Found system tripped on high pressure lock out. Reset system and made a couple of adjustments. System is cooling at this time with a 20° temp split. There may be an issue with the TXV. Possible floating restriction causing an issue. System is cooling and draining at this time.

On arrival found unit not cooling due to bad blower motor. Will return to replace.

On arrival found upstairs unit not cooling due to weak capacitor and worn contactor. Replaced parts. Start and test. Temp split good. Unit cooling properly at this time.

Upon my inspection, found condensate pump was balancing on some Tupperware and not level which was allowing water to escape from the corner without the pump coming on. This caused severe flooding damage in the area. Performed a drain cleaning and treatment on the pump and extended the pvc to reach it leveled on the floor. On start up, found the system was set to blower speed high and causing water to escape the primary pan and drip on the ground as well. Lowered the dip switch settings to medium and this solved the issue. System is cooling and draining properly at this time. 18° temperature split

Home owner called in for maintenance on system Upon arrival home owner states system has been acting different and taking longer to cool. Unit is currently not operating properly and did not perform maintenance

On arrival found city multi unit not cooling properly due to low refrigerant. Found leak in condenser coil. Added refrigerant. Unit is cooling to the best of its ability at this time. Recommend to replace condenser coil and weigh in factory charge to have proper amount of refrigerant. No error codes at this time.

Quote for new duct work. Duct work is not installed properly and rodents have damaged duct work.

Found differential pressure switch leaking water. Sending quote to replace the switch. Will have to return to perform work once the switch is obtained.

Upon arrival found nest Thermosat screen blank. Tested to verify power coming to Thermosat from air handler. Thermosat is receiving 26v. Thermosat has failed Went over repair options with home owner via phone call. Home owner states he will call me back. Home owner met at property to setup Thermosat. Home owner provided nest Google home Thermosat Nest stat has no back plate Setup thermostat and verified operations

Found system low on refrigerant. Found big leak at copper connection within the system. Quote accepted to repair the leak and charge with refrigerant. Scope of work: - repair braze joint - Vacuum system - Charge system with refrigerant No guarentee due to compressor taking on irreversible damage from getting hot due to lack of refrigerant. System is cooling at this time with a 20° temperature split. Waived $95 with repair

Found clogged drain line on both systems. Performed full drain cleaning and treatment on systems. Client signed up for Maitenence on both systems. Discounts applied. Second drain cleaning was discounted from $291 to $200 for add on. Systems are both cooling and draining at this time. Client needs 10x22 filters and 18x18 filters. We will change them out on Maitenences.
