor capacitor -pitted and rusted contactor Scope of Work -replace & wire capacitor -replace and wire contactor Verified amp draws and system operations after completing repairs. No issues at this time. Discount from 695$ to 595$

Reason for call: Tune up Equipment: 2024 rheem Vertical in closet Condenser on roof Summary: On arrival found unit off in float switch drain line clogged. Performed drain cleaning under tune up. System is still backing up. Community stack needs to be cleaned contact Hoa. All other operations on equipment are within manufacturing specifications. Flushed indoor outdoor coils. Flush drain and drain pan. This need further attention. Filters have been maintained properly. Need Hoa to clean community drain system may shut off in mean time.

I then checked the refrigerant cycle and found no signs of leaks or restrictions at this time. I also inspected the electrical components. Overall, the electrical system is functioning properly; however, the capacitor is testing weak and should be monitored, as it may need replacement in the near future. Upon arrival, I began by checking the temperature split between the supply and return air on both systems. The downstairs system had a 22° temperature difference, while the upstairs system had an 18° temperature difference, both within an acceptable range. I then inspected the electrical components and found no overamping, shorts, burnouts, or other issues. All electrical components are functioning properly. Next, I checked the refrigerant cycle, and all readings were within manufacturer specifications. The system is operating in a healthy range with no signs of leaks, restrictions, or need for refrigerant adjustments. As part of today’s maintenance, I performed a drain line treatment, condenser coil cleaning, and full air handler inspection. Overall, both systems are performing well at this time. On arrival found unit not cooling due to blown fuse. Replaced fuse and tested for short. Inspected air handler and condenser. All connections are good. No shorts observed at this time. Temp split good. Unit cooling at this time.
On arrival found unit leaking water due to clogged drain. Cleared pan and drain. Added chemical to help prevent growth. Found dirty evaporator coil and recommend to clean. Inspected outside unit and found weak and worn contactor and capacitor. Pressures good. Temp split good. Rinsed outdoor coil. Unit cooling at this time.
Upon arrival, the system was operating normally. I checked the temperature split and recorded a 19° difference, which is within the proper range. I then checked refrigerant pressures, and everything appeared normal with no signs of restrictions or refrigerant leaks. I proceeded with the electrical inspection and found no overamping, shorts, or burnt components. During the diagnostic process, the system shut off, and I found that the float switch had been triggered due to a clogged drain line. This was also the original reason the homeowner rescheduled today’s tune-up appointment. As a courtesy, I waived the diagnostic fee as well as the charge for clearing the clogged drain line. Return needs to be strapped properly. After taping dropped low side 24 psi. System will take a while to cool. Recommend repairs asap due to weather.
Reason for call: Tune up Equipment: 2021 Goodman 3 ton straight cool Vertical in garage Condenser on right side of home Summary: Completed tune up to find thermostat failed in auto for fan. Dual capacitor was weak on compressor side. Contactor was burnt and pitted, unit slightly low on charge. Found condenser to not have to down straps. Flushed drain line and pan. Flushed indoor outdoor coils, confirmed temps and pressures. Filters have been maintained properly. Solution: Top off refrigerant charge Dual capacitor due to weak readings Contactor due to burnt contact points Digital thermostat due to auto fan not operating
On arrival found downstairs package unit struggling to cool due to impacted condenser coil and evaporator coil. Performed chemical cleaning on entire system. Cleared drain. Start and test. Pressures good. Temp split good. Unit cooling properly at this time.
Diagnostic -indoor unit low voltage wiring to outdoor unit has a break. Not sending 24v to outdoor unit Checked wiring connections and voltage at each splice. Break could be in ceiling or wall. Recommend adding transponder Further Notes -indoor coils heavily impacted with debris -outdoor coils impacted -capacitor rusting -contactor pitted -filter drier starting to corrode Unit is 21 years of age. Explained that after repair there may need further diagnostic. With age and underlying conditions would recommend replacement. System is currently down until home owner makes decision Transponder is special order. Will need to accommodate for lead time
On arrival found unit not cooling properly due to improper settings on thermostat. Programmed thermostat and tested. Found unit shutting down due to clogged drain. Cleared pan and drain. Added chemical to help prevent growth. Cleaned in place evap coil. Cleaned outdoor condenser coil. Added refrigerant back to factory specs. Unit is cooling properly at this time.
Uv treatment kits installed in both units. Confirmed proper operation.
Replace capacitor
Upon arrival, I started off with checking the air handler, the flow switch was triggered as a clogged drain line, I performed a drain line treatment, nitrogen treatment, acid treatment, to ensure the system doesn’t clog up again.
