Performed annual maintenance on 2 systems. Found upstairs unit low on refrigerant. Added 2 lbs of refrigerant to bring unit back up to factory specs. Found downstairs unit with weak capacitor. Replaced capacitor. Replaced batteries in thermostat. Units are running and cooling properly at this time.

Found system not cooling due to failed starting components. Replaced both and performed full system tune up. Also found unit slightly undercharged. Added 1lb. Client to sign up for maint plan and save 10% today! Other recommended repairs that were quoted Replace torn duct run. 4” seal and strap 475$ Blower pull and clean. Sanitize housing and wheel 450$ Clean and sanitize cabinet Chem clean evap coil and pan in place 275$ Replace torn insulation 150$ Uv light 450$

On arrival found unit not cooling due bad capacitor and burnt wire. Replaced cap on condenser and repaired wire. Start and test. Pressures good. Temp split good. Unit is cooling at this time.

On arrival found unit not cooling due to bad blower motor. Unit is under warranty. Will call Monday morning for availability. Unit is not cooling at this time.

Return to perform blower pull and clean Cleaned blower Cleaned drain pan Cleaned interior house Verified motor operations and cooling after putting back together. Unit is working at this time.

Performed annual maintenance on 2 systems. Found each system low on refrigerant. Topped off each unit with 1 lb of refrigerant. Found each condenser capacitor reading out of spec and weak. Clients declined replacement at this time. Both u it’s are running and cooling properly at this time.

On arrival found unit 2 not cooling due to tripped float switch. Cleared pan and drain. Start and test. Pressures good. Temp split good. Unit is operating properly at this time.

Breaker in condenser disconnect went bad replaced it with new 2 pole breaker

On arrival found mini split not cooling due to clogged filters. Unit has not been properly maintained. Evaporator coil, condenser coil, and blower wheel is highly recommended to clean to allow for unit to operate properly. Will submit estimate for cleaning. Unit cools at this time.

Unit low on refrigerant. Performed leak check. No leaks found just a tiny bit of oil residue in evap pan. Added 3lbs of R410a. Client to keep eye on system. Only 2 years old.

Performed bi annual maintenance on 1 system. Found condenser fan motor over amping and can lead to potential failure. Made client aware. Unit is operating properly at this time.

Client states that mini splits were freezing up. Found units were feeezing due to improper wiring. High voltage power for circuit A powered refrigerant lines for circuit B. When calling for cooling on unit A then unit B would freeze. Reconfigured wires. Start and test. Units are cooling at this time.

Remove and replace all existing sheet metal supply ducts in main house including plenum, boots, grills, and trunk line. Seal and strap 7 supply ducts to code. Tax and labor included.

Leak checked system. Found leak in evap coil. Quoting repair vs replace Service fee

Performed tune up on 1 system. Found weak capacitor and uv light is 5 years old. Recommend to replace both. Unit is cooling properly at this time.

Cleared pan and drain for air handler in attic. Unit has heavy corrosion and deterioration. Once cleared performed maintenance. Pressures good. Temp split good. Rinsed condenser coil. Electrical checked good. Evaporator coil dirty and is recommended to be cleaned in place. Due to age and corrosion, it is recommended to replace unit to prevent unit failure and causing possible leak in home. Unit is cooling at this time.

Upon arrival home owner states unit turns on but not blowing air through home. Found failed blower motor. High/low voltage coming into motor but not operating. Recommend surge protection and motor replacement.
