Replace warranty outdoor suction temp sensor. Unit cooling properly.
Client installed Mr. cool mini split single zone system. Found system very low on refrigerant. Explained that we can do a leak search and repair depending on where the leak is but client would like to hold off and fix it himself. System is not cooling at this time. Client noted that he did not pull a vacuum when releasing the refrigerant in the lineset. I explained that noncondensables will shorten the lifespan of a system and not allow it to work properly.
Found unit cooling on arrival. Error code reflects faulty temp sensor. Unit is still operational. Will submit estimate for sensor replacement.

We tried to schedule Maitenences twice before today’s visit. Found clogged drain line and faulty safety float switch today. Performed rest of Maitenence today. Amp draws, contactar, and capacitor are good. Temp split is 19°. Cleaned condenser coils. System is cooling at this time Replaced ss2 safety switch Performed discounted drain cleaning.

Unit not cooling. Found dead capacitor and found compressor stuck in start up. Unit needs new capacitor and new starting components. Informed homeowner he wanted a quote for replacement. Provided repair and replacement quote to homeowner.
Reason for call: Condensate pump running more than normal. Equipment: 2 zone hunter and cooper mini split Summary: Performed tune up in both mini split heads. To find them cooling very well. Confirmed proper pressures, temperatures. Flushed coils and drain line. Inspected blower wheels to find both units need to be cleaned. Found condone pump operating very well more water is being produced at the warm season arrives. Homeowner only wanted mini split and inspected not central unit.
Upon arrival, I spoke with the tenant regarding the reported issue. The tenant stated that the condensate drain line had backed up into the float switch the previous day, causing the system to shut down. Before recommending any repairs or cleaning services, I performed a complete system diagnostic. The system is mechanically operating properly at this time. The refrigerant cycle is healthy with no signs of leaks or restrictions, the temperature differential is approximately 20°F and within the proper operating range, and all electrical components are functioning as designed. Based on my findings, the issue appears to be related to the condensate drain system. I recommended an advanced drain line cleaning to thoroughly clear the line and help prevent future backups. However, since I was onsite approximately one month ago for a maintenance visit, I am offering the service at the Tier 1 cleaning rate. Once the cleaning is completed, I can confidently verify that the drain line is clear

Upon arrival, I checked the temperature difference between the supply and return air and recorded a 17° split. I then proceeded with a full electrical inspection and found all electrical components functioning properly with no signs of shorts, burnouts, or over-amperage conditions. I performed a drain line treatment, cleaned the condenser coil, and completed an inspection of the air handler. During the inspection, I noticed the blower wheel has buildup/impact from dust accumulation. I recommended a blower wheel cleaning (pollen clean) to improve airflow and system efficiency; however, the homeowners chose to hold off on the service at this time. Completed tune up to find operation of unit within manufacturing specifications. Found blower wheel has biological growth, no primary float switch, duct work is not strap properly, 4 in run has collapsed on itself. Unit is operating there repairs will improve the operation, efficiency, and life expectancy of equipment.
Upon arrival tenant states unit is not cooling. Found outdoor board had failed. Bypassed board and system began to run. Found thermostat shorting across heat terminal causing system to run in heat. Found large hole in 6” flex duct in attic (potential rodent) Recommendations -outdoor contactor pitted and rusted -outdoor compressor capacitor reading out of specs -outdoor coils impacted with dirt/debris -no primary overflow safety on air handler (potential water damage) -Thermosat needs to be replaced (shorted) Went over concern with homeowner. Also went over basic maintenance with tenant (filters etc) Would recommend adding surge protectors to avoid this issue Unit is currently cooling but will need to get board from supplier.
