On arrival found unit not cooling due to bad blower board. Bypassed board to test motor. Motor operates properly. Will submit estimate for board replacement. Unit also has impacted evaporator coil. Unit has 20* split.
Replace blower board. Start and test. Unit has 18* split and cooling.
Mix match system. Performed tune up on system. System has a 14-15° temperature split and is not cooling efficiently. Capacitor is very weak and contactar is pitted and making bad connections. Condenser coils were very impacted with debris. Evaporator coils are clean enough and there are very minimal if any signs of growth inside the air handler. Tested system pressures a found system is low on refrigerant and evaporator coils are at risk of freezing up. Advised client that we can add refrigerant now but if pressures are low again in the future we will have to do a leak search and repair. Condenser fan motor is over amping. Compressor has good amps. Cleaned and treated condensate pump, drain line, and primary drain pan. Performed duct inspection. Client has concerns that main bedroom and laundry room do not get enough are flow. Explained that the bedrooms don’t have adequate return vents for proper air circulation. It appears that the master bedroom and laundry room are an add on to

Client states many split system is not cooling properly and has been on a steady decline for the past couple weeks. Upon my inspection found system is low on refrigerant. Charged system with refrigerant as a temporary solution and client is looking to replace the system and add a couple more systems in the back of the home. We were able to get the system cooling with a good 20° temperature split. Wall system was running. I noticed water was dripping from the head unit. Performed a complementary drain cleaning on the system. Water is not dripping at this time. Verbally provided a quote of $4000 for a new single head single condenser mini split. Client would like to hold off and have us come out to quote additional systems after he is finished remodeling the home. Explained that adding refrigerant today is a one time only and temporary solution. We will not be able to add refrigerant again in the future.
On arrival found unit not cooling due to bad contactor. Replaced part. Start and test. Unit cooling to the best of its ability. Unit is a 2011 r22 in poor condition. Recommend to replace system. Unit has 17* split. Will struggle to maintain temp in summer.
On arrival found unit not cooling due to bad blower board. Board not allowing proper power through to motor. By-passed board to give temporary cooling. Evap coil and blower are heavily corroded and impacted. Outdoor fan motor is over amping which can lead to failure soon. Unit is 12 years old. Made client aware of all issues with unit. Will return to repair board.
Upon my inspection, found clogged drain line, very dirty condenser coils, high compressor amp draw and fan motor amp draw, bad capacitor, and refrigerant pressures that indicate a restriction. Temp split is 13° Attic Soffit vents are completely blocked off and attic is excessively hot without proper ventilation. 140° attic Performed scope of work below- Scope of work: - Chemical clean condenser coils - Drain cleaning and treatment - Replace capacitor - Maitenence plan After performing cleanings and repairs, pressures indicate a restriction in the liquid line. Quote being sent to remove the piston metering device and clean/reinstall. Fan speed was set to high and is too much for this system. Condenser is 2 ton and air handler is 2.5 ton. Adjusted fan speed to Low and achieved a 17-18° temp split. Compressor amp draw is better and fan motor amps are better. System is cooling the best it can right now until we can address the restriction. Notified client that if system freezes u
On arrival found unit struggling to cool due to refrigerant being below factory. Talked with client and determined filling unit would be best. Adjusted air flow for proper circulation throughout home. Unit has 21* split and cooling. Humidity and temp have dropped.
Found bedroom unit not cooling due to float switch removed from pan during recent construction. Replaced part and secured. Start and test. Unit cooling.
Client states unit pumps hot air occasionally. Found thermostat wire for roof exposed bare copper. Inspected reversing valve and found solenoid heavily corroded. Will return to make repairs. Upon arrival home owner states unit had to be filled with refrigerant every year. Found system low on refrigerant indicating leak. Explained parts not manufactured for this brand anymore. Offered to fill system but no guarantee on how long it will last. Indoor motor bearings sound like they are failing. Went over potential repair cost vs new system. Home owner will talk with significant other. System is currently down. Will come back to fill if moving forward with new system.
Upon my inspection, found safety float switch tripped. Performed a drain cleaning and treatment on the drain line and primary drain pan. Performed full maintenance on system for first time. Capacitor and contactor are good. Amp draws are good. Temperature split is good. Drain line is now clean and treated. System is cooling at this time.
