Home states drain line was issue and he cleared himself. Wanted to keep standing appointment to look over system. System is currently draining. Condensation buildup in doors and bottom of cabinet due to insulation being removed. Recommend insulating air handler properly. Ducts are new but not sealed properly. Recommend mastic sealing all connections.
On arrival found unit not cooling due to clogged drain. Cleared pan and drain. Added chemical to help prevent growth. Performed complementary maintenance. Unit cooling properly at this time.

On arrival found unit cooling. Air handler 1 has error code for low superheat due to faulty sensors and expansion valve motor. Recommend to replace parts to allow air it to operate properly and prevent major repairs. Unit is cooling. Will submit estimate for repairs.

Checked amp draw on compressor. Checked amp draw on fan motor. Checked capacitor is out of factory range. Replaced capacitor. Made sure all connections are tight. System is cooling with a 20° temperature split at this time.
Upon my inspection, found system is overcharged with refrigerant and there is a collapsed 14” return duct line. We removed some refrigerant to achieve better pressures but the duct needs to be replaced for proper air flow. System is cooling at this time but at risk of freezing up the coil. Advised tenant to leave thermostat at 77° 14” flex and two collars
Rewired kitchen receptacles Reused existing receps and wired them so there will be proper GFCI protection Made tighter connection in neutral wire to ensure refrigerator receptacle was getting proper power

Home owner states system has not been keeping up with temperature. Found system low on refrigerant indicating leak. Performed leak search and found air handler side coils weld joints are leaking. Recommend replacing coil. Charged system back with 2lbs 410a. System is currently cooling but can not guarantee how long refrigerant will last. Will call Goodman to verify warranty and parts availability.
Upon my inspection, I found the electric heat was engaging at the same time as cooling. Upon further diagnostic, found the thermostat was wired poorly. Rewired thermostat and verified heating and cooling operations. System is cooling at this time with a 20° split. Did not check condenser unit.

Reprogrammed thermostat and set up for heat pump. Unit cooling at this time.
Found unit not cooling due to low refrigerant pressure on arrival. Client declined leak search and possible repair at this time. Filled unit back to factory specs. Unit is very dirty. Coil and blower are recommended to be cleaned after leak search and repair are made. Unit cooling at this time.
Found breaker tripped on arrival for condenser. Reset breaker and unit came on. Electrical checked good. Explained to client unit required a 45 amp breaker and has 30 amp. Client declined replacement at this time.
Put in spare breaker in the open space in panel
Performed maintenance on 1 system. Unit cooling properly.
On arrival found air handler running. Inspected unit and found heater plug was cause of burnt smell. Removed plug and reconnected wires. Tested unit. Unit is cooling properly at this time.
On arrival found unit not cooling due to low pressure lockout. Reset board and started unit. Pressures good. Temp split good. Possible faulty board and low pressure switch. Will submit estimate for replacement. Unit cooling.
Outdoor unit starting components failed. Capacitor had failed and outdoor contactor heavily pitted/rusted. Replaced both components and verified system operations. Moved fan speed from high to medium Discounted repairs from 600$ to 500$ 95$ Diagnostic
