Blower runs constantly Tenant explained that when the system is done cooling, or in the off position, blower still runs. Only tuning off breaker stops the fan. After diagnosis found blower motor is bad. Office will send homeowner estimate for blower motor replacement.
Precision tune up Checked refrigerant pressures and air temp split. System is cooling by 21°. Tested capacitor, checked contactor, cleaned dust out of electrical compartment. Flushed vacuumed and treated drain line and coil pan. Evap coil and blower wheel are mostly clean, some dust. Advised homeowners when cleaning is needed, it will be best to clean coil and blower at the same time. Tested float switch, checked all wiring. Replaced air filter. No issues at this time.
Inspected ductwork in attic. Found multiple leaks at connections. Recommend to replace mixing box and make bigger to allow proper spacing for ducts. Will submit estimate for repairs.
Adjusted ventilation panel to only allow fresh air into home when unit is running. Recalibrated thermostat to read accurate humidity in home. Unit is cooling properly at this time.
Replaced warranty coil and pan. Start and test. Unit cooling at this time.
Bad capacitor. Failed due to storm surge. Replaced capacitor and verified operations. Unit is out of warranty. Capacitor will have 5 year parts warranty but not covered under storm related damage. Will charge labor to replace if parts failed. Waived 95$
No cool Found only outdoor unit runs, no activity from blower motor. Found no power to blower motor on 24v circuit. Jumped 24v to blower wire at thermostat and fan runs normally. Ecobee thermostat is bad. Replaced thermostat. Tested system function after repair.
Upon arrival found thermostat not receiving power. Found safety switch had fallen towards pan and drain line backed up. Fixed float switch and cleared drain line. Unit is now cooling.
On arrival found unit frozen. Thawed unit. Checked airflow and ductwork and found rodents have comprised ducts in attic preventing unit to operate properly. Recommend to have pest control check and make sure no more activity is present before ducts get replaced. Unit not getting enough airflow is causing unit to freeze. Will submit estimate for adding return to riser. Ductwork should be replaced this winter to prevent further issues.
On arrival found unit not cooling due to low on refrigerant. Performed leak search on system and did not find leak. Client explained unit hasn’t cooled since November. Recommended to fill unit at this time to get unit cooling. We will monitor unit. House was under construction and possible leak in Lineset. Added refrigerant back to factory specs. Unit cooling properly. Unit has 19 degree split.
On arrival found u it not keeping up with temp due to dirty coil and filter. Cleaned coil in place in attic and removed filter. Filled unit with 1 lb of Freon to bring unit back to factory specs. Unit is cooling to the best of its ability. Noticed in attic there is minimum insulation in attic and very low amount of ventilation causing attic to get hot. Recommend to add proper ventilation and more insulation for unit to be able to cool more efficiently.
Home owner states unit is filling up drain pan and turning system off. Air handler is located in accessible crawl space. Found unit heavily sweating. Checked pressures, coils, and duct sizing. Unit is operating correctly. Unit is sweating due to dirty filters, no door closing off access to air handler, and dehumidifier not on. Recommend changing filters monthly, closing access door, and running dehumidifier.
On arrival found unit leaking water due to clogged drain. Cleared pan and drain. Added chemical to help prevent growth. Start and test. Unit cooling and draining properly at this time.
Water leak Found emergency pan full of water& condensate pump not running because of bacterial growth. Homeowner is not interested in adding a primary float switch or any drain alterations as they will sell the home soon. Pulled& cleaned condensate pump. Cleaned and treated evaporator coil pan. Blew out pvc drain line.
No cool Unable to access interior of home as homeowner is working at this time. Upon initial inspection found that refrigerant circuit is completely frozen over from compressor to evaporator coil. Checked refrigerant pressures and found that system is low on refrigerant. Advised homeowner for a full diagnosis we would need to return at a time where she is here so that we can access thermostat and filter area. Additionally, at this return appointment we would need to perform a full system leak search to find out exactly where the refrigerant is leaking. After a full system leak search we can provide an estimate to replace the part that is leaking. spoke with homeowner about system replacement options and sent estimate through email for new system install.

Precision Tune up upon arrival, homeowner explained that she called for maintenance, but the system is not currently cooling. Upon initial inspection, found that the float switch was tripped and a clogged drain was the reason for the system not cooling. Explain to the homeowner that this drain clearing would be included in today’s maintenance. Checked refrigerant pressures and air temperature split. Flushed vacuumed and treated condensate drain line. Air handler interior is clean. Tested capacitor checked contactor. Inspected defrost control board. Tested heat function per homeowner request. System is running well at this time.
Troubleshot outlet for water heater it had correct voltages and is wired properly After plugging water heater back in an error code appeared (E.438) Water heater brand is Navien

Removed outdoor fan and thoroughly washed condenser coil/unit. Flushed vacuumed and treated condensate drain line. Tested float switch. Checked all air handler wiring. Blower wheel is very dirty and has microbial growth. Sent estimate for cleaning. Filter is recently changed. Evaporator coil is clean. System is running well at this time.
Precision tune up Checked refrigerant pressures and air temp split. Found capacitor weak reading 39/45mfd also contactor was pitted- replaced both parts during today’s maintenance. Removed outdoor fan and washed condenser coil/ unit. Flushed, vacuumed and treated condensate drain. Removed and cleaned furnace flame sensor. dusted/vacuumed furnace electrical compartment. Blower wheel is clean. Checked all wiring and connections. Tested float switch. Uv element is burnt out but homeowner is not interested in replacement. The system is running well at this time.
On arrival found aux pan full of water. Cleared pan and drain. Found pan in unit to have crack allowing water to drain below. Will return to replace coil and pan. Unit cooling at this time.
Changed out 3 pole contactor system. Spliced wiring and replaced fuse. Taped up weak spots in wiring. Verified system was cooling.

I’m n arrival found unit not cooling due to shorted defrost board. By passed board temporarily to allow unit to cool. Unit checked out good. Will submit estimate to replace defrost board. Unit cooling at his time.
