Upon arrival found drain switch bypassed to drain into tub. Drain line heavily backed up. Shop vacuum not able to pull through. Ran nitrogen through drain line and added drain treatment. Cleared drain line and trap. System has clear drainage. Verified system operations. Home owner would like to proceed with maintenance agreement. Discounts applied

Client says unit was running but suction line was not cold. Upon my inspection, found head pressure is way too high and causing compressor to go out on thermal over load. This issue is from either a restriction in the refrigerant or a faulty compressor. Compressor is pulling high amp draw. Quote provided for new system replacement as this is the most cost effective and guaranteed solution for a system that is out of warranty and at risk of more break downs. Also found large hole in supply plenum leaking a lot of supply air into the attic.
Client stated that system turned off. System came back on and was at 74° upon arrival. Upon my inspection, found a severely clogged drain line and very dirty condenser coils. Performed a condenser coil cleaning and a drain line cleaning/treatment. System is cooling with a not so great 16° temperature split. System is not very efficient at this time. The attic where the air handler is located is 143°. This is entirely too hot for an attic and we recommend adding an exhaust roof fan to help. There are no current ridge vents and only soffit venting. Air filters in the home are very dirty and need to be changed asap or this will cause further complications with the system. Condenser high voltage disconnect is broken and should be replaced. Drain line was severely clogged. If drain continues to clog within a short period of time, we will need to either replace the drain line, add a condensate pump, or perform a lvl.3 drain cleaning treatment

On arrival found unit not cooling due to condenser not turning on. Performed hard reset and unit started. Pressures good and temp split good. Unit cooling.
On arrival found unit cooling to set point. Home uses merv 11 filter. Filter was dirty causing air restriction. Recommended to client to bring unit up to factory specs on refrigerant to help with efficiency. Explained to client with recent heat wave that units in the afternoon will struggle. Home is 1800 sqft with 3 ton unit which is max for this size unit. Unit is cooling with 18* split.
Failed outdoor compressor. Unit is not pumping. System is 2 years of age.
Upon arrival home owners states unit is not keeping up with indoor temperature. Found unit low on refrigerant indicating leak in system. Checked fittings and weld joints. No visible leaks. Explained that since system is out of warranty there s no coverage on parts. Leak can be at the indoor coil or outdoor coil. Home owner would like to charge the system. Charged the system back to factory specifications. Unit is currently operating. No guarantee on how long refrigerant will last.

Client states unit not keeping up during the day. Unit has proper refrigerant in system. Temp split good. Explained to client that home has poor insulation and ductwork causing unit to not be as efficient. Will submit estimate for mini splits. Unit cooling.
On arrival found upstairs unit not cooling due to low refrigerant in system. Filled unit back to factory specs. Temp split improved. Explained to client age of system and expected repairs. Will submit quote for system replacement.
On arrival found upstairs ADU hvac not keeping with temp. Found sub cooling off. Added 1lb of refrigerant to bring to proper levels. Temp split improved some however did not resolve issue fully. U it has restriction in refrigerant circuit that need to be addressed. Will submit estimate for repairs.
Also recommending new condenser disconnect as existing is bypassed. Will perform first Maitenence in August. Scope of work: - Replace compressor - New refrigerant - Acid avenger treatment flush - new filter drier - new capacitor No guarantee due to system flooded during hurricane System is cooling at this time. Advised client to not run the system during construction.
On arrival found main unit not cooling due to clogged drain. Cleared pan and drain. Added chemical to help prevent growth. Recommend iflow chemical pump to help prevent bacterial growth in drain. Unit cooling.

Inspected full system for not cooling. Pressures good. Temp split good. Explained to client to leave fan set to auto and cooling at 74 at all times. If problem persists than supplemental cooling is required. U it cooling with 21* split.
On arrival found thermostat not reading correct inside temp. Temp probe was reading about 5* cooler than thermostat. Replaced thermostat and tested. Thermostat is reading correct temp. Unit functions properly with new thermostat. Unit cooling properly at this time.
Client states system cool below 78 or 79 at the thermostat. Upon my inspection, found system cooling with a 21° temperature split. Inspected evaporator coils, checked amp draws on the fan motor and compressor. Checked refrigerant pressures and found system 1lb low on refrigerant 410a. Air handler had a debris impacted air filter. Replaced air filter and allowed for system to cool more efficiently. Added 1lb of refrigerant to bring system back to factory spec. System is cooling at this time. Client said that they just had some work done on the addition today and another company that is subcontracted by the builder modified some duct work. System is a 3 ton with original 1500 sqft. The addition is about 400 sqft and the contractor told them that they do not need to increase their hvac system size.
Upon arrival, I checked the temperature split on the main system and recorded a 16° temperature difference. I then inspected the electrical components and found the compressor to be operating, although it is showing signs of age and is nearing the end of its expected lifespan. Overall, the electrical system is functioning properly with no shorts or burnouts present at this time. On the second system, I found that one of the capacitors is weak and should be replaced soon. The system is currently operating, but the capacitor is beginning to fail and may cause future issues if left unattended. I performed a drain line treatment, condenser cleaning, and full air handler inspection. Due to the age of the system being approximately 17 years old, there are multiple underlying concerns present. At this time, I do not recommend making major adjustments or repairs to the equipment, as doing so could lead to additional failures because of the system’s condition and age. If you have any questio
On arrival found unit off. Turned unit on and found capacitor was dead. Replaced part. Start and test. Explained to client that possible compressor issues since he recently replaced contactor. Unit cooling with 20* split.
Client is buying home and has us out to diagnose mini split system for a no cool. Upon my inspection, turned system on and everything started up. Checked system pressures and found system low on refrigerant. The next step is to perform a leak search on the entire system to determine where the refrigerant is leaking. After this finding, we can provide a quote for the repair. This repair could cost around $1000-$1500 plus or minus as a rough estimate. System is not cooling at this time. No repairs made at this time. Sending a quote for a leak search on the system.
