Performed free Freon check for upstairs unit. Found u it to be below factory specs. Client wanted to just top off. Added 3lbs of refrigerant to bring unit back to factory specs. Unit is cooling properly at this time.
Precision tune up Refrigerant pressures air air temp split are good. Replaced capacitor because of weak reading and contactor because of pitting. Air temp split is good at 18°. Flushed and vacuumed drain line. Cleaned and treated drain pan. Tested float switch. Air handler had bacterial growth on wiring. Cleaned wires and installed UV system to keep air handler clean. Signed up for maintenance membership. Performed full ductwork inspection. Ducts do not have holes or tears in insulation however, they are not properly hung and are laying on top of one another. At air handler supply plenum has microbial growth all around it. Homeowner would like to have all ductwork replaced. We will have to come back for ducts when it is cooler outside. Advised homeowner to call us back in October for full ductwork replacement estimate and work.
Upon arrival found capacitor reading very weak. Replaced capacitor and verified operations. Further diagnosis found unit running low on refrigerant. Filled unit back to factory specs. Unit has not been serviced so will monitor pressures. Cleaned down condenser coils. Ducts smashed down in attic access way. Insulation not the best in home. Recommend replacing ducts in winter and having insulation company come out. Unit is cooling and draining.
Unit not cooling due to breaker not getting proper power in panel. Moved breaker to new spot to allow 230v to get to condenser. Start and test. Unit cooling at this time.
Found unit not cooling to clogged drain. Client will clear themselves.
On arrival found unit not cooling due to weak capacitor. Replaced part. Start and test. Rinsed condenser coil. Unit has higher pressure due to missing fan shroud. Unit is cooling. Made client aware.
Downstairs unit low on refrigerant. Client wanted to top off to hold off until cooler months to replace. Upstairs unit has bad blower motor. Client wanted to replace entire blower assembly if possible. Will submit quote for blower replacement.
Home owner states company replaced coil two months ago. Found oil around suction line. Shrader core leaking. Also found trace amounts of refrigerant in line set insulation. Replaced core and added 410a back to system specifications. Would recommend isolation test in future to rule out if line set may have pin hole leak. Capacitors reading weak in outdoor unit. Outdoor coils starting to heavily deteriorate.
No cool Upon arrival homeowner explained the system had flooded during hurricanes and now is not working. He then showed me to condenser which had already been unplugged by another tech. Upon further inspection, i found that the compressor terminal has blown out. Homeowners asked me to leave, told them i will email estimates.
Thermostat code- no power to RC Upon arrival system was cooling. Homeowner explained that yesterday she noticed “no power red wire” code on nest thermostat. Code went away shortly after and she hasn’t had any other issue. Initial inspection found drain line completely full of water and condensate pump full. Removed and cleaned pump. Flushed and vaccumed drain line. Cleaned and treated drain pan. Tested condensate pump function before departure. Recommended maintenance plan for homeowner as we could have prevented this breakdown with maintenance.
Upon arrival home owner states error code on thermostat and previous company charged system with 2lbs 410a. True variable speed inverter system. 27° temp split from low fan speed running. Pressures are good at this time and coils clean. Explained that we can replace the pressure switch and do a leak search. Explained we do not know if it has leak as it’s our first time out. We can monitor pressures at this time.

No cool- mini split homeowner installed mini split systems himself around 9 years ago. Last night he noticed the head unit was hissing so he opened it to find what he thought was a refrigerant leak. Upon inspection myself, evaporator coil has an obvious leak where you can see refrigerant leaking out and causing small ice buildup. Homeowner asked for system replacement estimate, does not want to move forward at this time.
Unit is out warranty, called Lennox to verify. Currently a 3T condenser with 3.5T air handler in 1900sf home. Found system low on refrigerant indicating unit had leak. Recommend leak search to determine location. Explained common leak repairs and locations. Home owner would like to fill system and monitor. Can not guarantee how long refrigerant will last. Outdoor fins starting to rust.
Performed maintenance on 2 systems. Electrical checked good. Pressures good. Blowers clean. Evap coils have some dust and debris. Cleaned outdoor coils. Cleared pan and drains. Emergency heaters working good. Found heat pump not engaging due to improper thermostat setting. Reprogrammed thermostats to allow heat to work. Both u it’s are heating and cooling properly at this time.
Found dehumidifier pan full of water. Inspected unit and found coil impacted from attic insulation. Cleared pan, drain and pump. Performed chemical cleaning on coil. Start and test. Unit operating at this time.
On arrival found unit not cooling due to low on refrigerant. Found leak in condenser coil. Filled unit for temporary cooling until part can be replaced. Will submit quote for condenser coil replacement.
Upon arrival home owner states outdoor unit is running but not cooling. Found failed capacitor. Contactor starting to pit and rust. Replaced capacitor and verified operations. Unit is cooling.
On arrival found unit not cooling due to clogged drain. Cleared pan and drain. System is cooling properly at this time. Filter was dirty. Client is aware.
System not cooling due to bad cap. Evap coil and blower covered in construction debris. Recommended pull and cleans. Replaced cap system cooling.
No cool Found system running in cool with little to no air temp split. Checked all electrical components. Monitored refrigerant pressures. Compressor has failed. Spoke to Joy about the compressor replacement/ system replacement. Sent estimates through email.

On arrival found downstairs unit not cooling due to weak capacitor. Replaced part. Start and test. Unit cooling at this time.

No cool Upon arrival homeowner showed me to the condenser where he had replaced his capacitor. Then he noticed the fan motor was not spinning so he took the fan apart. Reassembled condensing unit and tested in cool. Fan motor is bad. Homeowner opted to move forward with fan motor replacement today. Replaced fan motor and tested in cooling. Allowed 30 mins run time while checking refrigerant pressures and air temp. System has 22° air temp split upon departure.
