System dripping water due to clogged drain line. Performed lvl 2 drain cleaning. Vacuumed out return box. Refitted primary float switch as it was hanging down. System is cooling and draining at this time. Client signed up for Maitenence plan. Will need to reschedule first Maitenence after client has back yard grass mowed. On arrival found unit not cooling due to weak capacitor and burnt contactor. Replaced parts. Pressures are below factory specs. Temp split is 16* and should be closer to 20. Unit is 2008 r22 and cooling to the best of its ability. Made client aware to start preparing for new system. Client declined new system estimate at this time and wants to hold onto unit for as long as possible.
Reason for call: No cool Summary: Found cap burnt up. Found compressor saver tripped. Replaced capacitor and reset saver. Unit fired up and is operating well. Temperature split is low. Homeowner is not looking to invest a ton of money into 12 year old system. Told him to save the cleaning cost for new equipment. Unit is cooling by 11 degrees and he is ok with that for now. Home is on solar.
Upon arrival, I began by checking the temperature split between the supply and return air, which measured 18°F, indicating normal system performance. I then inspected the electrical components and found all equipment operating within manufacturer specifications, with no components over-amping. The refrigerant cycle was checked and is operating properly. As part of today’s maintenance, I performed a complete drain line treatment, cleaned the drain pan, cleaned the condenser coil, and completed a full air handler inspection. Upon arrival, the condenser was not turning on, but it was receiving low voltage. I inspected the capacitor and found that it had completely failed. I discussed the maintenance plan with the homeowner, and he decided to enroll, which also provided savings on the repair. I replaced the failed capacitor, and the system is now operating properly with a 19° temperature difference. The homeowner’s maintenance plan includes two maintenance visits per year—one before summer and one before winter—along with free service calls and 10% off parts and labor. I replaced the capacitor with a new one, and the system started and operated properly. The refrigerant cycle is operating within normal parameters with no signs of leaks or restrictions. Sealed hole in pan where water was leaking onto decking. Made client aware voltage coming into unit was above manufacture specifications. Client will call duke. Unit cooling properly at this time.
On arrival found downstairs unit 3 not cooling due to burnt contactor and capacitor. Replaced parts. Start and test. Pressures good. Temp split good. Unit cooling properly at this time. Air handler located in upstairs laundry room.
Upon arrival, I diagnosed the air handler and found that the primary float switch had been triggered due to a clogged drain line, causing water to back up. I discussed my findings with the homeowners and performed a drain line treatment to clear the blockage. The system is now operating properly with a 20° temperature difference. The homeowners currently have our old maintenance plan at $10 per month, which includes one maintenance visit per year. They would like to upgrade to the new maintenance plan at $18 per month, which includes two maintenance visits per year.
