Maint plan Arrived onsite and found 7 year old system leaking refrigerant from high pressure switch. I welded leak closed and vacuumed system. Charged with 9lbs of 410a and verified system is now operating properly

Performed Maitenence on system. Cleaned/treated drain line and primary drain pan. Cleaned condenser coils. Evaporator coils are clean. Verified safety float switch functionality. Checked amp draw on compressor. Checked amp draw on fan motor. Checked capacitor is within factory range. Inspected Contactar. Made sure all connections are tight. System is cooling with a 20° temperature split at this time. System heating operations checked. Found growth on blower wheel and recommending cleaning/sanitation. Client would like to wait on cleaning. ** system is over sized for size of home**

System is cooling with a 22° temperature split at this time. Found growth on the indoor blower wheel and inside air handler unit. Recommended a blower pull and clean as well as installing a UV system to prevent growth from returning.

Upon arrival, found AHU breaker tripped. Reset breaker, inspected wiring. Found insulation on back of AHU is peeling off. Unit has restricted air flow from dirty evaporator coils. Fan motor is at risk of failure. In heating mode this could be causing the amps to spike higher than normal and tripping the breaker. Recommending coil cleaning, fastening the insulation back to the unit. Also recommend replacing the breaker if the issue persists due to a weak breaker. Quotes sent for repairs and system replacement due to age of system. System is at risk of more failures due to age and there is no guarantee with these repairs. Verified heating and cooling work at this time.

Home owner states unit is not blowing air throughout house. Found failed air handler motor. Also found buildup in drain pan. Unit has not been serviced in 3 years. Recommend replacing motor in order to check pressures and temperature splits. Air purifiers installed backwards. Purifier with shield installed motor side when should be protecting 4” media filter. Clear Drain Line & Pan Complimentary Replaced air handler motor and verified operations Cleared drain line and drain pan

Upon my inspection, found indoor blower motor is not working. Verified high voltage and low voltage is supplied to the motor however the motor is not engaging. System is not cooling at this time and client requested to leave door panels off of unit. Quotes sent for blower replacement as well as system replacement with new warranties. Blower replacement requires extensive labor to remove due to poor serviceability access. Coil may need to be removed if motor cannot be detached from the blower housing within the unit.

On arrival found unit not running. Client states unit was not cooling day prior. Started unit. Unit is cooling. Found weak capacitor for condenser. Checked pressure and found unit to have restriction and not allow proper flow of refrigerant to flow through system. Tested compressor and it did not have proper ohms and is running hot. Recommend to replace compressor, capacitor, and clean piston to solve all existing issues. Will submit estimate for repair and replacement options. Unit is cooling at this time.

On arrival found unit not cooling due to clogged drain. Cleared pan and drain. Unit does not have primary float switch on system. Client declined adding one at this time. Coil clean. Blower clean. Added 1 lb of refrigerant to bring unit back to factory specs. Unit has 20* split. Unit cooling properly at this time.

Remove and replace warranty evaporator coil and filter dryer. Pull vacuum on system to verify no leaks and remove contaminants. Add refrigerant back to factory specs. Tax and labor included. Perform complimentary tune up.

On arrival found unit not cooling properly due to low on refrigerant. Performed leak search and found unit leaking in evaporator coil. Client declined adding refrigerant at this time. Will return to replace coil. Found blower wheel extremely impacted. Client declined cleaning. Unit cooling to the best of its ability at this time.

Upon my inspection, I found a clogged drain line and dirty condenser coils. Client would like to proceed with cleaning condenser coils but would like to fix drain issue themselves.

member tuneup Checked refrigerant pressures and air temperature split. Tested capacitor -capacitor is weak- replaced during today’s maintenance. Cleaned condenser electrical cabinet and washed condenser coil. Flushed vacuumed and treated condensate drain line. Air handler interior is clean. No other issues at this time.
