Upon my inspection, found system completely out of refrigerant. Performed leak search and found leak on liquid refrigerant line in attic. Made repair and charged system with 12lbs refrigerant. Strapped up lineset to prevent a similar leak in the future. System is cooling with proper pressures and 23° temperature split.
Client states system is not keeping up with temperature all of the sudden. Client replaced capacitor and condenser fan motor last week. This system is 13 years old and in poor condition. Evaporator coils are dirty/corroded/and very rusted. Drain line and primary drain pan are clogged up. Condenser fan motor is undersized at 1/6hp instead of factory 1/5hp. Fan blades are also mounted improperly low. Today we performed a drain cleaning and treatment on system. Adjusted fan blades. System is cooling with a 23° temperature split. System is doing the best it can considering its condition and age. I let client know not to expect too much out of this system and recommended full replacement. Sending quote for full replacement.
Found inadequate ductwork for guest bedrooms. Will need to enlarge ducts and mixing boxes to allow more flow to bedrooms. Will submit estimate.
Upon inspection, found clogged drain line and a weak capacitor. Performed drain cleaning and treatment on system. Tested drain line and no issues now. Replaced capacitor and tested. System has good amp draws and temperature split is 17-18°. System is cooling and draining at this time. Client signed up for Maitenence plan and first Maitenence is complete today.
Reason for call: Water leak Equipment: Mini split whole home 2 condensers Summary: Found condensation pump dirty and not draining properly. Pulled pump reservoir cleaned it and put new hot water in pump. Unit drain water well and there is no further repair needed. Talked to homeowner about maintenance. Unit cooling with 20+ degree split.
Upon arrival, I found that the outdoor condenser was not operating. I began by checking the electrical components and verified that all electrical readings were within the manufacturer’s specifications. I then diagnosed the compressor and found it had overheated and gone into thermal lockout. After allowing the compressor to cool, it restarted and operated normally. Next, I inspected the condensate drain system and found the drain line to be completely clogged. The homeowner stated that the float switch had been repeatedly shutting the system down multiple times a day over the past week. The constant short cycling caused by the clogged drain line likely contributed to the compressor overheating. I thoroughly cleaned and treated the drain line, verified that the drain pan was clean, and confirmed that the condensate was flowing properly with no restrictions. Replaced drain for upstairs unit. Performed maintenance on 3 system. Rinsed outdoor condenser coils. Electrical checked good. Pressures good. Cleared all drains and pans. Added pan tabs to help prevent clogs. Temp splits good. All unit are cooling and draining at this time.

Performed chemical cleaning on outdoor and indoor coils. Clean blower wheel. Check pressures and add refrigerant if needed at additional charge. Tax and labor included. Unit is cooling well after it was cleaned no need for further diagnosis or repair.
Upon my inspection found system has a clogged drain line in a trip to primary safety float switch. Performed a last resort level three drain cleaning treatment on the system. Let Client know that if this does not work, we will need to replace the drain line. I provided a quote to replace the drain line. After performing a level three drain cleaning and treatment, the system is now draining the best it can. I found that the drain line is poorly ran in the attic. Client is aware. Started system and found system has a 15° temperature split. Client stated that the system struggles to maintain below 78 during the day. Found system low on refrigerator. Added 2 pounds of refrigerant to bring pressure back to factory Spec. System now has a 20° temperature split and proper pressures. Let client know that if system is low on refrigerant again in the future, we will need to find where the refrigerant is leaking from.

Reason for call: Mini split in main house leaking Have not worked on unit before today. Equipment: Single zone Daikin mini split 2019 24kbtu Summary: On arrival had drain line clogged unit was cooling but leaking water from primary pan. Informed homeowner about cleaning mini split or just doing rain cleaning. Homeowner decided to clean entire head. Drain line was flushed. Coil was cleaned. Blower was cleaned. Panels were cleaned . Filters were cleaned. During head cleaning. Unit is cooling and draining properly at this time.
Found clogged drain line and tripped safety float switch. Performed drain cleaning and treatment. System is cooling with a 20° temperature split at this time. Tested drain and drain pan with 3 large bottles of water. No issues draining at this time. 30 day old warranty on drain cleaning.
Upon my inspection, found system outdoor fan motor not turning on. Found a bad start/run capacitor. Replaced capacitor under discounted parts warranty. System is now cooling and has good amp draws.
Client states front home system got up to 78 during the day. Client turned thermostat off and on a few times and system started to work again. On arrival, found system cooling with good pressures, amp draws are good, capacitor is within factory range, all connections are tight. Temperature split is 17°. Condenser is a 2 ton and air handler is a 2.5 ton. Told client not to touch anything if the issue happens again and to call us immediately. System is currently cooling and at 71°
Inspected unit for smell. Clients says the smell of coil is what they are smelling inside. Recommend to perform chemical cleaning on coil. Client will clean coil themselves. Recommend to install air freshener scent pump in duct to reduce musty smell. Client will attempt to perform recommended options provided.

On startup, system had a 15° temperature split. Checked pressures and found system low on refrigerant. Added 2 pounds of refrigerant to bring system back to proper running crushers. System is now cooling with a 19° temperature split.
Upon my inspection, found system has severely clogged drain line and drain pan, found severely dirty evaporator coils, and found system low on refrigerant. Performed drain cleaning and treatment. Performed in place evaporator coil cleaning. Added 1 lb of refrigerant. System had a 14 to 15° temperature split. System now has an 18 to 19° temperature. Condenser is from 2019 and air handler is from 2023. Client is aware that system is mix matched years. System is cooling and draining properly at this time. No signs of water dripping inside. Let client know they need a 18x24x1 filter instead of an 18x18.
On arrival found mini split leaking water due to clogged drain. Cleared pan and drain. Added chemical to help break down growth. Flush with water. Verified unit draining and not leaking. Unit cooling. Will submit estimate for chemical cleaning on indoor and outdoor units.
