On arrival found mini split not cooling due to low refrigerant. Client declined leak search at this time. Found leaking schrader valve. Replaced valve and added refrigerant back to factory specs. Unit cooling at this time.
Replace GFCI on exterior, bathroom, and garage. Rewire neutrals and ground in main panel so that neutrals are under their own screw. The grounds are installed properly per manufacture instruction. Uncover GFCI receptacle from stucco and install an extension ring for exterior receptacle to be accessible. Removed exterior light and placed a blank cover over the box
Remove and replace all ductwork in attic including flex, boots, and grills. Cut in 2 new vents. Seal and strap all ducts to code. Tax, labor, permit, and drywall repair included. Bath fan additional $1350 which includes electrical and venting.
Perform maintenance on 2 systems. Cleared pan and drains. Added chemical to help prevent growth. Replaced one air purifier bulb. Actuator and motors operating properly. Float switches are operational. Both units cooling properly at this time.
Performed Maitenence on one bedroom system. Cleaned and treated primary drain pan and drain line, checked fan motor amps, checked capacitors, checked temperature splits. System is cooling and draining at this time. No recommendations at this time. Found water leaking from walls coming from main chiller pipes. These are in the process of being replaced by the building. Changed client supplied filter.

Found mini split low on refrigerant. Brand new unit less than month old. Possible low charge due to length of lineset. Told client to monitor. If problem persists then leak search will need to be performed. Unit cooling and heating properly at this time.
Home owner states downstairs unit Thermosat blank and not operating. Found drain line backed up causing overflow to shut off system. Dehumidifier shares same drain as down stairs system. Home owner signed up for maintenance plan on both split systems. Performed maintenances while here. Systems operating within manufacture specifications
Replaced upstairs thermostat. Programmed and tested functions
Performed Maitenences on two systems. Main system has faulty primary safety switch and a weak start/run capacitor. Replaced both and system is functioning properly at this time. Performed cleanings and verified system functions. Both systems are operating as they should at this time. Main system drain line is still very hard to clean. Client knows and we discussed running a new drain line if issue persists in the future.
Replace warranty compressor, filter dryer, and all refrigerant. Start and test. Tax and labor included.

On arrival found unit to be leaking due to clogged drain. Cleared pan and drain. Added chemical to pan and pump. Performed maintenance on system. Found evap coil extremely impacted causing air flow restrictions. Fan motor bearings outside are making noise during operation. Inspected ductwork and found dust and growth. Will recommend duct cleaning service to remedy. Ductwork runs in wall chase and unable to replace. Unit is 17 years old. Client declined system replacement estimate at this time. Unit cooling to the best of its ability. Waived $95 diagnostic fee.
Upon arrival tenant states that outdoor unit is running but not cooling. Found outdoor compressor overheated. Verified no water in overflow to cause system to short cycle. Found hard start kit over heated and leaking oil. Defrost board terminals very hot. Cooled down compressor and unit began to run. Compressor potentially internally failing. Notes -capacitor reading weak -outdoor coils impacted with debris -indoor coils impacted with debris -indoor blower motor has bacterial growth accumulation System is currently out of warranty being this is second owner. 9 year old Goodman heat pump. Went over potential repairs vs replacement with home owner. Home owner states she has a guy who will do it cheaper. Unit is currently operating.

Home owner states outdoor unit making grinding sound. Tested capacitor and starting components. Checked outdoor motor and compressor amps. Outdoor components are working within manufacture specifications. Compressor internals are failing. Outdoor coils impacted with debris and affecting pressures. Air handler has heavy condensation building up. Secondary pan may go out on safety due to water. Components inside air handler getting wet. Found back side of coils dirty and return smashed. Unit is currently out of warranty due to being second home owners. Went over potential repairs and cost. Also wet over options for new system. Explained with minimal repairs (new return & cleaning outdoor coils) I can not guarantee how long outdoor compressor will last.

Upon arrival home owner states unit has flashing code. Code was for normal operations. When testing unit found heater kit running same time as cooling. 10° temp split. Found Thermosat wired improperly and has been running in heat since install. Re wired Thermosat and tested system operations. Unit is currently operating within manufacture specifications. Tested heat and cooling after repairs completed Air handler is too large for closet space. Door trim has to be taken down to service system.
Scope of work: - Remove blower wheel from system - Clean and sanitize blower assembly - Install new UV system - Remove old broken UV system
