Upon arrival, I began by checking the temperature split between the supply and return air while the system was operating in cooling mode. The system produced an 18°F temperature split, indicating normal cooling performance. I also tested the system in heating mode, and the system was operating properly with no issues observed. I then inspected the electrical components and found all equipment operating within manufacturer specifications, with no components exceeding their rated amperage. The refrigerant cycle was also checked and is operating properly with no issues observed at this time. As part of today’s maintenance, I performed a complete condensate drain line treatment, cleaned the drain pan, cleaned the outdoor condenser coil, and completed a full air handler inspection. System not cooling properly due to a bad capacitor. Contactar is also pitted and has bad arc marks. Recommended preventive replacement. Replaced capacitor and contactar and started system. System is cooling with good temperature split and amp draws. Condenser is an older champion system. Air handler is newer Trane system. Mix matched. Client is aware that we cannot just replace the condenser if needed due to new refrigerant laws and inaccessibility to older systems.

Found bedroom system dripping water due to severely rusted out unit and the secondary pan that was installed has rusted through at the metal connection to PVC. System is in very poor condition due to rust and at risk of severe irreversible damage if attempted to service. We cannot source parts for these systems. Recommending system replacement due to condition of unit. Quote sent for replacement. Installs are typically atleast 1 week out due to shipping time. Inspected living room system and found that system is not as rusted and needs a primary pan removal/cleaning as it is condensating and the primary pan has standing water. Client accepted quote for cleanings and we will schedule the following week. Current tenants are leaving Tuesday but we can access the unit with maitenence crew.

I inspected the drain safety switch and found a small amount of water inside, which may have been contributing to intermittent system shutdowns. I allowed the system to operate for approximately 30 minutes to monitor its performance. During this time, the system stabilized, refrigerant pressures remained within normal operating ranges, and the system maintained an 18°F temperature split.
